I asked my agent for as is, vacant, and price reduced properties, but she told me that many can be listed as is, and that price reduced last for only 14 days, and that she often doesn't advertise that properties are vacant and doesn't think many do due to theft, etc. I am wondering if they can pull up this type of information easily or not. It seems she still wants to give me the information, but she says she has to sift through a lot and can't just pull it up by such catergories. She really grilled me on what I've been doing, and keeps saying she will send me information already, so I am wondering if she really is having a hard time finding such info.

My agent told me that they had to filter by hand to come up with a list of vacant properties that had recently been reduced. A bit of a pain, but not too bad was the message I got.
She wasn't willing to filter for cash buyers, though, as that would definitely be too much of a pain for her.
Seems like my agent was more willing to give me cash buyers.???

I carry a real estate license, and realtors have access to this information. They just have to filter the information and search what you want. If they dont help you, find another realtor who wants to help you.

I have not found a REO SFH that was not vacant. There might be some out there that have a renter in them and the bank has worked out a deal with the renter. But for the most part all REOs are vacant.

In our MLS system, there are a ton of search fields that you can fill in. One of them is for a short sale ("court or lender approval needed Y/N"). If I fill that field in as a "yes", then the search will only include short sales (or, occasionally, probate sales).
We also have a "vacant" search field, but that's not something you'd run across on Zillow or Listingbook or something like that, because the MLS providers want to keep squatters or rave partys out.
But, your realtor should be able to set up a search for you with those criteria. He or she should be able to set up searches that automatically email you when new listings come up.

If you agent is having trouble or is struggling, suggest they call their local mls help information desk. All mls's have technical support available to them.
Doing these searches is ridiculously easy once they know what they are doing.
It sort of goes back to what Matt talks about, the rock star agents will do these searches for you and know how to do them already, and the other agents have to be trained.
But truly, it is really very easy to set up these searches. They can set up these searches once to print out updates daily, weekly, however often you want them.
These mls databases are extremely sophisticated.
With not all agents equally experienced or trained, you can find yourself questioning if maybe they are difficult searches to run.
Maybe you can be of help to the agent suggesting they contact their help desk or tech support at their mls office and that they learn just how to do the searches. It will save them time in helping you, you will get the information you are looking for, and then everyone can start making more money.

I'm currently reading "30 Days to Real Estate Cash" where the first chapter has you asking your realtors to generate a list of cash purchases within the last 90 days off MLS. I asked both of mine to do this, even suggesting the tech support available to them. One said she knew of no such (cash buyers) list but wishes such a list existed and the other said it was too time consuming and no way the agents would be pulled off other tasks to generate this list. She further commented she didn't understand where my mentor was going with this and good luck. Speaking with clerks at the county tax assessors office yielded a dead end too. Neither working that day knew how to search the records for cash buyers. Anyone have any new info on this?
Has the MLS ever been updated to have a built in google of sorts? Having to filter through everything, instead of just searching, seems ancient, lol...
Tammy, I'm sure there must be a way to get the results you want quickly. Maybe someone should come out with a "new" and "improved" MLS and get those NAAR people or whatever to mandate that all realtors have to use it. Might be a good business idea for someone if the current MLS is so hard to use.

Kimmac, just to be sure, ask for cash sales in the last 90 days, NOT cash buyers. You can look up the cash buyers through public records on the county website (i.e. once you find a property that was bought with cash in the last 90 days, search the name and address of the new owner on the public record -- he's a cash buyer).
If you did that and your agent doesn't think such a list exists, move on to another. A realtor only knows how to buy and sell, not invest in real estate. Unless your realtor personally invests in RE, I wouldn't rely on his/her words too much when it comes to investing.

First things first!
Ask your agent if they have ever heard of or been a part of an assignment of contract of a double closing.
If the answer to this question is NO, MOVE ON to the next agent untill you find one who answers YES!
Now once you have found an agent that knows what your talking about, don't ask them to pull a list of "CASH BUYERS" because there is no such thing.
Ask your agent to search for single family homes that have "SOLD" for "CASH" in your zip code withing the last 90 days.
Now, take that list and go to your county website or down to the courthouse and look up each property address one by one.
Take a look at where the "TAX BILL" goes.
If the "TAX BILL" address is different than the "PROPERTY ADDRESS" you have yourself a cash buyer investor.
Write down the tax bill addrress.
Send them your cash buyer letter and add them to your list!
