My story is a simple one. In the fall of 2005 I found myself lost along lifes path. Broke, unhappy with my job, and trying to recover from a broken heart. I quit my job to solve that problem. I started reading books (self help) to fix my broken heart and I went on an unplanned trip to visit a great friend in Los Angeles. That trip has changed my life forever. That trip is what ignited the spark of my real estate flame. I ordered Deans "Think A Little Different" program and enrolled in Deans Success Academy, even though I couldn't afford it. I bought my first property on November 10th 2005. On November 7th 2008 I "retired" from my job. With enough passive income coming in, a job becomes optional. I chose to opt out. As I write this in January 2012, I now live in Trump Tower in Chicago, Illinois, I have completed nearly 900 real estate deals, and I make more per week than I used to in a year a machine shop worker. Although I consider myself an infant (6 years old) as a real estate investor, my biggest accomplishment is the lives that I have changed as a result of becoming an investor and as a real estate coach to many. When you decide to do something great, other people will be affected as well, and you may never know where that influence will end because it could go on for generations. Go out there and make something great happen today. Have the attitude that you "won't be denied". The world can't stop someone that won't be denied. Get it done!

I've noted that there aren't any responses for some time now on this site from you to the people asking
questioms..are you sending PMs instead? This site is fantastic and in the beginning you responded quickly and with clarity and knoweledgeable advice. Sounds like more than a full time job to me..how did you manage your RE Investing too? Maybe that's why I haven'at seen any responses lately. Well, I've asked this question several times now on different sites of dg.com..so here goes one more try. Is your book available to all of us, or just the students you do your 3 day training sessions for Dean? I really would like to purchase it if it is available to me. I have purchased all of Dean's books and The Edge 11 and 10 (which my son bought for me) in lieu of the Success Academy since at this time I'm not able to afford it. But I'm so looking forward to the day my Real Estate Wholesaling/Assignment deals pay me enough to take advantage of it.

Please let me know about the availability of your book and how I can order it.

In March I eagerly began the assignments in Dean's newest Book "30 Days to Real Estate Cash"
and then had a heart attack while attending Dean's Real Estate training event held at PGA National 3/5. I'm on the mend..slowly..checking dg.com, watching The Edge CDs and doing my assignments for TDTREC. Hope you get to read this and respond. Semper Fi!! D-LO

Matt,

I've always enjoyed watching you on Dean's blogs and have been inspired by your success. But, the topper for me was when I saw you lived in Trump Tower in Chicago. I just got the biggest kick out of it. I'm a native Chicagoan and it really made an impact on me that you are now living there. I've never had any particular desire to live there, and yet I am well aware of what living there represents. So for me now, Trump Tower is a symbol of what I'm working towards. When I think of it it makes me chuckle and it now only inspires me, it also lightens my load.

So, congratulations to you. I hope you are enjoying the area, making some friends, and taking full advantage our wonderful city.

Hi Matt,
My name is Denise. I'm a single mother of seven and I'm looking for to make a income at real estate. I have watched Dean's video with you and Bill in it and read 30 days to cash and your town. I'm not sure on how to make an offer. I have no money down and bad credit. I found an agent and ask her to make offers, but she said if buying for cash I have to prove I have the cash in the bank to cover it. I need help! If you could help me I would be forever greatfull.

Hi Matt,

My name is Grant Bell and although I joined the DG Community last year as an occasional visitor, I have made a commitment to myself to make 2013 my year of Real Estate and want to be doing it full-time by the end of this year.

Thank you for all that you are doing to help others do what you do. My ultimate goal is to do exactly what you are doing - making incredible money and teaching others to do the same thing. People are my passion and teaching is my greatest purpose on earth!

However, I am feeling a little lost and isolated in that I am Canadian and live in Victoria, BC. The average 3 bed home price here is $603K, average rent is $1885, unemployment is 5.7%. I don't really know what strategies to use here or really how to get started. Everything I see on this site is geared for the American market and understandably so.

Do you know of any Canadian DG members who can help mentor me in getting to know the Canadian market and the best real estate strategies to use up here?

Any help would be GREATLY appreciated!!

What is a good offer?

Hi,

Someone told me to aim for 40-75% off the ARV but to me 75% seems too low.. could you explain why this is a good or bad scale?

First Deal

Hi my name is Annie and I am new at investing in real estate. I am reading Dean's book as we speak 30 days to real estate cash following the blue print. I am working with a couple of realtors and received hot list, mls list, now with that information what am I looking for about making a deal very un experienced in real estate how do I find cash buyers trying to fill my buckets? I really am trying to get a deal within the next 20 days or less. Please help with your advice.

Real Estate

Matt - I have been following this site and Dean for 3+ years but I have yet to do a deal. What is your best advice to finding deals - bandit sign?

I have tried REO's, short sales, hudhomestore, but I have never tried the bandit signs yet. All the offers I have made have never been accepted - I can't make my offers any higher or I won't make anything.

Anyway, just wanted to know what your best way of finding deals.

Need Help

I am going to meet with the realtor today at 2pm on a property which is run down priced @45k.

This property does not have , heating, water, electricity, drive no good, driveway no good
I am planning to rehab and rent it.
The rental I can get is $900 to $1100. The property can appraise to $110k after rehab.
The property is in a commercial zone .
The property is sitting idle because the parents of the owner used to live here, the owner tried to rehab and has put new windows and ran out of money.

My question how much should I offer for this property, the rehab may cost upwards of 20K.
After the walk through I am planning to take a contractor to get an estimate on the rehab cost.

Since I do not have money , I am planning to get money on credit card, get private money and then subsequent to rehab, get it refinanced. For that to happen I will visit smaller banks where may be they may loan even prior to rehab.

Any input, help is greatly appreciated.

I just wanted to say thanks for giving so freely of yourself. It's one of life's funny little mysteries.
I have known for years that the key to success is understanding one's self and becoming the best you that you can be. While I have been successful in overcoming many personal problems there was always a piece missing. Land Trust

I'm just getting started with wholesaling. I have a few of Dean's books. Right now I'm reading 30 days to Real Estate Cash. I know that banks does not do assingment of contracts and a fellow investor suggested Land Trust. I know very little about them. I've also invested in the Success Academy. When I called them they stated that there are some forums that are on Dean Website. I have been unable to find them. Could you help direct me to more information on Land Trust...how to set them up, what they are, etc?
