Help with a Multifamily Housing Deal!
I am ready to submit an offer on a multifamily house with two units. This rental is near a medical school and has never been empty. The rents are $580 and $570 per month. The taxes are $2,400, the insurance is $600, water and Sewer $300, and expenses estimated at $1,000. The unit has been on the market for over 695 days with the starting listing price at $138,000. The price has dropped to $109,900 and I am submitting and offer of $82.500 based upon my calculations. My problem is financing(as usual). I asked about owner financing but that does not seem to be an option. I have little to no money to put down and after talking with a mortgage broker that I work with he does not think I can get it financed without at least 20% down, I don't have it. Can anyone give me some guidance on this deal?

Potential First Deal Question?
I ran into a guy whose mother recently passed away. I assumed from our conversation that this guy will need to sell his mother's house. This sounded like a great opportunity to jump into my real estate investing career! Can anyone give me some general suggestions about how I approach this guy and what kind of deal might I use in this situation? Assignment maybe? I don't have money to invest.
