yes i would be interested in buying homes i look for 3 bedrooms 2 bathrooms that have at least 40% equity in them for a dollar amount range of 30 to 60 thousand that are FMV of 125 thousand to 150 thousand dollars with little repair work needed just like painting or carpet repairs if youd be willing to put up the cost of minor repair work and ask the realtor to give you back 1% at closing and ask the seller to give you back 3% at closing to cover closing costs and maybe there will be a little extra for minor repair work needed and basicly you would need to get the place sold before we had to make a payment on it and i would go in half on the payments untill the home sold and we could split the profits after the sale of the home just send me a snapshot of the propertys your looking at if the deals make sense i could possibly go in half on one deal at a time but they ahve to cash flow with a sale i dont do rentals in out of town areas

i am intersted in doing deals everywhere as long as the property cash flows i will go in half on a deal with you you handle the realtors and contractors and manage the property on your end i would be like a silent partner if you will structure the deals so that there are no closing costs or repair costs due on my end i would simply put of half the money on the loan and when you sold the house you would give me half the profit and half the equity i do not do rentals that are out of town so you would have to sale the property hopfully before you had to make a payment so there would be no money out of pocket on my end so just send me a snapshot of the propertys i can only invest in one property at a time

hello thanks for replying i am a new investor too i might be intersted in going in half with you on one property at a time i could get financing on half the amount and you could do all the repair work and manage the contractors on your end and i wouldnt want to pay any closing costs so i would ask you to aquire propertys that were in the 30 to 60 thousand that would re sale at 125 to 150 thousand ask the seller for 3% back at closing and ask the realtor for 1% back at closing to cover closing costs and costs for repair work needed then i would need you to resale the home quickly hopefully before we had to make a payment on the loan and split the profit and the equity down the middle send me snap shots of the homes your looking at thanks ron

Distressed Property in hot Highland Park of Los Angeles

Ron,
Not sure you would want this one but there is a property in Highland Park. This is an up and coming area. The house was illegally converted into two units and the buyer would have to convert it back to get it approved. It looks pretty bad on the outside. The inside looks pretty good.

It's listed for $489,000. 4 br, 2 bath. 1590 sq ft. Other properties in the area show comps of $550,000 up to $1 million.

This is listed with a realty company in LA and I found it after driving around the area and looking at their website.

Are you interested in areas like Flagstaff, AZ? A rural city of 70,000 about 150 miles north of Phoenix. In the past month a couple of properties came on the market and sold in 1-2 days both The asking prices were $129,900 and $149,000. Marketable homes similar to these in this area sell for $185,000 to $225,000. Built in the 60's. Let me know.
