We have 4 single families properies 3 in Alleghany county and one in Weatmoreland county looking to do a pachage deal have pictures and info send IM for details.

Is anyone besides myself working with an Agent that will only put out offers with a $1,000 Earnest Money Check along with a 10% down on every offer?

In our 1 year Contract she put a 2.5% Commission for me to pay her, also in another 3.5% in another offer.

Is my Agent trying to pull the wool over my eyes? I sure feel that way.

I have never worked with an Agent that won't use 1 (one) Template and fill in the information that is needed for each deal.

Am I missing something here? Or Is it that she sences that I am novice to this whole REA stuff?

1st possible deal?!

I found a free mobile home on craigslist earlier in the week. The posting was a day old, so I figured it was gone, but I called anyway. It turned out it was still available! So, after figuring out what to do, I rushed down to meet him and check out the mobile. It needs A LOT of work (new roof, sagging ceilings, totally new carpet, previous owner smoked inside, 1 bathroom needs a complete remodel, etc.). It was my first time looking at a mobile home (or any home for that matter), so I was a bit overwhelmed with what to look for to make estimates on repair costs. I dropped the ball in many areas as I forgot to get square footage, get the owner's info to check for back taxes, etc. But, I took about 20 photos.

How to bid in an auction?

Ok Hey Dg Family I have my buyers list ready. So I was at a real estate auction an there was a 3 bedroom house that was foreclosed on by the back for $30,000. Now where I'm lost at is if the bidding Is starting at $22,000 what offer would could I likely make to make a profit?

End of Week 1!

Tomorrow is one full week since I started REI. I have gone to a DG live event read the 4 books they handed out on DVD (30 days to real estate cash, Be a real estate millionaire, Profit from real estate right now and the commonly asked question and answers. I have used DG resources to start a website, opened a dedicated email, posted on craigslist, located 1 cash buyer and possibly located a Hard Money Lender that will base funding on LTV. I am looking at 3 properties, there were 5 but 2 have now opened escrow.IF this Hard Money Lender works out, I will make offers on the 3 properties next week, 1 is an 8 unit building and 2 are REO SFR. I hope to do a weekly blog initially. Oh, THANK YOU to the many DGers that have responded to my posts in the Forums.
