BACK AT IT!!

So I have read all of Deans's books and put them on the shelf. Got them out and put them back again. Now my husband and are going to town in Dean's 30 days to Cash home course.
We have done everything down to the letter. Real Estate Agent, Business Cards, Buyer's List (which we helped the agent obtain), seller's list and a few ghost ads. Next up is the bandit signs and appointment with the agent to view properties.

We might not have our cash in 30 days (somehow life still sticks it's foot in my door, but getting better at ignoring the distractions) but we dang sure will have cash in our bank account by the end of 60 days.

Some of the listings our agent has sent to us are HUGE money makers....I'm talking $90,000 plus in profit. We haven't even hit the big city yet.

Ready for a change in mindset

Stayed late on the house I was working on flipping because I have to stay home with my son tomorrow as he got pink eye today. The investor stopped by and got to talk to him for awhile. He buys a house a week and doesn't care what as long as it makes him money. Got home made some signs and emailed my real estate agent letting him know I'm ready to make offers on the properties we have filetered out of the mls. Ready to whole sale a house this weekend! Or atleast sometime soon. I hope this new mindset stays!!!!!

DESPERATE OUT OF STATE OWNER

I also have an out of state owner that is desperate to sell. His renters moved out and he is going on five months behind as of the 16th of next month and just wants out with nothing to do with the property.

His agents contract ran out and he wants me to take over the property. I'm not quite sure how this Subject To works, but tomorrow I'm gonna try, even if I fail at least I can say I tried a Subject To. I'm sending and signing the contract in the morning on it.

We both looked at it on Zillow and he agreed to work with me and get the deal done. I've called a Realtor company, spoke with the receptionist, got five agents number that work with investors, and will screen them in the morning. That's all I know how to do for now.

Closing a deall!!

Hello, My name is Tofu. I've just help a customer qualify for "first time homebuyer program". Im not sure how this will benefit me. Im working with an agent and he suggested me to give him my client so he could work with her in getting a home. But, I've dont all the work. Because its "hard-money" and 0 down payment. How will I get anything from closing cost? Any advice or suggestions?

Its a new day

Recently lost 25k in a business venture gone wrong after I did my boots on the ground training. Now I'm in a lot of debt and trying to save everything Ive earned in my life to this point, including my kids. The good news is I have a vast knowledge on flipping which I'm doing for other people right now and I have a couple of solid buyers. The bad news is my mindset is pretty shot right now and I need to snap out of it and start hitting the real estate business hard. I've read a couple of Deans books in the past few months and will continue to read more of them. I watched the last two years of the edge and learned a lot. Really need to get my mindset back on the right track after my recent failure. Any feedback from dgers would be great on where to go to next.

I HAVE A DEAL AND AM NOT SURE HOW TO HANDLE IT! IT IS A NEW DEVELOPMENT PROJECT INVOVLING A LARGE SUM OF MONEY! I AM TRYING TO SELL THE PROJECT! ANYONE HAVE ANY IDEAS ON HOW TO DO THIS? IT INVOLVES OVER 13 MILLION DOLLARS!
