Finding Buyers

Roy, where do I find buyers? As one of Dean's coaches this is a question I am often asked. As long as you are flipping properties you will be needing buyers. Knowing where to look and who to talk to can often lead to tremendous success.

First of all, we need to let those around us know that we BUY and SELL real estate. We need to educate them on the benefits and returns of real estate investing. Does this mean be pushy? No, but we do let them know what we are doing and what real estate has done for us.

Do not be afraid to ask if someone would be interested in real estate. Believe it or not, the vast majority of people recognize that real estate is a great place to have their investment dollars. They often just do not know how to get there.

Assignment deal....have I made a mistake

I have recently put my 1st assignment deal together. Two houses on the same lot, both in good shape and a garage that holds two cars. I put everything under a contract with the thoughts of assigning the deal to an investor. If someone puts $12K into it, the property could be worth about $70K. Both would rent for $550-$600 a month.

I started advertising it and the owners found out and are a little upset that I am trying to resell their property without 1st buying it. When they signed the contract for sale, I explained everything I would be doing, but now that it is happening, they don't care for it. I was very transparent and upfront...I don't want to lose this good deal....any advice out there?

Finding an Agent, Part II

One of the things I often hear from students is that their agent keeps bringing properties that the student does not have an interest in. The agent often brings a "great" deal, but it does not meet the needs of the student.

I teach students that they must commuicate effectively and clearly with their agents. The agent must fully realize and understand exactly what we are looking for. Let them know why we are looking for a certain type of property.

Our purpose is not to be disrespectful to the agent. We want him/her to make money. Help them understand that they WILL make money if they help us find the right properties.

Letter to cash buyers

My husband and myself have been through the mentorship program . We have been working like crazy and enjoying every minute. We our struggling a little bit with buyers. I was going through blogs and came across the website findcompsnow.com and found cash buyers. This website is great. Our question is we have put a letter together to send out to about 12 cash buyers but we were not sure how to approach them and tell them how we got there names. Please help! Thanks

was asked by dean and matt and what dean and joe talked about on june 29th 2011 .. i called and got a realitor the first time REMAX and it was my moms realitor . i thought to myself he took care of her so i would like to repay the favor and do the same as well.. i explained i just became an investor and would like to bring u on as one of my team members I( my inner circle ) and explained to him that i have a cpa , re lawyer , a broker , and need a special realitor that wants to work an investor that is going to have lots of bids to put in and alot are not going to get accepted but there is going to be another then another then another etc etc etc that do come our way and thats what i am looking for can u make this happen for both of us.. his answer was yes ..
