Keep to the Basics

As a coach for Dean, one of the neat things I get to do is talk to several of you each day on the phone. It is always a kick to hear about the success that is going on out there. I get to hear so many success stories that staying up for my job is very easy. The common thread that I find with those who succeed is that they stick to the basics and do not try to reinvent the wheel.

What am I talking about? Maintaining a good buyer's list is one. Having effective agents finding the right properties. Making the amount of offers needed to succeed. Keeping a pipeline full in all of these areas.

It can be done. Work hard and keep to the basics and the success will come. Help is available if you run into a problem. Take advantage of us. The coaches are here for you.

Getting Started

OK, here I go.
I have an RE Agent that has sent me a list of properties that I am going through. Got a lead on an investor friendly Title agent as well as a pre-qual mortgage. I got that since I am planning on a buy and hold on at least one property for a rental.

I have gotten 2 replies for cash buyers that answered a Craigs list ad. Hoping they are legit and ready. Planning on working in at least a bird-dog property listing and see how they react and go from there.

Still working out how best to get repair cost without spending hours walking through properties with contractors to get estimates. I was thinking of doing a set amount based on room size and total square fottage and update if offer accepted. Not sure if that is best way if I am going to assign it.

Frustrated

Good Day!

Over the weekend I sort out to get some advice by an attorney and I was disappointed from his answer and advice. I was told that assignments doesn't really work today. That it's going to be hard for me to get a seller to want to work with me or anybody to work with me knowing I am not the inital buyer.

I've been networking.......

I love this networking stuff. I've been getting a team together of people who have great buyers and no properties so I can do my property searches for them.
I've got one lady on this site with me that's from Oregon and she is awesome! I've got another lady that has buyers and needs help with her searches. (something that I really want to do!)I don't have great credit, pretty lousy really.....Matt said it right "Credit's in the crapper" so no banks will look at me. Not yet, I have goals. Baby steps. Baby steps. I've accomplished a great deal this weekend.
