Proof of funds letter

Making a bid on an REO, I was told a proof of funds letter was your pre qualification. Do you ask the investor for a letter every time you want to make an offer? Seems like that would be bothersome? I found a website that would create a proof of funds letter. They say its only to be used with their company. Could you use this letter to make an offer for your investor?

Estimating the value of a house

How do you estimate the value of a house there are no compare ables. I'm looking at a 2/1 with 1654sf. All other houses are 3/2 in neighborhood. Is there a certain amount you deduct for an extra bedroom?

Day 105 & 106

Well Turkey day is over. Got nothing but cooking and eating done but that's okay. I made dinner for my girlfriend and my neighbor who's wife has been out of the country for the past 6 weeks or so. Spent some time helping some local Veterans too. I have a lot to be grateful for in my life even without that elusive first sale. I hope other DGers can feel the same even without their own first deals.

Today, I spent most of the day catching up on old emails, reading posts and thinking about how to proceed. It ended with me doing some CL searches. Money is getting tighter and tighter so driving for dollars is not the way to go right now. I'm concentrating on older listings on CL to call on tomorrow.
