Two RE agents printed out the last 6 months of CASH deals in their areas -- an agent's MLS area is limited, so just one RE agent will not get the job done.

It's good for you to have a website with info about properties that you have landed and will flip for a GREAT price. This way, you will be able to provide YOUR info and entice the Investor (who likely prefers to be private as much as possible) to tell you all about THEIR goals and give you an email address.

Had a bit of a slowdown. Lost power on Monday morn. and didn't get it back until this afternoon.

Wasn't able to do much but get some reading done. Couldn't leave the property until the electricians from the power co. got here.

Still no word on the CO props. Frustration is setting in as I have little control of the circumstances. Doing deals long distance is a challenge so for anyone who is reading this, don't think it's going to be a piece of cake! CAKE, that sounds like a good idea! I'm going to go and have a piece of cake now.

I reside in VA. I have two properties in GA that I went to inspect this weekend with my business partner, who resides in GA. Both properties are move-in ready and one of them needs minor cosmetic work. My only issue is financing. Lenders that I've talk to told me that the minimum that they can lend me is $50K w/ a down payment of approximately $12K, so ultimately about $62K,give or take. I do not need that much for the rental/investment properties that I want acquire. What do I do?

I have three properties under contract now for 50% to 65% of asking -- after a reduction.
