i need a good contract

I'm having a hard time looking for a good contract for bird dogging. Can anyone help?

Still moving forward....

To date I have submitted 8 offers. Most of them are bank owned properties so there have been multiple offers on them. I have raised my offer today to 87,500 with comps around 135 - 140K. Hoping it will work out for me.

My REA has been a bit more responsive after we talked about what I need from him.

Each day I search for homes and talk with me REA - it feels like I am getting close to closing a deal! Pray for me!

Well, we put out "ghost ad: bandit signs in our local area. Got 2 inquiries from home buyers. No investor calls. I have gotten a few more buyers from craigslist but that too has fizzled. The investors I got from Craigslist are not in our local area but in a 30 mile radius of our home. Right now the investors are dictating where we need to look for properties.

I have been sick and busy with other things that I have not had the time to work my business. After listening to Matt Larson and listening to Dean Graziosi's Monday's Wisdom, I am on week 2, and I am not stopping. I want to be the best real estate investor ever. I am on my way!!

Getting back to BASICS....

What actually makes me MONEY are income generating activities. That is to say, a)putting out offers and b)having legit buyers scoop up my deals.

Anything and everything else is just busy work. Helpful work? Sure? Beneficial work? Probably. But not income generating. And I am here to make income.

Especially because I have many different plates spinning now, I have to remind myself what actually leads to CASH so I can keep my eye on that ball. Painfully obvious when I type it out, but not so easy to see on the day-to-day.

What are the lessons that you guys are finding/rediscovering?

Even if they are seemingly obvious lessons, please contribute to the thread. I'm sure everyone's collective wisdom can take us all to the next level, newbs and vets alike.

day 59

Today was almost a bust because I am in the midst of passing yet another kidney stone. The pain pills I take make me very tired and unable to concentrate.
I did manage to do a few things:
Checked and responded to emails and PMs
Read and posted to a journal
Researched the homes from yesterday's trip. Found that out of 19 possible leads, 1 house fit's my buyer's requested home. Will be calling on the home tomorrow (hopefully)
Doing my dailies early and calling it a night.

Till tomorrow...
