This is on a shortsale. I had the "in" on this one due to family member. I met the agent I used at the local REI club. I was so green on how to make this work that I thought it best to learn on this one. We agreed to a marketing fee which will be 50% of her commission on the first deal. Then, when her buyer rehabs and sells, I'll get 25% of her commission. She's very smart in this!! She wouldn't have had the deal and some is better than none.
Deal is in San Diego near San Diego State. It is a student rental 4/3 a block from main campus. Great location! Last group in there trashed the place but no structural damage, good roof, pipes, electrical. Buyer will totally upgrade kitchen/baths paint inside/out replace carpets, landscape, etc.
Today I started purposely dedicating more time to my RE and less time to my Lures. I got more done than I thought.
No, I didn't clean the office yet again. It seems to take a back seat to things that make money even though I know at some point this kind of thinking will bite me in the butt. I guess when you have a strong memory like mine, you know which pile of crap has what you are looking for. What's more important, where you keep your important stuff or being able to find your important stuff when you need it? Years of "Organized Chaos" has given me the ability to know where everything is (or should be) I guess.

I listened to the awesome training by Matt Larson last night. I learned lots of new tips and ideas. I am still digesting them. I will get back to you with them.
I have been struggling with calling a realtor, so I took an idea from RBBP and I am going to send a letter out to many realtors and have them call me and leave a message so I can hear their business approach. They will also need to send me an e-mail with one page or less on why I should pick them! They will be motivated and I will not have to cold call. Problem solved!
I'm so busy I have closing on two houses next week 1st one I got was a Aution I got it for less than 60% off the value and hae a buyer expected to make min of 35,000.00. My second I will be rehabing and Have a buyer once house is up to FHA standards and can buy, already preapproved. Hope to make a great little profit off it will know excatly after finish all the appraisls for the work to have done. And see which one I will use. Then I currently have 6 other buyers I'm looking hard to find what they want. Also buying one rental for myself for a monthly profit of 400.00 every month and one I'm buying straight from bank 3/2 house on 15 acres and have 2 buyers battling for it. Today I met wight the REA that has te same mindset and focus as I do besides he has a team of people to help facilitate. It's been a little difficult getting someone competent whom I can get along with but one less thing to worry about. Truly a investor friendly alliance. Now onto the deals. I just finished watching disc 1 of the edge and it's amazing how much new info I learned in anshort period of time and how well I paid attention u like when in was in school. Off to bunt down an owner of vacant home.
