FYI
July 22nd, 2011 | posted by bret1218Las Vegas has long been a Mecca for gamblers, but now it's the go-to place for real estate investors who want to clean up on rental properties.
Nationwide, the opportunities for this kind of investing haven't been this good in years. Not only are home prices way down but interest rates are near all-time lows and rents are climbing.
In May, according to the National Association of Realtors, 19% of home purchases were for investment, up from 17% in 2010.

Blog # 2 ~ Target market & bottom line goal
July 22nd, 2011 | posted by DewstersToday I did some work on finding my target market. I live in the Southern California area and have minimal funds. My goals and statagies are simple. Depending on the properties I find the first plan is to buy, hold and rent. I need a minimum of $1200.00 passive income a month to be out of the rat race. Second plan is to buy cheap, rehab or spruce up and sell for profit. Finding investors with proof of funds will soon be on my to do list. So back to target market~ I found some good websites where I can get data for median home prices and a search by zip codes. I have more to do and more to learn, but I made some progress today. I am open to any advice from the DG team concerning stratagies and systems to get an accurate market analysis.

ANSWER TO YOUR QUESTION
July 21st, 2011 | posted by WINSTON PROPERT...MY RESPONSE IS; TO FIX AND FLIP, THEN RETAIN THE PROPERTIES,DO LEASE OPTIONS,AND GIVE THE RENTERS THAT I HAVE PLACED INTO THE HOME A OPTION TO PURCHASE @ A PRE DETERMINED NEGOTIATED PRICE,THUS MATCHING A [BUYER W/A SELLER]GIVING THE TENANT TIME TO CLEAN UP CREDIT, WHILE I AM EARNING EXTRA INCOME, AND AT EITHER A TIME WHERE PRICES RISE,OR WHEN TENANT QUALIFIES. HOME WILL BE SOLD@ A HIGHER PRICE THAN I PURCHASED,STILL ALLOWING TENANT TO HAVE INSTANT EQUITY. A WIN ,WIN,FOR ALL!!!!!!!!! TOM NICHOLS, 'WINSTON PROPERTIES' BYRON NY. Blog # 1 ~ New to investing
July 21st, 2011 | posted by DewstersHello DG members; I have decided to start a blog and hope for the best from the DG team and website. I am very new to investing in real estate and have a number of concerns, yet I feel hopeful at the same time. In the past I used to work as a loan officer, being hosed with various brokers over the years. I currently hold a California DRE sales License and although I am not really using it at the moment, I am active and with a broker in Southern Califirnia. I have worked in customer service at a number of storage companies and truck rental companies, such as Penske and Ryder over the yearsand I do hope one day to own a storage facility.
