The Low Down on (some) Cash for Houses Websites

"We pay cash for houses" companies/websites are a topic that come up from time to time. I decided to do some research of my own to see how viable these companies are as a buyer.

Naturally, we think these companies are cash investors. However, what I have found out is that is not always the cash, and in my sample, the was actually not often the case. Cash buyers/investors are the best kind of buyer since they don't need funding and are obviously quite serious. These are the types of buyers would we love to have snatching up our deals.

What I actually found from my sample is most of these companies aren't cash buyers. They don't tell you that, but when I looked into them I found the connections from their cash buyer website to their assignment wholesale offers. So what does this mean to you?

1) Don't always assume you are dealing with a cash buyer when you option your assignments to these places. In some instances they are looking are not looking for any deal, they are looking for motivated sellers to come to them and get a great price locked up to assign it themselves. They likely have some connections to cash buyers, but these types of websites are not the ones with the cash.

2) If these websites are marketing "cash for houses" to do assignments then it must be a strategy that works. Even if you don't have the cash yourself, but have the ability to potentially line up a cash buyer for your deals it may be worth trying to approach to attract motivated sellers with equity.

Too many of these sites are merely trying to get there hands into your profits. Whatever they are offering is not conducive to what we are trying to accomplish. That is maximizing your profits!
The main objective is obviously to get as many buyers on our lists, whether they are cash buyers mainly or buyers in general. This however is not as easy (at least for me) as it should or could be. I have had some results with land lords
and renters respectfully. I am gaining on those buyers though. there are many ways to find them so I suggest doing them all. Renters, get a list of section 8 land lords from your county, call every property management company for referrals,as well as Brokers,title company's, fsbo's, home inspectors, appraisers, doctors, lawyers, OK everyone and anyone can be a buyer. How many of these people do you know? Good hunting and much success to everyone who is truly putting forth the effort. William.

It's almost a given that a section 8 landlord is a buyer invester. you can get a list from your county web site.

After contacting my realtor and asking for all the cash buyers listed in my hot zone we received several houses to look at but no buyers list of properties were sent with it so, we started googling and found what we now see waisted our time.

UPDATE:

We found another agent that is very hard working sending us a boatload of viable leads. We then provided the information as stated in RBB... Get a list of all the cash buyers from those hot zones. Unlike the last agent, this agent notified us by email that she is working on it and will get it out to us soon in the mist of finding us one incredible deal were trying to get locked up!

Once again as Dean, Matt and others have stated, "You have to get the right agent"!

I am just begining and finding that locating these fast cash buyers is difficult. At this point not sure what will be harder. Finding the buyer's or finding the deal to assign.
Finding that many of the Real Estate Investment clubs no longer exist and or they are Real Estate agents.
Sure wish I knew a hard and fast way of finding buyers

thanks dean I have seen quite a few of those sign in my neighborhood. not quite as many now say as was a couple of years ago. call one which promise to pay. had a fixer upper right out side my back window. they never bother to show up . bank got it another investor brought it the property looks brand new. with a family and kids in right now . they missed there opporunity.for a grand investment.quess they were'nt legal or real either.thanks Dean.

we are them

they are doing what we want to do, they just stick to this one method...so we really do have to build our buyers list first, of real cash buyers, then work with them later.
