The Low Down on (some) Cash for Houses Websites

"We pay cash for houses" companies/websites are a topic that come up from time to time. I decided to do some research of my own to see how viable these companies are as a buyer.

Naturally, we think these companies are cash investors. However, what I have found out is that is not always the cash, and in my sample, the was actually not often the case. Cash buyers/investors are the best kind of buyer since they don't need funding and are obviously quite serious. These are the types of buyers would we love to have snatching up our deals.

What I actually found from my sample is most of these companies aren't cash buyers. They don't tell you that, but when I looked into them I found the connections from their cash buyer website to their assignment wholesale offers. So what does this mean to you?

1) Don't always assume you are dealing with a cash buyer when you option your assignments to these places. In some instances they are looking are not looking for any deal, they are looking for motivated sellers to come to them and get a great price locked up to assign it themselves. They likely have some connections to cash buyers, but these types of websites are not the ones with the cash.

2) If these websites are marketing "cash for houses" to do assignments then it must be a strategy that works. Even if you don't have the cash yourself, but have the ability to potentially line up a cash buyer for your deals it may be worth trying to approach to attract motivated sellers with equity.

Like some have already said a fair amount of these sites are plain FAKES. Or they want you to front all this money just to see what they have to offer. With the down market still in full swing you can bet all the dishonest johns are going to come out of the woodwork so careful out there DG family...

I need help - I've come across a great deal on a short sale and would like to submit my offer, problem is I have no cash. Creating my buyers list what should I say or how should I approach the buyer. I have no cash

financing for my deals or partners

I am an investor in the Athens Ga area and the
market is great somewhat stable and I can find great deals but not the financing or a partner with the
ability to get financing to take advantage of the great deals..I like single family for quick
cash but multi-families have the best cash flow..

When a person call up one of these company. The seller has the option of selling or not selling. No one is forcing there hand to sell. He has a problem and you could help him by helping him get rid of a preoperty. If a propety is in distress condition most Real Estate Agent would not take it. Its like the seller last option. When they need to unload a property they are there to help unload it. No one else is there helping them. With that I remain.

New To invesments

I have tried to signed up to paid sites' and did not find much there, "oh there is lots of information. What, I enjoy most are the response from other new investors trying to find deals and if you pay someone $1,000 for a program it seems to me they can help with your first deal without charging additional money. Dean's site is one of the only ones where you get response from new investores.

As a new real estate entrepreneur I appreciate all the great advice. I see these signs everywhere and I know a lot of them are not what the seem. I know because I bought a couple of how to invest books before I met Dean ( Wish I'd found you sooner) and one of the strategies for getting "Motivated sellers" is to place ads or put out signs saying "I buy homes for cash" or "I buy homes any condition" you get the picture. Then once you have the home tied up with lease option or small downpayment 30 days to close. You then go find the buyer and close the deal.

YA THERE OUT THERE

Thank you so much for the info! It's so nice to hear others out there who have our best interests in mind, really. I have responded to some similar ads on craigslist and you guessed it... no responses. I'm having a really hard time finding money lenders. I guess I'll have to try REI clubs. Anyone else in the NY area having problems too?

I'm a single mother of 3, and I'm not able to get out to the Clubs, nor can I afford to get into the clubs. What is another way to locate buyers? Is there a secret "hang out" on the internet? Also once I find properties is there a form that I need to fill out to make sure I get what is owed to me (ex. Bird-Dog fnders fee) If I can hook a buyer up with a good house, what's the next step?

You dont have to avoid it,They are just saying that not all of these people are on the up and up. Some of them are just trying to get there sellers on a list. They do not have cash to buy any houses they are just wholesaleing them out to the end buyer,and that isnt a bad thing.

Not all web sites work this way.
However, being a new student to Dean's kingdom, I decided too List my COmpany as Futura Global LLC, futura global enterprises.com, which provides funding, also builds buyer list, and also has cash investors for properties.
Since our journey began two weeks ago we have done the following;
1. Read, and re-read then study all materials from Dean. Wrote out all goals!
2. Use the AFF program, which I still can't log onto! I ahve contacted customer service till I'am blue in the face. No worries, I will follow till I get what we need!
3. Use real estate finder, which is a cool tool, however, you MUST go see theses properites. Found serveral houses, however, we discovered that we could still offer 38% less! We don't care where they are in the US, as long as location good, and they produce profit!!!!
4. Thinking about 31K investment into entire program?
5. Set up LLC.
6. Built the team. Contining to tweak!
7. Contacted 20 investors, offered them 14% return on money invested, raised 100k in two weeks.
8. Going through zip codes with map and marking properties and comps onto map.
9. Ordered business card.
10. Working on standing signs.
11. Built web site.
12. Went with Realators, and discovered we know more than them already. Not all.
13. Getting ready to make four offers today on four different properties.
14. Attended, and signed up for Auction, went to records department in counties.
15. Working on probate deals.
16. Will buy for cash, and flip is first goal.
17. Goal, build 20 homes that generate 7K per month positive cash flow. Next goal, 20 more, that generate 7K per month.
18. Got main partner my wife on board, SO THATS HUGE!!!!
19. Need to learn more about option contracts, I like those!!!
So, CASH for homes, yes, also building buyers base, renters base, and investor base.
Having alot of fun!!!
By the way, we are both un-employed with no income, spending 6k per month. We Never want ot work for any person or corporation again!!! Except for unkle sammy!

thanks for the heads up I have seen plenty of those sign seems like in every neigborhood.that I have visited. and like running into a dead end.and with all the investigation going on with foreclosure property the sign has been coming down my point be ware of fraud statements.and signs.

I just posted my first craigslist ad

I am excited. I actually accomplised two things today. I built my website using the website builder that Dean offered in his "Profit From Real Estate Right Now" book, so the site is just ready to promote. It could use some tweaking first. Speaking of that, I notice when I go to preview my website pages, it has realestate related google ads at the very top of my pages. Does anybody know how to get rid of those, so they don't appear on my webpages?? I also posted my first craigslist ad seeking cash buyer/investors here locally. Bet I get some of these "we buy houses" guys you guys are referring to in this topic. I see their bandit signs all around town. I live in Abilene, TX., and I have not yet found any local REI clubs. Speaaking of bandit signs, they are not permitted here and you can be fined, so not sure why I still see em. I will just have to focus on placing craiglist ads and those other freebie newspapers.

Close to where I live someone has a billboard on a major highway that says, “Cash for houses” with an 800 number. Having read this I’m a lot more curious to call and see what they’re about.

How then?

Ok, as a new wholesaler who has not created a website yet. HOWEVER, my plan was to do a "we buy houses" website to attract motivated sellers.

How do we "tell the truth" about what we do, ie assigning contracts for our fee?? What else are we supposed to say? I'd love any and all advice. I had an ad on Craigslist a few weeks ago that resulted in a phone call, and he thinks I am a cash buyer b/c I made him a cash-priced offer. My intention is to sell the contract to an investor and collect a small fee. The person that closes on the house will be paying cash. I will tell my seller all of this in person tomorrow when I meet to get the house under contract. But how do you guys suggest I present this? I always want to be honest; I am not trying to "spin" anything...

So, has anyone actually worked a successful deal with any of these "I buy houses" people/sites? I, too, am struggling to get my buyers list off the ground and thought this might be a resource. Of course, if many of these are shams... If you've worked a deal, what kind of deal? Assignment? Was it worth it?

Me too have found out that these sites most of them are Real Estate Companies looking for a fish to catch. Some are investors like you and me. Someone interested in what you are offering will give you his/her contact there and then.
