The Low Down on (some) Cash for Houses Websites

"We pay cash for houses" companies/websites are a topic that come up from time to time. I decided to do some research of my own to see how viable these companies are as a buyer.

Naturally, we think these companies are cash investors. However, what I have found out is that is not always the cash, and in my sample, the was actually not often the case. Cash buyers/investors are the best kind of buyer since they don't need funding and are obviously quite serious. These are the types of buyers would we love to have snatching up our deals.

What I actually found from my sample is most of these companies aren't cash buyers. They don't tell you that, but when I looked into them I found the connections from their cash buyer website to their assignment wholesale offers. So what does this mean to you?

1) Don't always assume you are dealing with a cash buyer when you option your assignments to these places. In some instances they are looking are not looking for any deal, they are looking for motivated sellers to come to them and get a great price locked up to assign it themselves. They likely have some connections to cash buyers, but these types of websites are not the ones with the cash.

2) If these websites are marketing "cash for houses" to do assignments then it must be a strategy that works. Even if you don't have the cash yourself, but have the ability to potentially line up a cash buyer for your deals it may be worth trying to approach to attract motivated sellers with equity.

After posting listings on Craigslist, I have received 4 emails from different cash for houses companies. I was hesitant about adding them to my buyers list and your posting has shed some real light on the subject. Thanks a bunch!

Thanks for the information and the insight regarding this "Cash for Houses" topic. Just this past weekend I have seen several different types of real estate grass signs near the local malls such as "cash for homes".

Funny You Should Mention It

I have just finished deleting my umpteenth e-mail from these shysters. One of the things I've been noticing about more than a few of them is they have been connected with "Sellersaide". For those of you that aren't familiar with that name, they are the wonderful people that bring you "Propertyleadsnow.com".

I happened to sign up with that company for some leads (what a waste). When I cancelled my subscription, I started receiving these e-mails.

Just a little tidbit for the masses.

I don't want to leave you with impression that there are no organizations out there with stock piles of cash buying houses. There are, just not as many as all the offers would leave you to believe. Many are simply using similar techniques as us but portraying themselves as something much bigger and much more liquid.

So you need to ask some specific questions and do a little homework to see who is who. But more importantly, this angle appears to be an attractive one. I wouldn't condone advertising like that if you have nothing to back it up. But if you do have channels for cash buyers in your circle then it could be worth testing to bring deals your way.

so how do you go about finding out who is really a cash buyer? do you just come right out and ask,or is there some questions you need to ask first, I don't want to offend anyone from the start. Thank you for the information

How do you find out who is really a cash buyer? Or how strong they are? What clues can you gather to find out if they are legit/liquid? From what I've learned is that they will offer you a REALLY low amount.

I think I ran across 1 of the sites your talking about. I told the lady I was a wholesale investor and she was like ok. Well you should speak with so and so and hes not here, so I gave her my number and no call yet. I'm not hanging on every ring for them to call me back.

Well. my impression from these websites, they are not buyers at all. Because of today's market, so many people looking to make money. I had couple of houses to sell and went to these sites, fill out forms and received a few phone calls, but all of them were the same. Even they say we are buying nationwide, they have no idea what to do. None of them went to see houses I offered. They even did not want to do any homework. They wanted everything in details over the internet. Do they have any money? I really doubt it

Getting a hold of REAL BUYERS that have REAL MONEY and that are REALLY interested in buying houses comes from connecting with people at your local REI clubs. So far, that's the only place I've connected with the real thing. Sometimes person-to-person is the best path. Not that I've given up on other methods, it just eats a lot of time following all these different guys on the web only to find out they can't help you.

I called one of these companies I found on the internet to enquire about their service and was told "One time fee of 500 and then you can access our service" Why am I going to pay you 500 before I can even find out what you truly have to offer.

Cash for Houses Websites

On offering a property for rent on Craigslist, I received a few emails wanting to know if I was interetsed in selling. The same website popped up for each of the sites to which you where directed. As a previous poster stated, a lot of information is asked but no responses.
I believe that the primary question that was being asked "are you willing to buy a property". So far no takers on these highly motivated "cash buyers"
