Apart from being one of your students, what other criteria is there for you helping with funding? I am an RE Agent now for 12 years and want to be flexible in this economy, however, I have no credit and would like to see my first deal work, then I'll be a believer.

I'm very interested in the details of your private money lending. Here in Middle Tennessee there are a number of excellent income properties to be had and the competition is fierce. I just seem to keep missing deals by a hair. I was slightly outbid on the latest property I had put an offer on, and I lost out on another this past week because my GC took his sweet time getting back to me with an estimate of repair costs. He's a super nice guy, very knowledgeable, but if he can't respond in a timely fashion then he's costing me money. I've also switched real estate agents as he has cost me a deal as well. Our current agent is very sharp and is an investor himself; we'll see how sharp as I view three properties with him this afternoon.
As I said earlier, Dean, there are many opportunities in the Nashville area and continuing south down to the Alabama border. If you and Matt pay us a visit, I think you'll see what I mean. Please let us know the details as soon as possible; it sounds great!
Lastly, I want to thank my fellow veterans on this Veteran's Day. It's because of them and the grace of God that we are able to enjoy so many freedoms and opportunites. Semper Fi!

I've always wished that I could have that one-on-one opportunity. It is definitely a scary proposition to get into this when you have little to no money and insecure in your finances. You don't want to take that step that will be the failure that ruins your family.

Dean, keep up the great work.

Suund great Dean! I can't wait. I have some deals here in Atlanta and surrounding area's at 50 cents on the dollar or less (I may need some help on putting the deals together) that I will be marketing soon so be on the look out!

i am in cleveland ohio, and if i am one of the cities that you can give out hard money to I want to make this happen... I am ready to do this I have studied real estate investing for ever it seems and when I tried to put together my last deal from another investment guru he said find the house then the investor later. i did deal fell apart. no more hard money lenders around...but also got frustrated enough that i said i would wait till i got my real estate license now i am a realtor . now i am looking for the hard money lender or private investor to help me make my dream a reality.. i have a good work ethic and have been very successful in everything i have ever done i am smart know what it takes to make an ugly house look good .. heck i have done this for other investors found the deals and resold them.i know i can do this for myself now.. I have been in sales and management I know people skills and i am a one call closer on most of my sales experience and have i run franchises and i also have run small busineses... being a real estate investor is a life long dream of mine that i want to get accomplished in this lifetime..please help me make my dream a reality.. I know i will be one of your top producing students if u just help me get my snow ball rolling ... thanks yours truely pamela grace

I can hardly wait to hear about your new plan. As a wholesaler with no money, bridge loans come at 15-17%. If you borrow for a home of $78K that is $12,900K. In wholesaleing there isn't a big profit, so that bridge loans are not a good deal. I can hardly wait to see what you have come up with!..........Ginny

I so hope that I can get in on this as I just spent my food money for the month on the success academy, my job just informed everyone that due to budget cuts we will be having employee cuts (Im #3 on the cut list) and my house payment is due NOW- BUT I have a cash buyer that is looking and has 150K NOW- but all the agents that I have been talking to say that I can't do this. Foreclosures are a class B fellony, bird dogging is a NO NO, and though I have been networking with REI groups I just can't seem to find the 65% off FMV that they are looking for... I have been praying for help and a guide to show me the right way so I can become a supper start every day and night.
So I hope that I can get in on this and get the information that will help me to find the path that will lead me to success!

This sounds like an awesome opportunity, I am going to my first REI club meeting tonight. I have yet to make any deals, tonight will be the first time I have gone outside my 34 year "comfort Zone" and introduce myself as a new Real Estate Investor.
I was laid off after a work related injury (oilfield) back in April, and I really need money to start coming back in the door. It is really hard to spend money you don't have. But in time, I plan on investing in my new business and knowledge is on the top of the list.

Dean your video is very exciting. I can't wait to hear about the next step.

I keep hanging in because I believe real estate is my passion, unfortunately I am getting in my way of success and my family thinks I am just gullible. I have faith and I'm working on courage.

I was so glad to learn from the video about the availability bank financing in the near future...I have found several "killer" deals - one was right in my own lake community last August - but someone else bought it because I wasn't there with the money to buy it or had a buyer who would commit to it in a contract...It saadened my heart to let it go but i am even more determined than ever to get the back end of my deals up and running...having a bank there or a solid buyer could really turn things around for me...

That is so generous of all of you to take time out and put all this together to help us that need it. And paving a real beautiful path for us to run through. Thank you so much.
