Hi Graziosi Family. Dean, I know I’ve told you before and I’ll keep telling you that you have a magnificent family. Your children are adorable. I hope to meet them someday. There’s not a day that goes by that I don’t think about my children when they were that age and the outings we went on and the memories I’ll hang onto forever. It’s a beautiful thing, the image of you and your family sitting at that table enjoying breakfast and family time with your children running around playfully demonstrating that there was no other place on earth they’d rather be at that time than there, having breakfast, with Mom and Dad. To them, that gift of your time is priceless and something they will never forget. To them, the stars are all in perfect alignment and everything is right, everything is in its place, and everything is as it should be. Approximately 40 years ago, the image of the family at the table could have looked somewhat like me with my first two children, except I didn’t have a cool cap like yours.

Now I can’t figure out where the time went. My oldest daughter is 45 and has an incredible son, Brian, who is 13. She lives in Las Vegas (Henderson) and has been working for a pharmaceutical manufacturer for about 20 years. And Dad (me) will be 65 on December 19th. My disability income for serious nerve damage done to my back during one of four back surgeries ends on December 19th. I can make it about five more weeks and if I haven’t found funding by then, I’m going to be writing Stop Foreclosure letters to myself. I felt energized as I read your comments last week and this week about the deals and funding arrangements you’ve been working on. Plus I recently connected with a realtor who shares my general excitement.

Even though I expect that you will be bombarded with similar requests, I’m going to ask you anyway if you could come to my state. I am thankful and blessed to even be on the outskirts of your world. What an honor it would be to meet you in person. Well, thanks again for the weekly blog.

Private money or hard money?

In your email you said hard money. However, in your video you said private money. Which is it?

There are vast differences between the two. If you meant hard money, I'd bet most everyone of your thousands of readers and students have access to hard money in their area. However, hard money is usually at a high interest rate and sometimes requires a down payment. Also, the hard money lender usually wants to personally inspect the property you wish to fund to be sure the deal is viable. And he'll want to see an inspection report, comps and possibly comparable sales.

If you meant private money, the lender still usually wants to see the property he or she is financing. And they'll want a promissory note, mortgage note plus other documents.

As I said in a previous post, there's no way unless you're a billionaire or have access to huge amounts of money, to fund the hundreds or thousands of people who will have deals they want to fund.

It appears most of your students are in the Honeymoon stage of optimism, but when the reality of what's really required to do real estate sinks in they may not be so impressed with your cheerleading videos. I'm not saying that your techniques, that are taught by just about every 'guru' out there, don't work. They are not as easy as they're made out to be.

I completely agree with the phrase "Fake it till you make it!" For the past five years till a contract was up with a buddy who betrayed me was up is all i have been doing is faking it! Now it is the time to position myself and my family to not fake it!
I had a discussion with my father, and that discussion pertains to your blog in a weird way. See my father is the real deal, he has invented a few things that we use everyday. Does he have money, oh yeah plenty but i have to earn mine he says! I love that about my father, most hate if their parents didnt help but he pushes me, and this weekend we had a discussion about how i want this business in real estate and talked about it for years, but its still just talk. He says i dont have the drive yet, i want the drive, but dont have it! So like your post, Scared of failure and he called my bluff, so now im upset and unlike anything before im going to prove the world, him and even more importantly "ME" wrong!
Dean your post are always awesome, and I enjoy them, because they force me to think, force me to look at that dreaded mirror and go "its time." So as my father said this week, "Put up or shut up" I guess i must admit im tired of Faking it myself. Till next week!

Fake it till you make it ? Man I always have disliked that term. Until now. I'm one of these have-to-know-everything-first kind of people, but that's taking too long. Paradigm shift for me.
I'll position myself by talking the language of real estate and excelling at what I do know until I get there. Anyway it's an ever changing business anyway and Dean, you're always telling us things you've learned which means you don't know it all either and that, my friend, is encouraging.

Positioning - A Very Important Ingredient!

Enjoy watching you spending time with your kids, I have a granddaughter that I simply adore. The children are truly a blessing.

You know I must say that when I speak with RE Agents about locating short sale properties they ask questions and sometimes I don't have the answers. It's okay not having the answers because I can come here and research the answer or contact a DG Family Member. What I'm surprised about is the confidence that I exude when I'm speaking.

As I read over and over again, I'm stopping myself. However, I am determined to stay focused. There are many obstacles to overcome and will share as I overcome.

lease options

I wanted to learn more about lease options and how to make money on them. I have a couple who can not purchase a home due to credit. They are in process of cleaning it up. They estimate that they will have their scores high enough within 6-8 months. They have some money around 4-5K for a home around 4,500-5K. I suggested them to do a lease option. They are interested and want me to help them. Where can I get more information on how to structure a transaction. i.e. step by step reference. Thanks
