Hi, I'm not sure if my message was sent but I'm interested in everything, fixed upper, wholesale n retail. I just got my license in Oct 2010 so far I been bless with 3 sales that closed within 15 days n I been active since march 2011. I always read ur blogs but funny thing, I didn't have an account on with you, I was just receiving emails n I just became one of ur account holders yeiiii. Anyways whatever takes me to financial freedom in real estate I will do it, so I'm interested on all 3 choices!!! Whatever takes us to the top we must not give up!

I would like to buy at a very low price, possibly do minimal repairs to make the property presentable, then resell at below market value to get a quick turn around and make quick cash.

Not Sure Which I prefer.

My purpose is to make it a lot more feasible for end-buyers to own homes that are much lower in cost to run. So, I would offer them the option of retrofitting the attic and state-of-the-art windows, etc.,etc., at dealer cost, since I would make my profit on the flip. I should get more deals done and they should sell faster if marketed intelligently. So, I am not sure where I fit.

I just re read your book about getting realestate with no money to work with and so I am very interested in wholesaling because I have lots of time and need encouragement in how to do this without making mistakes.

I am considering putting some money together from a future windfall due me in the next 3 months and go to your school in Phoenix and be with people who are doing the business. I firmly beleive you must be around people of like minds to be successful because the world says No to "dreams". If you are around others who dream then you will be encouraged to continue till you succeed. Thanks for your excitement and all of your blogs of encouragement. I have not given up but I will stay focus and begin to do the busines with what you have supplied me so far.

The road to financial success is a lot of little incomes. With that in mind, ALL three avenues can lead to success but afforing the time and money can be problematic. I'm most interested in Success.

But what success is to me, is the kind of life you lead. Being able to grab hold of every opportunioty that comes your way, that in any other life you'd say "well I'm not ready for that yet", "I can't do that now", "maybe next year", or "someday" to, and take advantage of it right then and there on the spot. Think of how much life and LIVING you miss out on by not being able to do that. Even at 23, I know I've missed out on a lot. And I guesstimate that I only know of maybe half of it, both because of what I just don't know about, and the opportunities that would have come from the other opportunities I had already missed out on. It's like interest, it compounds.

In my eyes, the path to success is Buying & Holding. You really can't lose, it's as close to a sure thing or "Job Security" as you can get in REI. You paid next to nill for a valuable item that every human being on earth will always need, it's sending you a reliable & predictable paycheck every month simply by owning it, Heaven forbid you ever fall on hard times you could always live in it yourself, and if the day ever comes that you decide you no longer want that easy money you can cash out for a nice lump sum. It's like wholesaling and rehabbing rolled into one kick@$$ package. Some people collect garden gnomes or stamps, I wanna collect houses.

Forcing us to make a choice! I'm more interested in buy, fix & hold (cash-flow now - sell later). I've actually been forced to wholesale two unbelievable deals, because my "funding partners" backed out at the last minute! I was only asking to borrow at 60%LTV based on ARV. What ever happened to your Hard Money program? Sure could use a real Funding Partner!

Dean This is a great Tool To get input from potentail Students. I feel that I would be interested in Buying cheap to fix up if needed then Rent. I just need to let you know that in the housing market I live in you will not find many homes that can be purchased at 50 Cent on the Dollar as Is explained in your seminars. We don't have many FHA or Conventional Foreclosures. Most are VA and they know they can get most of thier money in this predominantly VA Mortgage Market.

Hi Dean,
In answer to your question I'm going to say we like doing rehab/flips but would also like to try Wholesaling and Lease Option houses.

We just finished our first rehab and sold it in 1 week thanks to tips from you, Matt, your Empowering Conversations guests, and your books. The information was phenominal and we couldn't have done it without it.

Hi Dean, first off thanks for taking the time to do these posts. I trust you and yours had a wonderful weekend. Well I am very interested in all three ventures. However I want them in the following order:

First I have no income at this time so would like to do at least one no cash wholesale deal to get out of the red, (my nostril hairs are wet) have some cash faster as well as have something in the bank to invest with for the next phase.

Second to buy really cheap fix it up if needed and selling retail for the bigger cash out and build a better cash fund for the next phase. Also some cash to fund another project.

Third to buy really cheap fix it up if needed and then rent for positive cash flow as well as buy really cheap for some personal homes for myself and family.

I figure the odds of winning here will be better than the lottery. Again thanks for sharing your time with us in your blogs and sharing some of the perks you get as giveaways, lord knows I sure could use an iPad.

Currently I would like to learn about buying undervalued properties for a low price and either fix them to sell or fix them to hold for positive cash.

Find buyer requirements, locate property to satisfy requirements, close with profit, refine and repeat.

Favorable path

At this moment I am more interested into buying a property at a very low price, fixing it up and renting it out to a family. Later on I will probably sell it or perhaps keep it for my children. But I plan to do all 3 methods.

Whole Sale for now!

I am interested in wholeselling now for a good reason. Just like the Cashflow I want to start with the small deals and then upgrade.
