man you are in a wonderful position to help us! So I would say that to help the most amount of your students,wholesaling would be #1. However those in need of generating larger amounts of cash, Fix & Flip offers that. Of course for the student able to take advantage of Buy & Hold the future rewards are the greatest!!! So to really answer your question, I feel the biggest impact that you can make would be in making Wholesaling/Fix & Flip a either or system. If you are really able to provide private financing to your students they would have these two exit stratigies for every deal they lock up! Thanks, Stephen.

Well..knowing that I've been on this venture for more than a year and I've only sniffed a deal being closed. Wholesaling this the most preferred because I need to create money know, however I know its a matter thoroughly taking action. I fell I haven't encompassed it all. Only been trying to do this virtually.

All three methods are of interest to me, but having been instructed to choose just one, the one most important, then I would have to say that it's purchasing below value, renting for positive cash flow and holding for future sale.

Hey Dean,
I am presently focused on buying way under value, doing the rehab and selling at retail. I don't have enough reserve to focus on buy and rent for cash flow but I am working toward a goal of 50% fix and flip and cash flow.

In this market what really intersets me is buying -> rehab -> rent-to-own.

I'm definitely more interested in Wholesaling at this point. Although the other strategies will be in my arsenal in the future, I need cash NOW.

Right now we have a buy and hold rental and we plan on continuing to use this strategy to build a substantial monthly cash flow but we are also very interested in wholesaling!

Wow what a great question... All of them actually sound appealing, it really depends on the situation and what would work best.

Personally I like to buy and hold, rent and watch life for my family get better and better over time. Certainly a quick flip is great in the short run and buying wholesale is always nice also but the real excitement for me would be to buy and hold, rent and watch value increase over time.

I am most interested in wholesaling. I need to make some fast money now but my ultimate goal is to do Buying and Renting. I am in contact with the county that I live in to become a Section 8 landlord. There are many people out there that live in really bad buildings run by 'slumlords'. I would like to give them places to live that are clean, well-maintained in safe neighborhoods.

We have purchased a couple homes in the last 16 months, they are all rented with a positive cash flow. We would like to purchase a few more to replace my husbands income so he would no longer have to do the Monday - Friday 8 - 5 deal. Which would enable us to get more involved in real esate!!

Buy and hold, loved to travel more and retire real early

I don't have much money and would like to start making some without using much of my own. So Wholesales sounds good.
