I have hit a road block buy needing a Proof of Funds letter and since I am trying no cash down no Real Estate Agent will show me property. But the first thing I will do once this is setteled is tat wholesaling.

Newbie here, so here's my thing...

Hi Dean, My Ultimate goal is to create positive cash flow by buying low, rehabbing and then renting and/or flipping... But,because I'm new to this and have no money and bad credit and
by watching your video's and taking your step by step advise, I'm just now creating a buyers list... I have one buyer on my list and am currently in communications with a second potential buyer...
I only started Last Monday, so I think I'm doing pretty good...Like a few of the posts on here, I see where I could benefit from all 3 techniques and I intend to learn all I can about them, but I'm willing to go slow until I gain my confidence and knowledge of how to talk to the folks and become so successful that you'll be buying MY books in a few years LOL.....

strategy

I am interested in fixing and flipping to begin with in order to pay off my debts. Then I will institute a strategy of flipping, buying and holding as rentals, investing in tax liens, and eventually lending to others who want to do the same.

With not having much cash and the bank taking away our loc through no fault of our own im trying to wholesale to build cash and then ill start thinking buy and hold.

Right now both cash and time are scarce so wholesaling is what I'm interested in at this time. Once the cash starts to flow, I definitely want to buy both for rehab/flip and rental. I've always wanted to own rental property.

I prefer to do all three, where each has its potential benefits for getting started.

Wholesaling is where I am most interested, and I do need the quick cash getting started, once I have the opportunity to build a buyers/sellers list.

However, to get started, and to build confidence in what I am doing, it may prove wiser for me to buy cheap and rent for positive cash flow as an investment property for future sale and/or lease-to-own. Smiling

Right now my focus is wholesaling for the purpose of creating cash for investing. Also I want/need to create an additional cash flow source so my wife will not have to work and can be home with and for our kids.

I personally (a layed off union carpenter)am interested in flipping buy low fix sell low make a quick buck (or $2) and move on eventually when I have enough funds and experience become a landlord while if the opportunity is there I will wholesale the "wrong" property for me

Dean, at this point I'm a new student to the Success Academy working with Nathan Street. I am eager to work my way up the ranks and become one of your top students that you're always talking about. I can't wait to make my very first deal! Do to my current situation, I am most interested in wholesaling. As my financial situation continues to improve I plan to make deals in all areas.

As a single mom of three young boys, I can't wait for them to see the possibilities that come with hard work and dedication.

Thanks for doing another weekly video blog for all of us. Any information you could provide on the 3 investing strategies would be awesome.

I believe most people would benefit from the following:

1) Wholesaling - Making the FAST Cash Smiling
2) Retail Selling - Buy, Fix and Sell to a Retail Buyer
3) Buy and Hold - Buy, Fix and Rent for positive Cash Flow

I have enjoyed using all 3 strategies on completing deals. I believe every investor should have a good mix of each. When people are starting out or need the fast cash this is the order that would be the best. The key is the better the deal the buyer locks up the more strategies (or options) they will have at what they can do with the deal.
