My Decision
As I am a student at the moment...I would have to say I am more interested in whole sales...but once I have enough cash flow I would definitly want to also buy and fix up properties as well as rent them out,too.

Well personally I would rather buy fix up and sell, I feel like you can invest little money to make much more. It does take time but its so worth it in the end. I know doing landscaping as well as the inside is just as important. Thanks

Im.currently trying to purchase a house a way below retail to fix it up. So im looking to rehab houses. Haven't done any deals yet but trying really hard to do it. Currently have my own house rented with the profit. Im making update to sell the house for a huge return.
Wholesaling for now
Flipping to retail buyers is the most EXCITING but cash flowing makes the most sense (given the market) however my financial situation has me focused on wholesaling. Once I have more money and private lenders or other means I plan to transfer into a combination of flipping to retail buyers and cash flowing for the long term investment.

Hands down - Fix & Flip. I have fixed and flipped my last two deals and that has allowed my wife to stay at home with our kids.

Great question.
I am very glad you asked that. The reason I'm saying that is because no one was more confused about what course of action to take, than me. Sometimes we do one thing for a little while and if it doesn't work we give up and try something else, never giving ONE thing our best effort. Through watching your video blogs I began to understand that there are different options in real estate we need to look at, and that the market fluctuates and we must roll with it. I am currently woking with a couple of buyers feeding them my fsbo's and trying to make some money that way. In the future I plan to buy and hold so my kids can inherit my hard work, just like my landlord. Hope this help.

Later on I may have similar investing interests as other posts, such as buy low and flip, or buy and rent out for positive cash flow.
