Hello to all... I am a single mother going through surgeries, I home school my son and my niece. I was reading about how another single mother is trying to do this business while dealing with her child as well. My question is... Great information and I have a question. Once you have attended a REI club or an auction and have gotten some names for your buyers list are you going to assign your deals to them or are you acting as a bird dog for them?

I really want to do this and am willing to commit the time needed to be successful so I can help others as God has called me to do. Dean and Jeff I thank you both for your inputs and time devoted to keeping us informed with actual informaton that works. Like others have commented already we are so concerned with other details that we leave out the buyer list thanks again for bringing the picture back in focus...Yes I've been gone for a little while due to lost of employment and then car dies and I have to move my family asap....will I crack under the pressure....I think NOT we are the children of GOD Almighty and we will hold fast to the promise...the storm will clear and GOD has abundance beyond our storage capacity...so I may be slow but I am not out of the race....GOD Bless us all....and many thanks to all of DG's members for the positive take on all matters

I'm in the midst of my first 2 deals and what I am seeing is that my buyers list is growing through my efforts to market these 2 properties. Those discouraging "not this property, but call me next time" have a silver lining!

Ok Ive gone to many auctions in the past, and even this week, ESPECIALLY SINCE I JUST GOT LAID OFF!! LAST WEEK! I came up with 2 contacts/ potential buyers. an ok start I guess, most of the people I talked to didnt want to have anything to do with me. very rude. Im goin g to my first REI club meeting next week so hopefully Ill do OK.

DG Members... Let me begin by saying Thanks to Dean and Jeff for their Encouragement, Motivation and most importantly, knowledge on creating a "Front End" Buyers List... I can see this being very helpful for those who are Whole Saleing/Assigning (Which I can see myself doing in the Future as I get better at finding great deals) but how do we go about building an "End" buyers list which are those folks buying the finish, Completed Re-Habbed house as their Primary Residence? For now as a part timer, My Realtor is doing the job for me... We Closed on my 1st Flip after just 20 days on 11-30-09 and am Closing on the purchase of my second flip on 12-31-09... He is super motivated, Very knowledgeable and takes pride in his work... As long as the numbers work to pay him his 5% Commission, I am satisfied... And 5% in the market I am focusing on is between 9k-12k which is a lot of money...

Any help, blogs, info would be appreciated..
