Seattle's HOT Investing Markets! High Rental mkt great Deals!

2. Unemployment for the Seattle area is covered into the King County area. November 2012 we were at 6.3%. In 2011 the rate was at 8.1%. Seattle is seeing a growth and it is showing in our housing market as well as being in the top 10 in the country.

3. I live in the Renton Area which is about 5-10 minutes South of the city of Seattle and average cost here for housing is at $245k. Another area of Renton is at $315k.
A 3 bed single family home in this area you can pick up from $125k-$175k. It depends if you are in the Northern area or farther south. The condo market in this area got hit really hard as I imagine it did in most markets. However they are at the bottom of the market at around $75-$115k for some newer more upto date condos. Depending on any attached assements on the property due to past liens or unpaid dues, they are becoming a solid investment due to the outrageous high rental markets.

4. A 3 bed condo will rent on the lower end for $1100/month on up to the higher end for $1750/month.
A 3 bedroom SFR will rent for $1350-$1850.

5. Average Annual Taxes for my area are around $2500/year. They are taking a while to drop to reflect some of the market, but that would be the closest average in our area.

King County is a busy market as Seattle is in it, however the outer edges of the city are the fast growing areas where inventory is getting a little lower, however we all know the inventory is there and it is still coming.

Days on Market in this area isn't very long. There are the exceptions of course with older homes that are over priced. High price/ Square foot. I recently turned a property in Maple Valley which was the fastest growing are in King County, I picked it up at $79/sq ft and sold at $188/ sq ft!
