I am about to buy a HUD home for around $40K it's worth about $75 to $80 and Could sell easily at $65!
I am about to try to get it as a rental because I don't have a buyers list! UGH

It's a good thing I have a HARD HEAD because I keep running right into those DANG Brick Walls!

Since joining the club I was able to acquire 5 properties for cash but haven't been able to wholesale any property even though I tried.

I'm going to follow your steps and wholesale at least one property by the end of June.

Great message! My current main task is to find my RE Agent team member. Have not had such good luck so far, but I'm just going to pick up the phone and keep trying, avoiding the temptation to try to do a better search or learn more about what to say, exactly.

That is a personality trait I need to work on. I have ALWAYS "over-analyzed" stuff, so my sister says. Perhaps that's contributing to my need to improve time mgmt...

I'm excited about an upcoming 1-on-1 with Doc Haller. I'll be doing his homework "pre-meeting" while starting to implement your 30 Days book. I MUST fit it all in, even though I do work, live alone & am finding it hard during this transition phase to full time investor.

I'm finally closing on my first purchase deal this week (a fix-n-flip) and expect to have the repairs done in 5 weeks. Probably paying more that I should have, but the numbers still work and I'm in the game.

I have been on your site for a couple of years and get sidetracked with my 9-5 and being a single mom. However, I want to say that in the past month I helped my grandmother avoid foreclosure; I set up a sandwich lease option and rented the house for almost 3x the mortgage amount!
