my problem for sure!
Oh how I wish I could say that isn't me, or I've succeeeded above and beyond my fears....but sadly I haven't yet. I have learned to get out of my own way and try things now and then. However, when I don't get results I back off. And yes
I do over analyze everything! I wish it were as easy as you say, to just do it and it will come together, but it hasn't for me! I've tried every marketing technique I can think of to no avail! I'm on DGIE and have made some nice connections and have some great supporters, but still can't get a deal done! I'm at my breaking point. I love your training Dean and I think you're a great guy and have developed an amazing network for new investors, but I just don't know if this is for everyone, everywhere.
I'm diving in head first tomorrow this time without looking back or asking questions because I figure either that way I'll get my answer... If I can follow the steps you laid out without adding in my own perspective this time and without deviating from the course because I think it won't work in my area, either it will work or it won't. Then I can move on in whatever direction this leads me. Best wishes to everyone here. I really hope everyone prospers.

I spent just over two years on your site, over thinking this business.
Last December my lease option came due and I couldn't buy.
As of May 15th I sadly lose my home, and may leave my neighborhood of 38 years.
This painful lesson pushed me out of (dis)comfort zone and into productive
real estate action.
Remember the only thing stopping you is you.

Hey Dean,
I've got to be the biggest Over-Analyzer on this planet or any other! No kidding! You should see me in the grocery store - should I buy the toothpaste that whitens or the one to get fresh breath?
I mean it's just toothpaste for crying-out-loud!
Is it because I'm afraid to make a mistake? Is it because I want to make the right choice? Is it because I want to be perfect? Probably all of the above and then some.
It's something I REALLY need to work on! In my personal and professional life.

GAME PLAYER AT THE PLATE!
Thanks again Dean for your time and advice. I assure You, I am trying to be in the game. My first call on a FSBO turned out to be a owner under some deep water, did just a referal on that for a short sale strategy with my buyer. I have another in the works, trying to make that FIRST DEAL since becoming a DG student in Nov. 2012. I work long 12 hour days at my 'JOB',and I am spending all day-three days a week, every day-off,(evenings on my work days), trying to take action finding my first CLIENT. This is truly an exciting time in my life! EVERYDAY IS THE LAST DAY OF THE WAY I USED TO BE! I am becoming a Real Estate Investor with Your program, book and advice, as well as advices from my REclub members. Almost there! I WILL NEVER GIVE UP !!! I WILL LEAVE THAT OLD JOB BEHIND FOREVER.

Thanks Dean for your great advice not to over-analyze the process. We wanted to wait until we knew it all but decided we couldn't wait any longer and jumped into our first rehab project last November. It was an extensive rehab and we are finally finished and ready to put it on the market this next week. We still feel like newbies with a lot to learn but "not waiting" was definitely what we needed to do to be "in the game". Now we have our first scary one under our belt and can heave a huge sigh of relief that WE DID IT. Now we have the confidence to do it again!!

Hi Dean,
Well the first flip we did I sold the house for $189,900 with about $102,000 into it. At closing I got a check for $88,000 plus, and we are holding a mortgage for $75,900 at 6%, 15 year amortization and a 10 year call. Now we have another one up for sale at $159,900, and have about $76,125 into it. We will see what happens- it just went up for sale today!

I have tried numerous times working with agents and rehabbers to no luck at this time, agents were all talk and no action. Rehabbers ripped me off numerous times on 2 homes I want to rehab, hold and rent\lease for future cash flow.
Also both homes are infested with dangerous brown recluse spiders which an insect company wants $300 plus dollars per home to try and extinguish the insects without any guarantee. The more homes I inspect over the past few years in Missouri I find infested with these spiders, they also infested my main home before I realized they were present, Glue traps work the best, but only for a few months before they get smart and avoid them, bug sprays only work if the spiders are sprayed directly, faster to step on them versus wasting money on bug spray.
It is a daily nightmare trying to avoid these
insects from my shower, bedding, clothes, shoes,
car, etc. Any suggestions on how to get rid of them without spending hundreds of dollars trying to fumigate them would be helpful. At least 4 times they have jumped on my head, crawled across my legs or fell off of my clothes before I saw them and killed them. Numerous other times I found them in my bedding, shower, car, running across the carpet at me, etc. I use to spend at least 30 minutes daily killing them on the carpet, walls, etc. The winter season and summer AC seems to keep them hiding more oftem.
I really prefer to buy and flip or hold and rent
versus wholesaling. I do have some buyers list setup from a REI site I belong to. Again no luck finding decent RE agents or rehabbers after
contacting or working with at least 10 or more of each over the past few years. I see so many deals pass me buy that look worth persueing, but
what good is it without a reliable inexspensive rehabber, most cases these homes need some or extensive work done prior to flipping or renting them. Not much luck with other reliable staff for other duties either.
Sorry so long, but you said you wanted to know how things were going with everyone.
