OfflineHere are 6 ways you can market to bring MOTIVATED SELLERS to YOU:
1) BANDIT SIGNS: Are a VERY cost effective way to get a HUGE response, try to put up between 10-20 a week, In and Around Neighborhoods, something like; "We Buy Houses" or "No Equity, No Problem"
2) MAGNETIC SIGNS: Again, another excellent way to effectivley advertise with VERY little money out of pocket, they are sold in 2's and put 1 on each side of your car(doors) you can pick them up for around $40-$50 bucks per pair
3) WEBSITE: An ABSOLUTE NEED for any "SERIOUS" real estate investor, until you can pay to get a professionally done web site, www.vista.com will provide you with a "STARTER" site for about $4.99 a month(and it's not bad)
4) NEWSPAPER AD'S: Super effective way to generate lots of leads, AD's are ALWAYS a BIG player in advertising, you'll want to say something like this: "We Buy Houses", "Going Through Foreclosure? We can HELP-call (xxx)xxx-xxxx"
5) DRIVING FOR DOLLARS: Go for a "sunday" drive and take note of all the FSBO SIGNS, call and qualify the seller finding out what his "PAIN" is and whether he is REALLY motivated or NOT.
6) BUSINESS CARDS: You'll want to tell everyone you know that you buy houses and give them a card, try and hand out between 5-10 cards a day. YOUR HERO, SULLY.

Vistaprint also has cheap car magnet signs and window decals as well as FREE business cards, you pay shipping only. I just wanted to mention that and if you want a catchy domain name you can get one at godaddy.com for only $9.99 a year, build a FREE site at microsoft business office (as many pages as you want too) and transfer that site to your godaddy domain name. Now, you can't get a better deal than that!!!
You can also find motivated sellers on craigslist.org or backpage.com. for FREE. Narrow your search with specific phrases to sift out the ones you're looking for.

Around my place there are bandit signs that are about 15 feet straight up on the telephone poles on every busy corner and everywhere in between.
You can tell those signs have been there for more than a year.
I guess they do this at night with a tall ladder. That is the idea place to put those signs because no one can reach them or care to go the trouble of going up a ladder on hundreds of telephone poles...they don't block anyone's view and the "bandit sign police" don't seem to care that they are up there.
So late at night take a tall ladder and some nails and you are in business. LOL!

Sissy, it's good to see you on here sister, I miss you!! You're absolutely correct, they put them up early in the morning between 12-4am with ladders on Saturday morning so that they're up all weekend and as high as possible so the city can't take them down easily.

Hey I just ran into another investor (wholesaler) up here in northern California a couple of days ago and I feel I should share this with you regarding putting up bandit signs.
He says he used to use a ladder, now he constructed a staple gun or a hammer gun on a five or six foot rod or pole. He gets a lot more up in a much shorter amount of time. No ladder needed! These may be available in stores.

ladders are a thing of the past! Theirs this NEW device that you can buy that is like a couple of feet long and like Mike B said, has a staple/nail like gun attached to the top, it's an excellent tool cause no one(investors) can take down your signs anymore!

That's why I asked you, are you picking the FREE business cards? I'm telling you I've NEVER paid for mine, I just pay the shipping. I'm on box five now (I forgot I got some for my daughter too) and it's been FREE for every single one of them, that's why I LOVE them so much. When you go to their site click on the FREE business cards and pick one of those templates. Don't spend another penny on them! Then you can buy that bandit sign hammer... LOL! I've seen that thing on the internet too, but I can't remember who sells it. Pretty clever though!

When i had ordered my business cards(for the 2nd time), i made personalized ones, that had a personal logo that i made and they were printed on better, thicker paper than the free ones, i guess they call those cards "premium business cards", SULLY

I'm quizing myself right now (or as soon as I get off the computer I'll get back to it) I gave myself an assignment to write up exactly all the steps you need to take to do wholesaling. How do you wholesale? This is my assignment. I've studied it and I am writing this up right now and I will like to turn it in to someone to review it. (Don't give me the answers yet) Maybe you can look at it sully or Elena might. She wrote an article on wholesaling. And this forum you did sull is a big part of it too.
