I dont know exactly where this came from but my 15 year old son walked into the room tonight and handed me a paper entitled, The 4 Stages of Growth On The Path To A Million and told me that I should put it above my computer....to add it to my daily collection of materials on how I was going to BECOME A REAL ESTATE MILLIONAIRE!

To become a real state millionaire you must do three things before any other:
(1) Set your criteria. Meaning know what YOU want in the properties you want to buy.
(2) Negotiate the terms for which you want to obtain it...remember everything is negotiable.
(3) Build your NETWORK, i.e, contractor, Realtor, accountant, property manager, maintenance, etc.

Now I read most everything I come into contact with but there was just something about this reading in particular that made me sit back in my chair and re-evaluate if I was doing just that....thinking!
Then again, it could have had such an effect BECAUSE my 15 year old son took it upon himself to give me the unspoken word of encouragement that I needed but did not realize it.....that :YOU CAN DO IT MOM!...all without speaking a word and just handing me a piece of paper. I love him and I love his belief in me that I CAN DO IT!

Kudos to your 15 yr old son. I think it is awesome that he is 1. interested in REI, 2. took the inititive to find this on his own and 3. gives his mother support and drive.

Don't Wish the Past, Create the Future! - DH
I got a lecture the other day... he called it: It you are going to be a real estate mogul then look like a real estate mogul. I was told the following: (this kid cracks me up)
1. Dress MORE professionally and buy more Crisp White Shirts. They represent confidence.
2. Get my desk organized. Clutter represent a disorganized mind.
3. Cut my hair. I have long hair and I needed to trim it up in a more classic style.
4. Study Dean's book everyday. Knowledge is the key.
5. Market myself. If I talk the talk then walk the walk.
6. Show my knowledge. Don't hide it for fear of looking over educated. Let them KNOW that I KNOW.
7. Be honest. The truth will always set you free and you gain more by telling the truth and being honest than hiding a lie or misconception.
8. Have fun. Do what you love and you will love what you do.
After sitting there with my mouth open... he politely turned and walked out of the room. Later that day I found a new tube of lipstick and a box of manila file folders on my bed.
For a 15 year old he is wise beyond his age or either I am just really a case that needs a whole lot of work....(SMILE)...

You know Rina... sometimes I think that if he was not in my lift I may be on a totally different course. I know everyone thinks their kid is the greatest but mine is my inspiration. When he was 2 yrs old he saved my life and its like we think as one ever since. He always seems to life me up when I am down and make me think when I seem to have just settled. See, I was really sick, I had cancer and did not know it. I passed out and started bleeding from my ears, nose, mouth and he was only two but he picked up the phone and called 911 and told them i was "red" and needed help and then asked them to call his granddad (my parents lived 2 doors down) he gave them my parents full names and most of the address. They called my dad and in a few minutes he was kicking in my door turning me over so I was not choking on my own blood and all because my sweet son did what I taught him. He listened to me and now I listen to him.
Man! that sounded pretty melodramatic didn't it, but its the truth so for all of you out there with kids. Listen to them. They may be your right hand to success.

Rina you r so right. I have been trying to buy a multi family building and almost gave up due to down payment and financing upsticles. My 22 year old son told me, "dad dont give up, you can do it". Those words ispired me,So I called on a friend to get a small loan enought to complete the purchase. I am now the proud owner of a multi family building producing positive cash flow.
Great going and good inspiration from your son as well.

Wonderful stories. A lot of times we tend to think the younger generation is lost. Especially if we follow the views of the media. How far from reality is that? All we have to do is listen. We can learn so much. Thanks for sharing.

This is just a side note to an observation but there are lots and lots of people on this site right now. But the one thing I am finding in common with most is that everyone is eager to start but they have not read or finished reading the book. So they come with tons of question, a lot of which can be answerd in the book.
Enthusiasm is a great thing but so is education. This is only a suggestion but for the new and old alike, please read the book. The steps above are necessary not optional.
If you want to make this thing work then calm down and think. Think about what YOU want in the homes you buy. Set your own criteria dont just jump on something because its a great deal. Would it make sense for you to invest in a bunch of 2br homes when you know that its hard to move them because most people in your area are looking for the larger 3-5 br homes? Then THINK - why are so many 2br up for sale anyway?
Set up your team. Get the peeps lined up that you know you will need. Do this before you even star looking for propertied then when you do find something that you are interested in you streamline the process by going directly to you team which you already set up - and not wasting time looking for them.
Remember - everything is negotiable. Do your research and understand why. You could save yourself thousands of dollars by understanding this one simple concept.
Now please dont think that I am being pompous but I am just trying to verbalize what I read on here everyday.
Lots of people think I am an old hand at buying and selling real estate. I am not. My family did it for years but the only thing I did was the title searching and legal paper work like preparing the contracts and deeds. I was a paralegal and that is what I did - not an investor. So I am a newbie just like all of you. I did not just jump off the ground running I studied Deans book and everything else I could get my hands on to read. Knowledge is the key - in case you have not noticed. If you are knowledgeable about a lot of things then you can not be ignorant on too many.
I hope my suggestion was taken as just that - a suggestion. Much success to all f us.

I just wanted to reiterate this for those newbies as well as those users on here that have been here for a while. I posted these 4 stages over my desk and I look at them everyday. When I am slow on the draw I look up and all of the sudden n my enthusiasm is back in place and I am ready to run again. We can not afford to let this opportunity pass us by with acting upon it. Sitting there holding your hands wishing you knew where to start while the market turns and flies back up will only leave you STILL sitting there but WISHING you had started.
It does not matter where you start just start. Put in an offer, get up and go look at a house, stop procrastinating - it is getting you nothing and nowhere.
I guess I sound kind of passionate about this because I have never been one to sit and wait for something to come to me I have always been proactive and even if I fell on my face at first leap I got right up and leaped again.
Come on guys dont miss the boat, spread your arms and embrace this opprtunity and JUMP!

Once again, I'm speechless! You're truly blessed to have a son like that. I've tried getting all three of my daughters involved in Real Estate for the past four years and none of them have any interest at all, let alone support me. They're so caught up in their own lives, they only look at me as their bank roll or ride... LOL! Don't get me wrong, my girls are my life. I've sacrificed many things to be a single, stay-at-home mom. They've always gotten the rewards from my investments, but I guess it wasn't enough. My main purpose for becoming successful is to leave them my empire. I thank God everyday for what I've accomplished, because it was hard work and with little or no support... Only by His grace and my faith am I victorious!
Rebucks is right, positive thinking is the start to acheiving your dreams. You have to constantly envision the outcome and 'feel' it as if it's real now!

I am reposting this for those that may ned a little voost. I actually just had a conversation tonight with another Graziosian about this very same subject - the 4 steps. He is a really great guy but I guess what I got from that conversation is that it does not matter how motivated we are - we all doubt ourselves once in a while and we all get down, feeling low and a little encouragement even if from a total stranger can sometimes be th key to us remembering the WHY of why we choose REI as our path.
