I got a call on a house in a small town about 50 miles away, I checked it out on Zillow and Google maps. I mailed an offer for 50K
Sellers said they needed 70, I told them on the phone I may be able to come up to 60.
I met them at the house a few days ago with my bird dog/partner that found it. He's also a General Contractor. I gave him instructions to point out all the deficiencies so we can get the price down.
The problem was, the house was in really good condition cept for counter tops and flooring. The after repair value is about 110K
We tried to get it at 55 but sellers wudnt budge. My buyer wants it at 65K
I'm still a little excited about making $2,500 each.
Although a few years ago that seemed like a lot of money.

May 20th, 2015 | posted by Rando1This is insane. A wholesaler from out of state (Utah) calls my buddy Bob and asked if he wants a junk house. Bob lives 50 miles from where the house is located. Were here in Central California. Bob calls me bcuz the house is located in my city. I email my buyer the address and the price and he wants it. Brad the wholesaler from Utah was being really difficult, demanding a $5,000 non refundable earnest deposit.
I told him that was ridiculous cuz he had the house on contract for 25K and it looked like it shud be bulldozed. Finally we all agreed to a 2K earnest deposit and the buyer was OK with it. Buyer got it for $48,000 and he's a realtor and I don't know what he flipped it for.

He wants to Buy & Hold; we've just signed a contract & have had it accepted on a 2 Bed/2 Bath/1 Car bank owned house that he's paying $ 44,300 for & will use it as a rental.
He should cash flow about $ 200 per month; & plans to have 5 rental homes while he's in college.
He's got me beat, I didn't buy my first house until the age of 20; he's doing it just turning 18.
He's using our connections, & some of Dean's techniques
for the purchase ... he got a local investor to give him a 30 year loan @ 8.25% APR;(with Jill & I Co-signing) & he is putting down a 10% down payment.

May 1st, 2015 | posted by steinway024I sit here tonight in a hotel room in Minneapolis. No, I'm not on a vacation. I find myself tonight in realization of a dream. A dream that started in July 2009. I was up late watching an infomercial when that cute little Italian dude told me I could make a fortune investing in real estate. There was something undeniably real about him. I bought the books; I joined the Success Academy. I so remember the guy from the Success Academy using such lines as: "Maybe one day you will be in the infomercial." "Maybe one day, you will be the one who goes around the country teaching others." Ya right. I didn't care much, at that time, for the thought of being in an infomercial. I mean, how embarressing would that be if someone I knew saw me?
