I close on deal #1 tomorrow morning. It's a REO, three bedroom one and a half bath single family home. It's been on the market since March, but they wanted too much for it. They dropped the price to $49,900, I got it for $45,000 and the bank is giving me $2500 to help with rehab costs. The ARV is around $100,000.
I had a profit sharing account that I couldn't touch, but my company terminated it. I was able to put the funds into a self directed IRA that I can borrow from, and pay myself interest. That is where my 20% down payment $ is coming from. The rehab costs will be around 10K, and I should be able to rent it out for $925/month. Very exciting.

I started out with a BANK RUP and my wife making 7.50 a hour. And I am not the only one that did this. But the reasone these people don,t post anymore is because of the BS. Like I tell everyone you can take everything away from me but my word. I am the only one that can take that away. And like I said you can succeed if you are willing to do what it takes. September Sees Inflation Increase and Large Housing Start Jump

The Commerce Department said that housing starts increased 15.0% to a seasonally-adjusted annual rate of 658,000 units. Analysts had only estimated a 590,000 unit rate.
Housing starts for buildings with two or more units rose 51.3% to a 233,000 unit rate. Single family home construction, which accounts for a larger share of the market, increased 1.7% to a 425,000 unit pace. On the inflation front, another report showed that consumers paid more for food and gas last month.

I knew Matt had moved to Chicago and being a Bears fan I asked Matt if he liked the Bears. Matt told me he liked the Bears but he did not watch spots on TV. He said he likes to go see games live. Matt went on to say that he was not into buying a jersey with someone else’s name on the back. Matt told me we wanted to be the person on the field playing in the game not the fan on the side lines. Well that really stuck with me.

Attended a tax deed sale and purchased 3 houses and one vacant lot!!!
I also CREATED a great contact with a Texas investor.and MANY contacts during and after the auction.the county is recording the sales on these properties and I am marketing them on craigslist, facebook and local free trader.I am EXCITED AND CRANKED to tell you I feel like a MAJOR player as an investor in my area now and have a hard time realizing it only took 2yrs to make things happen as they have.I am grateful to know I can make whatever I set my mind to now!!!. If you just BELIEVE you can and push forward to keep learning....it gets easier to CREATE $$$$$$$ out of thin air.
