I MADE 66 OFFERS THIS WEEK- FIRED UP

I made 66 offers on Sunday for 66 properties. All of these offers were 50% off the listing price.

The realtor feels that I will get 10 accepeted.

Heck, I don't even know where I am going to get all the earnest depsoit money from if 10 does get accepted, but I am putting forth ACTION.

I am FIRED up after reading Deans new book.

Where did you get the list of homes that you decided to offer on?....were they just forclosures in your area? Then....did you just write up 66 offers? How many per day? Did you use an Agent to present them or did you present them yourself?

I read that you made the offers through your agent. What kind of an agreement/deal do you have with your agent? I'm planning to look for an agent. I wanted to know what kind of an offer would make them to work with you.


Funding Letter or Pre Approval

Build Assets,
One question that you have not answered is how you submitted these offers without a Preapproval or Proof of Funds letter. NO Banks out here will accept an offer without the PreApproval or Proof of funds.

Let us in on how you did this and what company you used.....

I realize that you are getting hit with all these questions (Mr. Popular Smiling, but I see you are doing double closings for all these deals. I suppose you found and escrow/title co to do these transactions. I THINK I found one but am having my atty contact theirs to make sure that the people I spoke with know what they are doing.

How did you research to make sure that this company does perform double cloisngs? And per above, did you have to show proof of cash to lock up these props or did you only have to put down the earnest money? What escape clauses did you use in case you you can't find end buyers in the time prescribed in the contracts?

We are all trying to learn from each other and thank so much for sharing.

Earnest money & Assignment of Contract

Wow, That's amazing! You have us all waiting for the results. Please keep us posted. I have a few questions.

I thought you couldn't do an assignment of contract on foreclosures, b/c of the banks/won't accept them. Are they pre-foreclosures? Maybe I'm wrong?

Also, the earnest money. I too thought that you had to have earnest money when you make the offer? Is the earnest money only if they accept the bid?

Double close

Hi Jason,

I also sent you a PM but thought I would post a thread so everyone can see this as well. You say you are doing double closings for the propeties that you are locking up. Aren't the banks using their own escrow cos and therefore might give you trouble as far as the double close?

It took me about a month to come up with a buyers list. I joined my local Real Estate investing club and met many investors there and built my list and I also ran ads in the newspaper to build my list as well. Have you read Deans new book? It explains how to build a buyers list.

Jason for your ernest money,you might consider using Hard money or Tranactional Funding to do your deal that get excepted.

I was dissappointed that I only made $16K from those deals, but it gave me so much confidence in myself. I had hoped to make over $25K, but some of my buyers wanted a 3 bedroom instead of a 2 bedroom. So this was a learning experience to stay away from 2 bedroom homes. Also stay away from low ceilings and busy streets. Some of the homes were on busy streets and had low ceilings.

I am very confident and I have done this by what I been taught from Deans site and will continue making lots of offers each month and I just been learning about the option contract where you only put $10 down and it's a win/win because the seller is happy and I am using less earnest money now for my deals.

16K is much better than what i have! Now you have a great amount of confidence to look for those 3 br, 2 bth homes and assign it for a profit.

Are you going to try to assign pre-foreclosure's to your buyers or just work on the REO's and HUD's?

i just read through this thread and I want to say that although you didn't make as much as you had anticipated, you have to expect that this'll be the case with any new endeavor. You did an awesome job in pushing through the process and definitely got some good experience (and cash) under your belt.

Would you mind telling us more about this "option contract where you only put $10 down" ?
I've never heard of it and it seems like a good way around paying too much earnest money.

Now that was an awesome thread to read thru. Despite your learning curve and not making as much as you had hoped, fact of the matter is that you did it. Which is a lot more than most out there! And, at the same time, you inspired so many my man!

I checked out your website too and it looks terrific. If you don't mind me asking, who did you go thru and what kinda costs are we talking about? It really comes off very professional and seems to cover just about everything. Even the free "digital book" is way cool! It also comes off really polished and gives the impression you are one hell of an investor / expert.... Which you have proven you are, but you know what I mean! lol

Thats great that you were successful on your first mass attempt to make money, there aren't that many people that will have had the patience to make it happen. You are a true inspiration to many. I might have to look into making that many offers to see what can pan out of it.
