I made 66 offers on Sunday for 66 properties. All of these offers were 50% off the listing price.

The realtor feels that I will get 10 accepeted.

Heck, I don't even know where I am going to get all the earnest depsoit money from if 10 does get accepted, but I am putting forth ACTION.

I am FIRED up after reading Deans new book.

I plan on doing the same this week and from here on out.Get those offers in.Some how I keep getting side tracked reading and reseaching things and I haven't kept up on putting in offers.It's been four months for me and I'm so ready to make this happen right now.The book took me to yet another level and I'm to the point that I have to do this. Way to go Jason! I placed 30 offers yesterday. On the deposits you just let the check be held by your RE attorney until closing day...or by your title company. Just do $10 deposits.

when you wrote up the offers didn't your Realtor ask you to supply a copy of the earnest check for each offer????

I know in my area the listing Realtor and owner wont even look at an offer without earnest money!

how do you (and anyone else)get around earnest money?

No, I only look at the ones that I get the acceptance on. I mainly look at the numbers.

I just got through my first reading of Deans book and I do have some background in title insurance, abstracting and financing but I am curious again about the earnest deposit checks you have to put in -- will that be your cash or cash from buyers lined up? On the offers for Foreclosed homes- do they let you have the 14-30 day escape clause for the financing?

Hey Jason, should any of your offers be accepted.... How will you "lock them up...?" Do you have a certain # of days to locate your buyers or else you lose the deals? Do you purchase the properties yourself, then wholesale to your buyers? Pls explain the timeframes??? Thanks!

Hey Jason, great job! I hope you get more than 10 accepted. In my area that is very hard to do at 50% below asking price. One important question though, where are you getting all of your buyers/whole sellers? That is what I am lacking right now

I am getting most of my end buyers from attending my local real estate investing club and by also calling the "I Buy Homes" signs in the local neighborhoods.

Whose paying for these properties

A property gets locked up when a offer gets accepted and you sign the contract and give some earnest money. That's how an offer gets locked up. I put in 30 days to close and will do an amendement for an extension if needed.

2) Can you give an example of what you write in an email offer?
3) If your assigning these, are you filling out the purchase agreement with and/or assignee? or do you plan on using a double closing?

earnest money deposits

I thought you had to give an ernest money deposit before you make an offer .

Wow! LOL!! That is SO awesome!
I am sure you have felt like "What am I doing?" at times. But I can tell you have gotten past that (takes awhile doesn't it??). The awesome thing is, if you FORCE yourself into a position like that, you just go with the flow and deal with whatever the results may be, HOWEVER GRAND. Then it FORCES you to deal with it! Would we rather be in a state of hesitation, or one of WOW!!! Look what I did!!!! ??
