I went to the yellow pages for my local area, which is huge. I am the Dallas-Fort Worth area of TX.
I looked in the real estate section and looked at the ads by realtors who said "we buy houses" and "we buy properties". I called up those realtors who listed that and said and asked the following:
Hi, my name is______________ and I am a experienced real estate investor. I am looking to add to my buyers list. I was referred to you as someone who could be interested in buying properties. Is this still the case? if I got a yes, I then started asking the following questions:
1. What type of properties would you consider?
2. What areas do you have a current interest in?
3. What price ranges?
4. Will you look at anything that needs rehab? If so, would it be light,
moderate or will you go as far as it being extensive
5. What days of the week generally work for you to look at opportunities
6. How much notice do you need that I have found a opportunity?
7. If you don't mind me sounding like I am getting personal, do you have ready
access to cash or do you need to get funding.
8. What is your fax number, direct contact phone number, is it a office or
cell number and what is your direct email address.
Once I have all those questions answered, I went back to question number 7. If they said they needed to get funding, I then made it known that I have access to short term hard money as well as transactional funding and that we could not only make money on the deals we do together, but also through referrals they bring me.
The outcome is that I have 91 buyers on my list and 91 sources of deals on many levels. Try it, it worked for me.
A simple way to build a buyers list is to call landlords. Whether you realize it or not, you have a list of landlords dilivered to your door each morning if you take the local paper. Simple get into the heading "For Rent" and call the phone number. When someone answers say;
I saw your ad in the paper. I sell real estate wholesale. Are you interested in building your real estate portfolio at this point?
the may answer yes, no or i would like to sell the one that i am advertising. Let's face it, anyone can do this to build a buyers list.

I've been watching Dean's video's and just caught the one where part of Jeff's interview was included. He and Dean had mentioned ways to find buyers. It was as simple as he said. I have the list saved now in a word doc and am continuing the videos. I'll be calling someone tomorrow about the academy and getting mentoring as I just recently received my materials.

I know that some of you have already purchased a list of buyers through Dean or researched cash buyers using you local title company. in addition to these I have found that attending a real estate auction at the courthouse or at the property itself and talking to the buyers there bidding, is a great way to find cash buyers. If you are at the property, you already know their property criteria. Take time to congratulate them on winning the bid, (or better luck next time if they lost) then get their contact information, swap business cards, let them know you are looking for properties for other buyers and when you come across a property that matches their criteria you'll give them a call.

Thanks for the extra info. I was aware of the buyers list but, you all have made it clear that I can start any where. I just need to take action, contact people, get information and build a relationship!!
Some of these I had on the lists I've been making while I think things through; some of them are pretty creative! I'm not sure I understand #39 --- Hats. Read logos on other people's caps? Make your own caps w/ ads and hand them out? I just graduated w/ advertising & graphic design degree and I design logos for people, so I have sources for uploading my designs and putting them on all kinds of things --- hats and t-shirts, but also tote bags, mugs, binders, postage stamps --- pretty much anything is a possibility for that.
Could you have made it any better for us new to DG folks?

That's a great idea in itself. I'm not much of a hat-wearer, but that would definitely get noticed, plus it gives the person a handy place to stash cards. Never seen that; wonder where he found it? I'll have to do some Google research on it and maybe come up with a handbag add-on or some such. Thanks!
I'm on step two of the RBB. An agent just sent me a fairly thick stack of papers, all MLS listings of properties that match my request and cash purchases in the last 90 days. The problem is I'm seeing two sections of people listed at the bottom. Obviously I'm fairly sure the "List Agt" is what it says...the Listing Agent for the property. I'm not sure exactly what "SO:" and "SA:" lines are. The first one usually has an agency listed, and the second has a name listed. Sometimes, but not usually, it is the same name as the listing agent. Most of the time it is a completely different name. From what I can see, I'm getting MLS listings that only have agent names on them from different agencies in both slots. A whole slew of other properties have none of this information on them and are completely void of any personal information such as buyers/owners. Out of the sheets for houses not sold yet (just because the agent included them for me to look at), there is only one sheet with a name for a guy working at a property management company.
I'm at a loss of where to go with this. I fully expected this agent to send me information having names of the people who bought these cash properties within the last 90 days.
Any suggestions on what the "SO:" and "SA:" mean, and maybe why I didn't get the names on the sheets (if that is the case)? The sheets I received were not in line format such as a spreadsheet. These were full-page sheets with a pic of the property at the top, address, description, working down all the way to the "Owner" (which happens to be empty on all sheets), and the listing agent, phone numbers, dates, etc. That's it.

I'm specifically looking for responses from people who have personally dealt with the MLS system, the printed sheets, or are an REA and obviously deal with these on a regular basis. The agency I received the printouts from was a Re/Max office.

I've never looked at these before, so it was a little confusing. I did look all of them up by name, and only a couple came up with additional properties...so I wasn't getting very far that way. But searching the address and seeing if there is a match between the owner and parcel address or not worked out. I now have 8 contacts to send out a letter to.
The other things I noticed are that the banks, holding corps and HUD really have a lot of the properties I looked through. I'd say about half of them were foreclosure and owned by these entities. The rest were actual owners living at those locations. So, the REO market is still a very strong one to go after for investment properties.

I see that you posted your question over two months ago, but I don't see any answers posted yet. Hopefully you've found an answer by now, but if you haven't (and for the benefit of others with the same question) I'll try to shed some light on this for you.
The acronyms, "SO" and "SA" are notations indicating "selling office" and "selling agent", respectively. This information isn't anything you with which you need be concerned.
The whole purpose behind asking your real estate agent for this type of list, is simply to identify CASH BUYERS of real estate in your area. Ignore most of the information in the print out and just focus on the PROPERTY ADDRESS.
Someone, often an investor, recently purchased THAT PROPERTY....FOR CASH.
Sometimes the buyer is the former owner of another home that had sufficient equity at the time of sale to buy this next home all cash...but many times, the person who just bought the home on your list is a CASH INVESTOR...and a great prospect for your BUYERS LIST.
Your next step is to find out WHO owns the property. Many counties now have their tax rolls online, but if you're in a county that doesn't publish this public information online, you'll need to pay a visit, in person, to your county tax assessor and conduct your research in their office.
Once you've researched that particular property, in addition to the physical address of the subject property, you will also see another box for the mailing address. If the mailing address is the same as the phycical, you may have an owner/occupant on your hands.
However, when you see a mailing address that differs from the physical, you may have just found a new buyer to add to your list. Now, depending on the particular county, sometimes they also publish the name of the new (CASH BUYER) owner along with their mailing address. Once you have a name, you can use any number of sources to search for their phone number...or just send a postcard/letter to the mailing address of the homeowner.
ALSO...if they do give a name, you can perform another search of the tax rolls on just the buyer's name, instead of the address, to see what other properties they may own. If you see multiple properties listed, then you've got a prospective REPEAT buyer for your list!!!
Go down to Lowes or Home Depot early in the morning and wait for all the contractors to show up, you will know who they are by the truck and name on side. After they go inside leave a note and your card on the window, you will write that you are looking for an experienced contractor that has done flips can they please contact you.
Talk with them tell them you have jobs for them but you need references on other flips they have done, be nice and tell them its not that you don't believe them but you need proof they can finish a job on time and pass all inspections.
The names they give you will be BUYERS....
Go to upper left corner in search and type in "80 ways to find buyers" by Jeff Jensen. This may get you on the right path to find buyers.

Type in Google or Yahoo! "WE BUY HOMES" you'll get many companies who buy homes some even buy homes in all 50 states regaurdless of its condition .

I see that you posted your question over two months ago, but I don't see any answers posted yet. Hopefully you've found an answer by now, but if you haven't (and for the benefit of others with the same question) I'll try to shed some light on this for you.
The acronyms, "SO" and "SA" are notations indicating "selling office" and "selling agent", respectively. This information isn't anything you with which you need be concerned.
The whole purpose behind asking your real estate agent for this type of list, is simply to identify CASH BUYERS of real estate in your area. Ignore most of the information in the print out and just focus on the PROPERTY ADDRESS.
Someone, often an investor, recently purchased THAT PROPERTY....FOR CASH.
Sometimes the buyer is the former owner of another home that had sufficient equity at the time of sale to buy this next home all cash...but many times, the person who just bought the home on your list is a CASH INVESTOR...and a great prospect for your BUYERS LIST.
Your next step is to find out WHO owns the property. Many counties now have their tax rolls online, but if you're in a county that doesn't publish this public information online, you'll need to pay a visit, in person, to your county tax assessor and conduct your research in their office.
Once you've researched that particular property, in addition to the physical address of the subject property, you will also see another box for the mailing address. If the mailing address is the same as the phycical, you may have an owner/occupant on your hands.
However, when you see a mailing address that differs from the physical, you may have just found a new buyer to add to your list. Now, depending on the particular county, sometimes they also publish the name of the new (CASH BUYER) owner along with their mailing address. Once you have a name, you can use any number of sources to search for their phone number...or just send a postcard/letter to the mailing address of the homeowner.
ALSO...if they do give a name, you can perform another search of the tax rolls on just the buyer's name, instead of the address, to see what other properties they may own. If you see multiple properties listed, then you've got a prospective REPEAT buyer for your list!!!

Buyers need what? CONTRACTORS!!!
Go down to Lowes or Home Depot early in the morning and wait for all the contractors to show up, you will know who they are by the truck and name on side. After they go inside leave a note and your card on the window, you will write that you are looking for an experienced contractor that has done flips can they please contact you.
Talk with them tell them you have jobs for them but you need references on other flips they have done, be nice and tell them its not that you don't believe them but you need proof they can finish a job on time and pass all inspections.
The names they give you will be BUYERS....
