I put this in my journal this morning, but thought it might deserve its on post to help inspire others to that first action step. This morning I am on my way to meet a new local banker for the first time in person. (we've been chatting back and forth throughout my rehab project) Now I am going to practice my favorite motto when starting real eastate just over a year ago..."fake it till you make it" haha. I am going to go in and convince him that even though I am in debt up to my eyeballs on paper with this rehab project, that I am still the best investment his bank could ever put money into!!!! Yesterday I read and reread lots of the books and my notes from various conf. calls, the EDGE, posts here, etc etc to get myself feeling confident to walk in there without an ounce of doubt about myself and my future! This morning I am doing some of the exercises Dean taught at the edge to get focused too. Its amazing - I look in the mirror and have to laugh because I see a me I never even knew was in there - and I love it!!!!! Just gotta say thanks again to Dean, my special DG family friends and everyone else on this support site again for continuing to change my life, and to say to everyone else - JUST DO IT! Take that first step beyond your initial doubts and fears and each one after that gets easier. In fact - you find yourself craving that next mountain to climb because the feeling of empowerment of knowing you can do this and change your life forever is the best addiction going

Laura, when you say you're going to see a new banker, who are seeing exactly. I've read discussions about "exactly" who to talk to; loss mitigation person, the bank's mortgage banker, the CFO. If one wants to get "in" with the bank, who is it we're supposed to talk to and get plenty of face time with?

Fake it till you make it is so powerful! Many times when I'm talking to RE Investors at meetup groups I find that they don't know everything either, and they've been in the game for some time now... With Dean's books + Edge + this website + and the DG family, you are head and shoulders above others....

Thank you all for posting-Richie, Bill,Steve, gudfella797, jarahp82- and as always, your encouragement and support! Indiana Joe I love your comment - add action and shake well haha! Jay, you are way too kind...but yes, I have learned an incredible amount over the past year and know my knowledge in many areas have grown to where I'm not faking it at all, but my confidence in meeting with a bank rep to 'sell' myself so to speak is (well, was ) way outside my comfort zone...BUT I DID IT!!!! And in fact, I was so complimented on what I've done so far it was really an awesome meeting! We talked about how I got started off a late nite infomercial and his eyes got really big. I told him about Dean, coaching and this site. As a matter of fact - if your reading this I have to say great to be working with you Joe!
And wow did I learn alot. To answer your question, HCIInc, I met with the Senior Mortgage Rep handling investment portfolio lending. He spent 2 hours with me, and was very willing to look at all angles of creative financing for my current rehab and future deals. He understood that I want to position myself so that when one deal is coming to close, be it hold or flip, I can already have another ready to go without that wait time inbetween. So thanks to what I've done to date I came across as a solid investment for THEM. Cool
He did tell me something interesting about lease/option agreements. When it comes time for the tenant to exercise the option, the BANK has the right to accept or reject the amount applied each month towards their down payment! The best way to protect everyone involved is to state in the lease that you will be charging them FMV rent of $XXXX, with an aditional $XXX added which will be applied to their down payment. If the banks dont feel they were charged any extra than normal rent for that area they can deny the application of the extra money. I had never heard that before but would definitely be a bummer.
ANYWAY - I'm feeling really good even though I cant pull the money out of my current house in order to hold it....so I will sell outright and position myself on the next one as a buy and hold from the start. Keep making those deals everyone!

Wow Laura it's amazing how having confidence in ourselves and what we are doing can change our prepective of what others think of us. I totally agree we are faking it until we make it, but with all the knowledge we get from Dean's programs we may start off that way but in the end we have gain alot of knowledge. Before you know you will also be one of those experts giving advice to others.

CCC - this site is the most amazing source of info around, isnt it? When I have time to browse through the posts (usually very late at nite- sneaking on at work right now) I always learn something new and gain new inspiration from everyones stories.
dlnew- its so true - as I reflect back on the past year and a half - I realize that people at work as well as friends who rolled their eyes now come to me to ask questions and no longer have that skepticism in their voices and it really feels great!
Jan- You are a great inspiration to me and I follow you faithfully! I have printed out you quote in the largest font I could and posted it in various places. I know it and live it - especially on my first deal - but sometimes we forget and let the fear factor cloud our vision. No more!!!!
Rcrites - I have been doing my banking with one of the largest around - but after the EDGE moved my accounts to the small local bank. When I called up and explained what I was seeking - I was transferred directly to him no questions asked. And like I said - he spent nearly two hours with me and we both learned from each other.
Rosefield - when I read you say that you have been empowered by reading my posts I kinda get choked up! To post here and have my experiences touch others in a positive way is a gift no monetary amount can be put on. So thank you for your kind words.
