Can you believe this? After all the time I have been on here and all the times I have gabbed, this is the first time besides my journal (be sure to visit it and say "Hello") Smiling that I have actually STARTED a new thread.

Lease Options are getting to be a very popular subject so since that is what I am also specializing in, I have bookmarked many of them on here and compiled a number of sources that I thought I would share. It will just make it a little more simple. I am sure that there are some that I have missed, so be sure to add anything you would like. It will be appreciated by many.

OK, you asked for it! LOL!

Now the best contracts I have found are on this site: www.ilrg.com They are state specific and really not very expensive. I am going to try to attach the ones I got (save you some money). Mine are for CA. But the main reason is I have added some good clauses that you may want to add even if you are in a different state.

Be sure to use the lead disclosure form and get it signed. Federal law.

And the Owner's Disclosure Form- owner is legally obligated to tell you about any problems with the house.

Besides your Lease With Option to Purchase form you want to have a separate Residential Rental form that does not mention L/O. This is in case you ever have to evict your T/B (tenant/buyer)--much easier and cheaper than a foreclosure.

I have also put some ads that I have run on CL for buyers in my journal.

A very good book to get more in depth info is Wendy Patton's "Investing in Real Estate With Lease Options and Subject To Deals". I got mine on Amazon used. Also if you go to wendypatton.com she has a lot of free articles that give you lots of great info.

I haven't been on this site for a couple of weeks I can't believe how much I have missed....you really put together a great collection of info. I will totally bookmark this and hopefully start doing L/O's...I really think this is going to be big in this economy.

Addicted!!

OMG! I keep telling myself that I need to be reading in my books and studying but I get in here and just can't leave.
You have a way about you - I read what you write and can actually hear you speaking them. I love it!!
This entire site is just so awesome and everyone who posts in here...I am amazed at all the knowledge, help and support.
I have made some progress but I almost feel like I'm getting ahead of my studying. I have an agent (I think - not sure she is as open or creative as I would like) a pre-approval, several properties I like. I would like to work on L/O's, probates and?? but I may have to buy a rental prop first - not sure - it seems an easier way to get started??

Also, does anyone have any experience with Bank of America? That's the bank I have my pre-approval with...just wondering??

I know I haven't put much out here but I get so caught up reading everything and can never decide where to jump in - and so here I am!!

I also have to say that I am so excited about this new path - REI - I can't even sleep! I get to sleep but I wake up with ideas about my first deal!!
But I have to try and hold back until I know exactly what I'm doing.

Is it like that for anyone else??
Sorry for such a long post - I guess I came out strong!!

As far as sleeping--most of us haven't slept in months! This is SO addicting! And the more you participate, (like you are right now) the more addicting it gets!

Keep reading and studying and then decide on one method you want to do first. Then start doing that until you get it down and expand from there.

Violation or Not

We are very thankful for you to post this. I have cut and pasted this information. I am currently reading Wendy Patton's free ebook and planning to order one off of amazon regarding some more of her information. I actually meet another gentlemen through another REI his name is Bill, I chat with him on twitter, I don't think he is as well known as Wendy but, he has a mentoring program. I am hoping it is at a cost I can afford until I can clear enough money to join Dean's......

I am constructing my REI plan and L/O is right at the top d/t my situation...I have some many ideas running through my mind it is like a long winding road b/c I have too much information and still feel like I am stuck b/c I don't know what my first move is or at least I do and just haven't taken it b/c of fear....fear to make the wrong step

It's nice to hear from you again. I thought you got scared and left us. Don't worry about the long post most of us get carried away when we start writing here. Karen's right as usual you need to start with 1 strategy and work from there. B of A can be tough when trying to buy from them but they aren't as bad when they are funding you. They can be a pain just make sure your contract has you covered and you have 3 or 4 exit strategies in place to cover yourself.

Karen I already copy and pasted. I can't thank you enough for all the info. I know you have worked hard to put it all together.

Yes, I think I will buy to rent. And then try to figure out the 'sandwich' lease. Also, want to learn more about the co-op.....

Shaun - I don't scare that easy. I have just been trying to take everything I can in. It's almost overwhelming but in a good way if you know what I mean.

Hi Karen, did you buy the contracts you posted? Reason I ask is because I just went to the legal forms website you referred to and it says on there that they have over 2000 free forms. But when click on a form it wanted to charge me $9.99. Just for kicks, I copied and pasted one to word and it let me. Thanks for the website info. I'll either cut and paste what I want, or find somemore free forms else where.

I tried cutting and pasting it, too. But I think what happened is that it wouldn't let me edit them. (they were PDFs)

These were much better than any of the other free ones I found so I thought "What the heck!" and sprang for them!

What you have done here is wonderful. Thank you so much. Your time,effort,and dedication are much appreciated. I have book marked this also and I am sure I will be here a lot following these links and the conversations here. It sounds like i came a little to late for the great contracts that were posted here. Sure wish people could just be more open minded and realize when someone goes to all the effort of researching this information and leaves it out there for others to use free of charge that there petty selfish ways are not only childish but a direct reflection of there controlling and pathetic need to keep others from succeeding. My hope here is they will see this and think a little differently next time.

Laughing out loud Humm. Maybe we both need to take those forms and meet there and do two things at once. I seemed to do better business there in two ways . Smiling Smiling There is an idea. Maybe we'd get 3 laps ahead!!
