YOU GOTTA BELIEVE

Looking back to when I ordered Deans book in April 08 to now, my life has become an amazing story of dreams coming true! But has it been easy?? NO. Naysayers, fears on all levels, mistakes, my own self doubt to name a few. But thanks to Dean, the coaches and this site, here I sit typing this post doing real estate full time in a new city with incredible partners and a team that blows my mind. From my first flips in NJ in 08 by myself, to putting it all on the line, quitting my job, selling my house and taking my money to Wisconsin to invest, to then picking up and moving again here to KC its a story that I hope can inspire some of you! I know not everyone will be as extreme as I have, nor be in the position I'm in to pick up and move, but the real point is that you have to risk things to move forward. Nothing in life is done without some level of risk. But with all the RE knowledge available to you here, the risk in RE is minimal as long as you take the time to learn, listen to what your taught, apply it and then TAKE ACTION! I still focus on the first formula I ever read from Dean: Knowledge + Action = RESULTS. Simple, right?! JUST DO IT!!! All the sacrifices, hard work, endless hours you put into this is so worth it and will definitely change your life. Where I am now in real estate, and where I'm going actually exceed all the dreams and goals I set for myself!! I never imagined I'd be adding apartmet complexes and trailer parks to my investing strategies! Absolutely incredible the doors that open for you when you go for it! I pinch myself every morning. WIth my partners this week, we started our mornings in the hotel lobby over coffee and computers planning our days. On the last day the woman at the hotel desk said "I want to know what kind of job you have that you get to wear your jeans, be comfortable, and come and go all the time?" When I answered "for myself" it really hit me how far I've come! I love one of Randys favorite sayings - I'm not just an investor, I'm a problem solver! Its a good statement - every obstacle is just another challenge to find the answer around it, and as we solve problems that arise for ourselves we end up solving problems for everyone involved...Win/Win! Thats what its all about. So believe in yourselves, your goals, always work with integrity and good intent and you will keep stepping through door after door, higher and higher! Just find your motivation for success, and when things get tough focus on that and stay strong my DG friends/family! Thank you for your post. I admit I feel guilty that I have done so well and have become so busy that I kinda dropped off the site for a while, only visiting once in a while. But then I look at Dean - and all he does - and how he manages to always find time for all of us!!!! So I now have a WRITTEN goal (very important)to keep active here on DG and be as much help as I can. Like I've said over and over again, when I was starting out new and scared and completely ingnorant about RE it was this site that kept me going so I intend to pay that forward as much as I can!

You know, I realize that even tho in the past I was all over this site, I realize how fast its growing and that most new comers probably dont know who I am unless they saw me in Deans book or on the Empowering Conversation DVD. So if anyone cares to read about where I started from just three short years ago, heres a link to my second journal. I wish I could find the first one, but it seems buried somewhere unknown lol. But I promise you - I knew NOTHING about real estate when I started out. But after seeing Dean on TV, and then reading Be A Real Estate Millionaire, I made a plan - and didnt let anyone stop me, and here I am doing it full time and living off the income! Great Story

I just want you to know that I read your story and was amazed with all the hard work and huge changes you made in these past few years. That was a big move half way across the country, but let me tell you.....There are so many people out there that dream of taking a step like that, yet lack the courage and motivation, so GOOD FOR YOU!! And what a difference also.....From Jersey to the Mid-West. I'm in NY, so I could imagine how much of change that was/is. Good luck with everything, and continue to enjoy your success!!

You and Carol are doing some reminising. Its great that you are stopping to look back to see what you have done and how far you have come and then sharing in. I am sure it is somehow journaled here. Thanks for taking the time to read my story and post here. I have always been, and still am, humbled that what I've done can encourage others to their own success! I do admit it was VERY scary picking up and moving blind to a new area...(of course I was going to work with Rina so that took some of the fear out!)....but when I knew I was never, EVER, going to get where I wanted to be in the job i was doing, I knew in my heart it was worth the risk. And its paid off big time. And I started this at 54 - so I'm jealous of all of you young newbies!!! As far as the geographical change - yes, the midwest is so different from the east coast - i miss the ocean so much - and of course my friends (my family is all over-a great motivator towards my success-the time and money freedom to visit with them). But there is much to enjoy here too and I love getting to experience so much of this great country of ours too. All the best to you Mike!

This business, for me, is really all about people helping people, whether its fellow investors or those I help get into their own home. The beauty of this business is that you can become very successful, and do it helping others at the same time. What a beautiful thing Smiling


A few more thoughts

I was sitting looking back on what was the most important things I did starting out to share with you guys. There are so many, and I know information overload can paralyze you, but be careful of that! Once you get basic knowledge down - start taking action! Its only by doing, that you really learn. There are different things to learn well for different strategies, but here are some basics.
REALTORS: I remember it was SO scary to me to call realtors off the signs in front of houses I wanted to see. But I made myself do it, and about 10 rejections later I had my dynamic team member! Rejection sucks but just remember every no brings you closer to a yes.
TARGET MARKET: No matter what strategy - you MUST know your target market. This is a great simple first action step! Get in your car - committ to a time frame, take a map and drive every street in one section. Note the pride of ownership, any FSBO's? Any realtor signs? Write down names and cell #s! Any vacant homes? Write down the address! Mark on your map if its a goood area or not. That way when you start finding listings other ways you can look at your map and know if its worth your time and anyone elses. And we all know TIME is of a premium starting out!
NETWORK: Find your local real estate investing group and GO. I didnt at first, and now I realize how valuable they are. You can find other investors at all stages of success, buyers and sellers, bankers, etc. Well worth your time. And get some business cards at Staples or Vista Print. Its important to get your name, number, and what you do out there!!!
WRTIE DOWN YOUR GOALS!!!! This is probably the biggest one. By writing them down, and crossing them off when completed, you keep them in your face! If you dont cross one off on Monday - REWRITE it for Tuesday, and Wednesday, and Thursday...until you finally DO IT! You will find its the ones most outside your comfort zone you have to write over and over from day to day. But if you dont, it will get swept under the rug of your normal busy life, and a week or two later you will find yourself saying "Darn, I never did that". Its the baby step goals EVERY DAY that get you closer and closer to your big goals!!!
LEARN YOUR NUMBERS: No matter what you are doing, you must know how to formulate if something is a great deal, and be able to present that to your buyers/investors. You cant just say "Hey, I found this house and its a great deal want to buy it?" Do your homework. Learn your target market. Get comps. All of this is spelled out in Deans books and many places on this site. So be SMART. Thats the key to success - take the KNOWLEDGE available to you, put it into ACTION and it will equal RESULTS!!!!!

Really Good words...

I'm in the process right now of making deals and keeping the faith and staying motivated. So definately GOOD WORDS Smiling Im actually trying to figure out how to go about a deal I encounted maybe someone can help me.

I seen a deal and contacted the seller....come to find out the seller is an investor like me and already has the property under contract. But I know of an end buyer for the property so how can I go about this so both of us can make a profit?? Would he assign the contract to me then I assign again to end buyer confused? =\

Newbie trying to get my first deal and foot in the door and any help would be appreciated.

Thanks for posting, and glad to be of help to you! AB Freight did a great job with my stuff, even stored it a whole month when my closing got delayed for only $174.00!! So if you need to move stuff far and the pods arent an option I would definitely suggest them.
