I can tell you I was very nervous calling back the people who were responding to my craigs list ads. At first I didn't know what to say, especially since I didn't even have a property. Some thoughts going through my head were: "What if they ask the address?" "What if they ask to see the property?" "What if the person can tell I don't know what I am doing?" - Needless to say, I was very nervous when I started calling these people back. My ads have been up for 3 days now, and I have a great buyers list (15 Eager Cash buyers) built up now. 3 days ago, I didn't know anything or have any buyers - this stuff works!!!!
I thought I would record this call to help give you a script or ideas on what to say or give you and idea of how one of these calls goes. Please feel free to take something from this call and use it yourself and make it your own! Pretty much every call I have made goes this way. Believe it or not, this has been my longest call so far.

Like I said, I didn't know anything about this guy, it was my first time talking with him. You can tell I fumbled a little bit, but just keep going and don't worry about it. The person wont know the difference.

One thing that I use for my craigs list ads is using a phone number attached to Google Voice. This is a great tool for a couple of reasons.
1) You can set up a local number in your area and tie it to your cell phone and/or google account. Google voice allows you to screen the calls and listen to them as the person is talking. It emails you when you get a call, rings your cell phone and sends you alerts on your google accounts.
2) You can record a professional greeting for the voicemail. I always let the call go to voicemail because they can hear my greeting which lets them know I am a Real Estate investment company. That plants the seed that I am an investor and lets the people open up and set a different tone for the call when I call back. This is important, because most of the people that are calling you are cash buyers/investors wanting to talk to you.
3) Google saves all the voicemails left by your buyers and keeps them in a nice "inbox system" that looks very similar to your gmail email account.
You certainly don't have to use this, but its a great way to get people to call you but not have your personal contact information out there all the time. Just a thought

Thanks for all the information posted on this thread. I bought the RBBP late last night from a soccer match of all places. I got started with the 30DQCF today and I'm doing my homework of creating a post!
It is nice to have a blueprint where you can check off all your successes as you move down the line.
Although it is a Sunday, I'll start calling RE offices in my area, I gather RE's work especially on the weekends when buyers have more time to view properties. Can anyone possibly chime in on the best times to call RE offices?
I'm certain Los Angeles and my particular patch of LA will be a fertile ground for cash buyers and deals. I look forward to learning from, sharing with and helping everyone on these forums.

I have a friend who is a realtor, and he often goes in the office on weekends to find new clients that may walk in or call in. With that said, I would recommend calling the RE office on the weekends, or first thing on Monday mornings. You can talk to the receptionist and ask who is their best selling agent that works with investors.

When I first started real estate a year ago I started with wholesaling. I called and met and interviewed quite a few agents. I targeted younger/ newer agents as I figured they wouldn't be as established as some of the other veteran agents. I still got the same questions. Do you have financing? (ALWAYS YES! IF THERE'S A GREAT DEAL THERES ALWAYS FINANCING!) Some wanted to know how many properties I had or had done, at that time zero! It's hard but sometimes we have to fake it till we make it.
finally I met an agent that said he was willing to try whatever. Over the next two weeks he sent out 60 offers. I had him send me the full listings of everything under 50k and everything between 50-100k. With the full listings I was able to determine some motivation from the sellers. I looked for 120+ dom, vacant, estate sale, motivated seller, needs work etc.
After sending out the 60+ offers we got 11 accepted and put 8 on contract.
Here's the bad part. We were only able to do something with 3 of them because we didn't have a buyers list built up. I'm certain that if we had a buyers list we would have been able to assign all of them.
We ended up actually buying the 3 through hard money because they were great deals.
Another tip.. cross referance the properties that you want to put an offer on with your county assessor page. You may be able to find out if the owner is a veteran/retired, from another state/motivated, in a trust/estate sale or other possibilities.

Your return phone call to the investor that replied to the craigslist ad that you posted on Youtube was great! You handled that like a seasoned professional and I couldn't tell that you were nervous at all! I don't know if I would have been able to come up with some of those answers on the fly like that...but now I know what I can say if those types of questions do arise.
Thank you for sharing all your techniques and emotions. You are really helping to take a lot of the fear out of this process. I can already see you sitting next to Dean at the next Edge summit event !
Just got through skimming Page 3 of the QCF and MAN there is a LOT of info! Not sure what the next 2 pages hold but this page is all steak and potatoes! Stuff like how to evaluate comps, calculate what a property is worth, calculating cost per square foot, and proposing an offer off the calculated info.
Wow...looks like we've got our work cut out for us during these next 5 days! Still going to work on building my buyer's list first and foremost. We are encouraged to log our time to see what we could take off our plate should we feel we are too busy for this...hmm...sounds like a warning huh?!? lol...

I have been reading the thread from the beginning and the information is great. I didn't get the RBBP but the information from the 30 Days Quick Cash Formula seems to be the most exciting part of the Blueprint...and that was a bonus.
I watched the live broadcast on both days for as long as I could (couple of hours each time) and the motivation and informtation from Dean, the guests and successful students is wht makes this site a cut above the rest - and I haven't been to any other sites. It is wonderful that this infomation is being shared.
Alex, Michelle and others have all had great nuggets of information that is extremely helpful. It's good we look out for each other.

I just called 5 Remax and 2 KW offices and they were all closed. many close by 5 or 6 pm on a Sunday and a few are only open M-F. Just wanted to let everyone know in case that could save them some time in the future. I look forward to making calls right when they open tomorrow morning though (usually 9am by the way)!

As far as bandit signs, I've bought literally thousands from "Fellers". It's the absolute cheapest I've found... and they sell the wire stands too.

Just be diligent with your Realtor search. Most won't "get it" at first, but when you find one that does, you'll love him/her. It may feel like a hard search, but it'll pay off the 1st time you cash a check.
You will eventually have to explain exactly what you're doing, (if you're assigning at least) but wait until you're ready to get one closed and everything's lined up. Some Realtors will get all nervous when they see you're assigning it, but as long as you close, they'll bend over backwards to help you do it again. (someone like us buying multiple properties is like winning the lottery to a Realtor who normally sells one house to someone and never sees them again)
If you know you'll be assigning it, at some point (NOT the 1st couple of calls, after you've started a relationship!)very casually mention "I may close in my name, or my money guy, or one of my companies, or I may even bring a partner in and close in his name, I dunno"... then change the subject. If he then questions the assignment at some point later, say "remember I told you I might close in my partners name? That's what we decided to do".
However, if you're doing a double closing then it doesn't matter, because you're closing in your name... they don't care at all what you do after you buy.
One reason the "older" (not age, experience) Realtors get skeptical is they've been approached many times by n00bie investors who signed contracts, said they were cash buyers etc., then never closed on anything.
Someone posted above to spend a high % of your time building the buyers list... this is SO critical, because you NEED to be able to close after you get the deal tied up or you'll sour your relationship with the Realtor. They'll bust their hump to find you deals in this market, but they won't stick around long if you back out of deals. You worked hard to find them, make sure you can follow through. They'll handle one or two falling through (maybe) but you'll lose them if you don't close.
Also, make sure they're not finding you HUD homes, you won't be able to dbl close or assign those. (we do those, but we use a whole different process that's pretty advanced)
Just be persistent, and keep your eyes open for properties FSBO... they are so much easier than working with a Realtor in some ways. You'll do more work, (contracts, etc) but not have to worry about sifting through dozens of Realtors to find 1-2 that want to work with you.

Hello All!! I'm new here and following Deans Blue Print with a post here so as to follow the step's. I'm sure I'll be back to share and ask questions as they arise. I'm looking to create some fast deals.

Be careful with bandit signs. They are not legal in some cities. I just got a message on the answer machine that if I don't take them out, I will need to pay $400.0 for each one they take.
An advise: make sure you put them during Friday and take them out on Sundays. This will help.

OMG! What great action, really! I went thru all 6 pages and watched the whole webinar yesterday, but haven't posted or called anything. You guys are ALL awesome digging in so fast. Yes, be careful and it does help to put them out at 6pm on Fridays and take them down Sunday night.... Bandit, Bootleg or Directional signs are let's just say "frowned upon" in most jurisdictions, but most do allow some "weekend directionals". I'm not giving legal advise, here, but I am a Sign Contractor in NV and was previously in CA, and just remember:
- everybody does it..... there are tons of these signs out everyday in most bigger cities, so...
- don't use your regular office or cell number on these signs, listen to the RBBP course, the DG Members and the Edge 2011 DVD's and use Magic Jack (or even Google Voice, per awaterloo, here on this thread)for the phone number on bandit signs, as these numbers will "put a little distance" between you and the city calls. Again, no legal advise here, just a little tip to skirt around the municipal codes. If you are really concerned, there are lots of other avenues online to get your phone ringing. Do what you are comfortable with.
Oh, and someone (sorry I forgot who as I write this) mentioned Fellers as a source for the Coroplast sign blanks and the wire stakes-- yep, they are good. I did not know they sold retail, they are one of my regular wholesale suppliers.

Another tip I learned from something that "bit" me when I was a n00bie...
When you have investors tell you "yes I'm a cash buyer and close fast, please put me on your list and let me know about your deals", here's something else you should ask.
"If I bring you a property and you're interested, will YOU be closing on it personally or sending it out to your list?".
A lot of investors will do what you're doing... they'll contract (tie up) your deal, then try to find a buyer themselves and not tell you. Now you're depending on someone else to find a real buyer, and if they don't, you lose the deal and look bad to your Realtor. (if you used one)
Personally, I don't care if another investor flips my deal... we're closing on one next week that the guy I sold it to is selling it to someone else at the same closing, lol.
BUT...
I WANT TO KNOW ABOUT IT!
If your "buyer" is flipping it, I'd suggest you give him an option instead of a contract, that allows you to continue to market it, and if you find a "real" buyer before he does you can close and get paid.
This allows you to stay in control of your deal and not have your deals tied up by another wholesaler.

In a lot of cases the law states you can't put them on public property, but you CAN put them on private property. (funny how the laws don't pertain to the politicians at election times)
So if that's the restriction, find places on private property that people will let you put them. People's lawns on a corner, in front of storefronts, etc.. Just call and find out the laws...
A great way to build your buyer's list is put on the sign "House for sale, cash buyers only".
If you're trying to track down the owner of a vacant run down house, put a "We buy houses" sign in his front lawn. You'll likely have other sellers call, but you'll usually get a call from the owner pretty fast too. (if they're upset, blame it on the "dang kid I paid to put those up must not have understood, I'm sorry... by the way, is that house for sale?")

You can also place your bandit signs in friends and family's yards (especially the ones that live on busy streets!)-just tell them that you will give them some $cash$ for every deal you get from using their yard. Have the signs professionally made so that they don't look tacky!
You can even place some flowers next to the sign to catch some xtra attention!

Has anybody started to move on to part 3? When you move on to part 3 you'll see how to analyze property and figure out how much to offer.
One thing that I have realized about this part is that when you start analyzing properties and double checking agents work, there is a lot of "opinion" involved. When agents send you the comparable properties and give you opinions on what they think the target properties are worth, you might get a different number from your analysis. THAT'S OKAY!!! Don't worry. If you are $5,000 off from what your REA says, that is fine. Actually that means that you and your REA pretty much agree how much your property is worth. Don't think little gaps between your number and your agent's number are deal breakers.

I had time to make one call during my morning break at work and got in touch with a ReMax REA. He said I sounded like I just went to a seminar and he was asking what price range (I said starter homes) and he said specifically what price range and I said it didn't matter but when pressed said around $100K.
He said I needed to have more specifics on the area I was looking at since the Los Angeles market was so big and he was kind of demeaning but of course was saying it was only in the kindest possible sense he was trying to give me advice. He said he's been to tons of seminars himself and on and was of course trying to pound advice at me.
Well I'll be calling more people when I get a chance during my lunch break. So I'm not discouraged at all and will keep plugging away but wanted to share my first experience.
