$10,000 Assignment Deal !!!

Hey Everyone, some of you already know this, but last week, did an assignment deal, and got paid $10,000.The way it happened is letting everyone know what you do, so this Lady at church told me about this couple at church that were going to sale their house. So I told them I was interested, within about 4 days I saw house, it was a disaster,they actually did not live there, it was free and clear and vacant.So I knew I had something, so I got ahold of another investor, he was interested, so long story short, the house (ARV)IS
around $160,000, I got it under contract for $50,000, and got $10,000 assignment fee. The repairs on house is around $50,000.So he will make alot of money in the end.

How do you find most of your deals for assignment, is it through a agent , word of mouth or driving through. I am trying to find which stategy works best. Also, can you share what contracts you used for this deal. Thank you!

Right now I have about 13 buyers, but really 3-4 are ones I can depend on.I got everyone from REAI Club, after I meet them at meetings a few times ,I went home e-mailed them and asked if I found a great deal would they buy from me.As you can imagine they all said yes.Another thing that has happened a few times is, the buyer would say if I dont want it, Im sure I have a buyer that would, so then you would give the original guy ,(maybe 500-1000) for sending that guy your way,plus now you have another buyer.But be sure and take care of the original buyer.
I believe what Matt Larson does he has alot of buyers, but really only use's a few, Qaulity not Quantity .Thanks for your comment.

THANKS, For your comment, yes it was a win for everyone, the seller got rid of a burden, the buyer from me made out big time, and i am very happy.
This really only took about 5- hrs of my time.Thats a good hourly rate. lol
