I was doing until 5 mins ago...
I had 2 offers out 1 hasnt got back yet the other one the put counter offers in,and I guess they didnt like how low I was asking. So they call my agent and tear in to her,so now my agent called me and said they cant work with me cuz they dont want to hurt their REP..but if the other offer comes back they will work with me until that one is done..So Now I have to find another Agent..Until then I guess I have to work with FSBO and BirdDog..Im a little crushed right now

Don't be crushed

It takes some time for sellers and agents to realize that this market is very different than a couple of years ago.
What may look like a low offer is actually today's fair market value.
Don't stop until you find the right agent.

No they were'nt with Remax or KW they was friends of a friend and they really wanted to do this with me.But thats ok we r still friend plus they just sent me a big list of Expired listings.So I can get in touch with those and see if they r still sell


My first agent did this to me too

I just found a different one and I'm back at the MLS offers again!

Just Got Deans Books, Edge and Cash in 30 Days

Hi,

WOW, Where do I start.

I guess the CASH in 30 days. I am a very slow reader and most likely I will
have to re-read it over. I must admit I'm a bit lost as to what to start first. The book says, I believe, get a list of Buyers first, then find out what they want and look for those type of properties.

I must admit there is a great deal of information to obsorb.

Faster way to a prebuilt buyers list: Call every "We Buy Houses ad, flyer, newspaper ad, CL ad you can find and ask if they are a wholesaler and if they need more deals. The goal of this is to partner with them and use their buyers list to move your deals. I had to do this in my area because the top two people in my area had the market dominated. Why not partner with them and split the profits. If you can't beat em, join em.

Sadly, this is what happens when you make an offer that you do not present based on the numbers of the deal. Just some % off of list for the sake of low balling will get you just what you got.
I think you should have made your offer with an explanation of your numbers. I know for a fact that this is received better by both realtors. The sellers realtor would not have ripped into your realtor had you supplied the explanation of your offer. They would not have accepted it but they would know where you were coming from and would have treated your agent with respect.
Sellers and realtors don't respond well in the REAL world to 50% off list offers for no reason other than thats what I do, take it or leave it. You and everyone else will learn that they leave it 99% of the time and it hurts your relationships!

Back to the point. Tom dont let one whinning agent with no back

bone still your thunder. Sounds like she has a problem with self esteem or she is not in the game to win (or both)! You need a confident agent that is willing to take a little heat and still negotiate toe to toe for you. Especially right now when you are just getting started. Later on you will do it for yourself. BTW: When Jen Gray speaks its like EF Hutton....you need to pay attention. Best of luck brother. I like your attitude.

Tom one more thing, your agent should have asked you

some questions about how you arrived at your offer. Like Michael said in
so many words "dont look stupid". Put serious thought into your offer and provide your proof..pictures, rehab quotes, inspection reports whatever backs up your position. But I cant emphasize enough the importance of your agent pulling everything together...and possibly laying some ground work with the sellers agent prior to the offer.

My agent did tell their agent why I was asking what I asked.And he told her to let me know to just go down the street and get a forclose home for the price I asked..But yet the property I wanted has bee on the MLS for a long time

Sorry to hear of your agent problems but here's a suggestion:
Go to the 30 Day quick cash Forum and look at entry #96. This entry describes how to have the right agent find you instead of the other way around.

HEY! It took my YEARS!!! I repeat YEARS to finally find a great lender/agent!!!
I found so many that just wanted to make a fast buck & didn't care to really help me.Some goses for lenders!! I got lucky that the guy is now a agent & a direct lender.So my point is it's hard to find a good agent!!!

I've been wondering about this myself in our area, especially after meeting with our agent. She told us of one investor she's been working with and how the agents in her office will all do bird dogging for the investors so they can get a commission to pay their own bills.

She said we may more than likely have to get out-of-state buyers to come in and buy local properties because it seemed to her that 'everybody is doing this now,' so she's concerned that our area might already be saturated. But if we build a buyers list of out-of-state buyers, then we may be in a good position to profit by finding properties for them.

This is one of the reasons why we're starting out as bird dogs; I actually like the terms "property finders" and "property locators" better. Smiling

Seems like you got a lot of spunk, unlike your old real estate agent that didn't have much. Sounds like you don't get beat down ealsiy. Great! Success is often just one step past failure. You have what it takes and I admire you for it.
As for the real estate agents: know what you want them to do for you, make sure it is reasonable, and prequalify them so they know what you want. Doesn't always work but helps to weed out the agents that may not work well for you. It's like anything else, sometimes you have to train people how you want them to treat you. Good going!
