OfflineHello everybody, Deal # 1 is done, Deal #2 called tonite and accepted offer, #1 deal was fast and quick, Vacant house, owner called me off the bandit sign, we agreed to $3,000. I went to apt and she signed the contact, I went back to the house and started placing my House For Sale, Owner Financing, Call 555-5555 all over the front of the building, A car pulls up to the curb, to older men start asking questions about the house, I stop what I'm doing and show the house to them, 20 mintunes later we'll in my car signing contact purchase agreements for $4,500., A quick $1,500. for me. And they gave an earsnt deposit, wants to close in 7 days or less.,House needs about 25k worth of rehab ARV 35-40k.It was really rough inside, gang bangers had marked all the walls with there tags etc. But it was a solid old house,2/1, 1867 build date. Deal #2 called back this evening accepted offer, I have another rehab for sale At $15,500. its in a better part of town, again bandit sign caller. Needs total rehab, 25-35K should be worth 65-70k AVR, 2/1 has new wiring snd plumping, needs drywall instalation kitchen,bath room fixture etc, again a handie man special..loks like that goal of three bye the first of the year is possible, Just have to keep getting after it til the checks are in my hands....Action+Knowledge=Success.......

I call that "the old 1-2!" Way to put them out fast, John! At this speed, you could prolly wrap up 5 or 6 by the end of the year. What did you make on the 2nd deal, or is that not known yet? Keep us updated!

Victory is totally yours John! And by the time this year ends, I KNOW you'll have your goal accomplished of at least three deals done. I just hope for myself as well that I at least have my first deal done before the end of this year. Its really good to see all the action you've taken and how persistent you've been with your journal. I've been taking action myself, not only because I have a Real Estate Agent who has agreed to work with me, but also gave me access to the MLS! So since I'm doing the Bird Dogging approach, with all the leads I'm getting I know it won't be long before I capture my first deal under my belt and rejoice with the DG Family!
