Do a Deal with NO effort or risk!!!

I think I needed to hear that message. I seem to think I need to know everything before jumping in.

I know this was one thing that hindered me at first, but then I let go.

Maybe I'll tt start putting out some offers, and just try marketing the property.
Maybe if I bring it, they will come.

I know you guys are seeing the light now that you are out trying and putting properties under contract. It is amazing what you learn and who you meet when you get out in the real world!!

No one can know everything about RE! If they are smart they just ask one of the people they have on their team for an answer when an issue arises. Being able to delegate is the mark of any successful manager or entrepreneur.

What we As REIs DO have to know is accurate ARVs and Rehab/remodeling costs.

I've said no one will ever know 'everything' about RE for years and its TRUE, NO ONE.

I've seen so many ppl try to learn everything instead of getting out and making offers.

BTW- I was going to start a post "Get Rich Quick Now", and ask ppl WHY did you click this??

What I worry about are the people that post on here that think there is only one way to do things. They are arrogant and do more harm than good. Besides only having done just a few low profit deals if any at all!

so true! My word for the new year is BOLD ... I'll print this and read it over and over as I enter into new territory. In fact, I'm working on a deal in Augusta, GA. Any investor rehabbers there from DG?

thank you for saying it as it is... you are absolutely right!! We can sit at the computer and analyze possible deals after deals, or drive around looking for houses, or contacting a great agent to work with, but if no offers are being made, nothing will happen...

I agree you are not a real estate investor unless u make offers. From all the rei books ive been reading that is a reoccuring statement that holds true. I admit I havent made offers yet on properies but i do take action everyday in this business whether trying to build my buyers list to calling the classified ads looking for a good deal. Ill be making my first offer on a property this thursday and from there who knows where this business will take me. Thanks

True and good words, Really. There are the doers and fakers. People can spend 12 hours a day on this site and think that they are investors but, until they get in the trenches and get their noses bloodied, they are fakers only fooling themselves. We have failed more times on so many deals I have lost count. But we learn a lesson and back at it the next day. Great Post Michael...Jan

I wish I had a dollar for every offer that was not accepted or ones that were accepted that something turned out bad on!! I do learn on every one and continue to learn every day! These are things that simply can not be learned without making offers!
