Help 100 People!!

One of my favorite authors is Zig Ziglar and my favorite quote from him is "If you help enough people get what they want, you will get what you want."

I've decided that I need to help more people! I think the best way to help many people is through "Sandwich Lease Options". I can help people who can't sell their house, sell their house to someone who wants to buy a house, but think they can't. It is the one type of deal that I haven't done yet. I first learned about these types of deals as part of my success academy training. I then heard it further explained at the EDGE by Greg Murphy, but at the time is wasn't something that I pursued.

Why "Sandwich Lease Options"?

- They are a WIN / WIN / WIN
- They don't require any money
- There are plenty of potential deals out there
- No one else I know of is doing these in my market

I will post my progress here so you can follow along plus it keep me accountable. If someone wants to volunteer to keep my honest I would love to have someone to walk this journey with.

Here are the 4 stages that I need to get in place to set the foundation for success:

1. Documents
2. Power Team
3. Market For Buyers
4. Market For Sellers

Right now I am in the document stages, get all the documents completed and reviewed by my attorney. I have all the documents drafted, I just need to get them reviewed by my attorney. I just signed up for Legal Shield and need to connect with my attorney to have them reviewed.

I actually have my power team in place: credit repair company, mortgage broker, attorney (I need to get a new realtor in place, but I am not worried about that, I will be contacting a bunch of them and I am sure one of them will be the one).

I have also started down the paths for marketing for buyers & sellers. I am going to try a few methods and see which ones work best in my area.

Well documents are in for review with my attorney & mortgage broker (thanks for your help Karen!).

Today I am going to put my marketing plan together for Tenant Buyers & Sellers. One note about marketing, first you need to do it, otherwise you have no leads, second, have a few different ways of marketing (bandit signs, flyers, ads, internet, etc), third, track your marketing, see what works and make changes as needed.

Congrats on taking the steps

Congrats on taking the steps to start something different Chris! I too would like to re-focus on lease options as I know there is a huge opportunity where I live. This is a great source of passive income while working on other deals. I think my previous problem with LO's was the lack of a plan. I just kind of jumped in. I will keep on eye on the post and Karen's comments to help me along also. Thanks and good luck to you!

Chris to check out your next journal to see what I can learn from this one as well and see if the things you try there will work here will I live or in other places close as well where I have been keeping my eye out. Advertising is one of the main things but it is also a costly one as well but how is some one going to know who you are and what you do if you do not advertise.

Yes, marketing is important. There are a number of ways to do it, so of it is cheap or no cost. I have found direct marketing works well, but can be expensive.

I see it as one of the best opportunities where I am also! And to my knowledge I don't know of anyone doing them, and I don't see any advertising for it either.

01/19/13 Update

Documents are in for review with my attorney. He called me when I was about to get on a plane home from Puerto Rico (yeah I had to fly down to Puerto Rico for two day in January for my JOB....tough, but someone has to do it). He was supposed to call back on Friday, but I never heard from him, hopefully I hear from him on Monday.

I started some marketing for buyers by posting ads on Craigslist, so far I've gotten two calls, I haven't actually spoken to them yet, just exchanged voicemails, but it's a start!

I did have a potential seller contact me on a postcard I had sent out previously. I went to look at the house today and she is open to the idea of a lease option, however, I think she owes more than the house it worth, and she is upgrading the kitchen, which is good, but the house is already upside down, I think she just made it even more upside down. We will have to get real creative to make this one work.

I also sent out 43 letters to Realtors with properties that have been listed for 90 days or more to see if they would entertain a lease option. Keeping my fingers crossed.

Stay in the game, keep moving forward, don't quit = SUCCESS!!!!!!!!

Successful Habits

I forgot to share some information.

I think it was Matt Larson that said "Your first project is YOU". Before we can reach success we need to change first, or as some say "Fake it till you make it."

One thing that I have learned over the years about successful people is that they are disciplined and have good habits.

Some of the things I have implemented over the last few years:

1. I have healthy habits, I watch what I eat, we have been eating mostly organic for the last few years. I think it makes a huge difference, i can't remember the last time I was sick. I also work out for 1/2 hour, 6 times a week.

2. Reading - readers are leaders and leaders are readers. I have been reading a chapter from the Bible every day, in addition I have a "self improvement" book that I read. Currently I am reading Zig Ziglar's "see you at the top".

3. Mobile University - I have a library of CD that I listen to when I drive (I spend a lot of time on the road). Most of them come from Nightengale-Conant. But the library also has a collection that i can take out.

4. Goals - I have written goals, personal, business, & work. I write down my personal goals every night and review all my goals first thing in the morning before I start any work, so they are fresh in my mind.

5. Time Management - I constantly work on improving this. I use a combination of "time blocking" and task management. On "time blocking" i reserve time in my calendar for "production time", "e-mails" and "phone calls". During production time, all calls go to voicemail and I ignore e-mails, unless there is an e-mail I need for a task I working on during this production time. I have two blocks of production time in the morning @ 1-1/2 hours each, I take a small break in between and get up, walk around, get a drink...etc. As for e-mail, probably one of the biggest time wasters, I shut off all e-mail notifications on my computer & phone. During the hour of e-mail time I rapidly go through my e-mails, I answer the ones that i can do in 2 min or less. If it will take longer than that I put it in my "to-do" folder. I delete the ones I don't need. The goals is to empty the inbox. I also block out some time to deal with phone calls. I find I am most productive in the morning so that is when i schedule my production time. I tend to leave the afternoon more flexable. For task management i use remember the milk, i keep list for work & home and prioritize by 3 levels, need to complete today, would like to complete today, or need to complete this week...actually i have a fourth, no priority which is in the future.

6. Gratitude - Every night before I go to bed I write down 5 things that I am grateful for.

I know this is a lot, it has taken me years to get to this level and I am continuously working to improve this. I feel this makes the difference between successful & unsuccessful...as long as I keep at it.
