This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.
Therefore, each day you need to be doing at least one thing to get you closer to that next deal.
So.........What did you do today?

...........How about the rest of the week?
...........How about the rest of the month?
...........How about the rest of the year?
As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.
I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

Today was a difficult day to stay focused but I was able to put together a list of credit unions to start calling on Monday. I also put together a new list of Realtors to call as well. I took my business cards out of the draw and put them in my purse to starting handing them out to everyone. I've decided to make some new business cards because I don't feel they really say what I want but will use them until I get them. I know these are small things but they are big to me.

Small steps can lead to big deals! Keep up the good work. I believe one of the best ways to market your business is through business cards. Keep them in your car and you get better gas mileage
Here is a goal I tell people to try. Each person you meet, give them 3 of your business cards. Hopefully, they keep one card and pass out the other two cards for you. This is a great way to leverage your time.
Each day have a goal to meet at least 5 people. If you average 5 people per day x 3 cards each = 15 cards per day. 15 cards per day passed out x 7 days per week = 105 cards per week which will equal more than 5,000 business cards passed out in a year! Hey Joe! Couple days out from posting so time to catch up with the tasks of the last couple days.
Friday I tried to call back some bandit sign leads but had to leave messages. Phone calls and coordinated meetings for Saturday.
Saturday:
woke up 245am
drove 6hr to market
meet dad at current triplex remodel 845am
drove over to house mentioned in previous post that is under contract and meet agent who opened the house so we could walk thru with contractors for work scope. looks like remodel is more like 8-10k but still a great deal! After walk thru meet insurance agent to discuss new policy and continual policies. Then went to view potential deal from bandit sign lead, pretty bad house but it is zoned R2 so might be able to have the owners carry it and work on getting modular home for second dwelling on property. Need to research cost of moving used modular homes. Then worked on triplex remodel from 2-7 pm before driving back and arriving home at 2am.
Sunday:
Just been reading posts and using the deal analyzer on IE to run some numbers. getting organized for the week by making "to do" list. Sunday is our meeting night where we get organized for the week and make our "to do" lists for RE. Also working to film my sos video to send back.

Friday-negotiated a bank owned property I should know more Monday.

have to go back to my seller to get an extension on closing due to my buyers waiting on the appraisal from the bank today. I called him yesterday and he said he'd like more e.m.d. I told the buyers i'd need them to kick up some more cash. trying to find the next deal for the pipeline.

I didn't get any calls this weekend but like my old baseball coach said "always let the first pitch go by so you can get a feel for it." I didn't get any calls but I took the step to put them out and I didn't expect to hit a home run on the first try. Thanks for the encouragement!

I spent most of the weekend cleaning and repairing little things in my condo to get it appraisal ready. This refi is going to open up a whole new world for me! I'm as excited as the first day I walked into the free seminar!
Today: training, buyers list. Earlier while walking the dogs I met some new connections at a duplex being rehabbed in my neighborhood. Just told them the place was looking good as I was walking by and it sparked a conversation!
Today: The usual work routine, drop cards, business cards and driving for dollars. I am also going to scout out new bandit sign locations.
Tonight: I must write my 2 papers for my graduate program. After that finish touching up my place and preparing a small portfolio to help persuade the appraiser!

Well, it is okay, sometimes we need that day or two to regroup and get back on track. Try to put together a string of days. In sports we often hear about streaks like in baseball a consecutive game hitting streak or a consecutive game winning streak by a team.
Here is my advice to you......What kind of streak can you put together in real estate? How many days in a row can you do what you need to for your real estate business. You can make everyday count if you are doing something.
If you have done something for 3 - 5 - 7 days and then have a bump in the road, it is okay. Make the next streak go longer than 7 days. The next streak go 10 days or longer and the next streak go even longer than your previous streak. Build momentum and you will build your business!!!
See how long of a consecutive day streak that you can put together in 2014. You might just surprise yourself with your progress and where you end up.

I hope you both had a wonderful weekend.
My weekend was not as productive as I wanted it to be but I'm trying to not let it get me down. Unfortunately it takes me out of a groove but today is a new day and I'm starting again and will do better this weekend. Today I watched the weekly wisdom and I started to call some of the credit unions with no results so far. Tomorrow will be a better day.

Worked on goals setting

I was going to take a little break this morning and let my mind relax a little but I've got the fever and just can't stop! One email turned into several and then right back into it! I love my life
This morning: Networking and training. Now time to walk the dogs and see if anything new has popped up in the neighborhood.

Ok well looks like I jinx it! I heard late last night that the seller had change his mind on the addendum (never signed and sent it in) and did not want to take anything less than my original offer. They said they had other offers now that are higher. It was still a good deal so I'm following thru. Sent in all signed docs and had money wired to escrow.
Followed up on bandit sign lead and talked with owner again. Made them offer of 30k. It was a weird scene on Saturday when we looked at the house. The owners cousin had actually passed away in the house next door just before we arrived and an ambulance showed up while we were there. We cut our conversation short and ask that they call sometime this week. So they called today and also asked if we may want to buy their cousins house.
Tonight I will be attending one of the local monthly REI club meetings with Lisa. We get a babysitting, go to dinner and then to the REI meeting once a month together. It is a good way for us to talk about our business, network and have some time away from the kids.

You are so correct about doing at least one thing EVERY DAY. I felt yesterday that I was starting over and lost my momentum from last week. So I will be extra vigilant over the weekends when I am most vulnerable due to obligations. I'm making an obligation to myself to do that one thing. Today I renewed some of my ads and check the classifieds. I also checked out your REO guidelines which was very helpful. That helped me to eliminate some of the credit unions on my list without putting to much time into them. Some were totally wrong. I also just finished watching the LIVE webcast with Dean and Matt.
Thanks for your encouraging words and I really like the suggestions with the business cards. 1 person 3 cards.

Sounds like you hada busy day. Sometimes deals just have a way of working themselves out if we let them. Good job on the bandit signs they really work. You also have a story to go along with the deal that makes it even more interesting how real life plays into every day real estate. I had dreams that the appraiser showed up and I wasn't ready. So I took the day off to focus on my condo to make sure I get the best appraisal that I can. Been up since 5 cleaning, rearranging, touching up paint, getting this place appraisal ready.
I just got a phone call from the appraiser and she will be here Saturday morning. I feel much better knowing it will all be done today and I will have a couple of days just in case I run into any problems.
I haven't been this happy and excited for a long time. I know this isn't technically a deal but it's close and something that I wouldn't have even known about if it wasn't for all of the education that I have received!
