This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.

Therefore, each day you need to be doing at least one thing to get you closer to that next deal.

So.........What did you do today?

As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.

I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

Keeping it moving

It was a very busy day at work but I did manage to look up some properties today on Realtor.com as well as Trulia and FSBO. I found a few possibilities. I also received the postcards I order and will use them over the weekend put in the mailboxes of pre-foreclosures and foreclosure properties listed on protrend.

last couple days I have been interviewing property management companies, following up on duplex offer, attended REI, and followed up with bank for cash of refi which has been taking forever. I really need to look at another bank so I have a couple options on these next couple buy and holds. Missed the livecast but watched the replay. Today I fly north to help out at a RE event thru sunday sharing my story and helping others to believe in themselves and start taking action!

Sounds like you have been busy the past few days. It is always good to use more than one resource to find leads for potential deals. Oh its Friday

Oh its Friday already!!!
Tuesday i had my first meeting with my new assistant. We have started!
Wednesday, We had a meeting with our top investor. He is excited but reserved. I have to prove my self to him. I finalized our strategic plan and started execution,
Thursday worked at my JOB, but managed to make a few calls.
Friday Had great day, good business meeting this AM. We made some financial goals for this year. preparing to close on our commercial refi of 5 properties, 3 MLS offers submitted. got 5 ghost ad call and spoke to 3 of them. All of them sound promising so far. i have my next LO buyer lined for next Thursday.

Got a little sidetracked.

I took the past couple of days to make sure my appraisal went well. One little improvement lead to another and then another. Although I got a little sidetracked, I learned from the experience. I now know that I won't be doing repairs on rehabs myself, it's fun and I'm pretty good for little experience, but the pro's could do it faster and better. I learned how to put together a nice looking proposal, which will help me when advertising my future props. I also learned a lot about my neighborhood, so much that I realized that the amount I am hoping for should be no problem and my condo may appraise even higher. It's awesome to know my first purchase at $65K has gone up $30K in 2 years.

Today I am taking advantage of the weather and I am going out in person to hunt for properties. I am also touring the luxury high rise apartment complex next door that is pre-booking before it opens next month. Rents range from $1600 for 1 bed to $3600 for a 2 bed. I want to see what I am competing with when I turn this condo into a rental and if I purchase more in the building.

I just got back from weekend training today. It was a great experience to see people getting excited to get started and think back to what it was like for me 2 years ago when I got started. Such a life changing decision if we make it that way!

Thank you for the advice about the banks thru yp.com. I found a few small community banks to call and qualify. We sign the final papers for cash out refi tomorrow, finally yes!

A little under the weather

I think I have a touch of the flu today, unless all the work I have been doing the past few weeks is finally catching up, but it's not going to stop me!

I decided rather than calling (my voice is a little rough) any contacts or meeting anyone in person, I thought I would take the time today to work alone and not pass whatever I have on to the next person. I am working on my Asset Protection and doing a little prep for my taxes. I am also making some new bandit signs. The good news is no matter how bad I feel I can always put on the headphones, close my eyes and listen to past conference calls to keep me going!

I renewed my ads on craigslist and I created some new ones. I also have a list of potential sellers from Proptrend that I will be sending a mailing too this week. The open houses I planned to attend did not happen but I'm not discouraged. My big goal this week is to find at least one property to see.

Had 80k in it.
appraised for 105k
rents for $1100
principle interest: 377
taxes: 73
insurance: hazard & flood: 77

Not much else today, just trying to get caught up and prioritize my RE goals:
1.)make offers, follow up on leads (NOW)
2.)finish sos video (by end of weekend)
3,)send out mailers (By Feb 4th)
4.)get insurance and finalize rehab scope for new buy/hold (NOW)
5.) get remodeled triplex rented and cash flowing for refi (Feb 1st)
6.) finalize website & get new business cards (March 1st)

Yikes I gotta get back to work so much to keep getting done. I just gotta keep moving forward one day at a time!

Keeping it moving

Day job beat me up yesterday...really get frustrated sometimes with the way the business is run and look forward to being my own boss quickly. Ok so today is a new day and I will make it great!!

I received verbal agreement from bandit sign lead from a couple weeks ago where the cousin had passed. They said they would accept 30k offer. The 1bed/1bath house is run down but it is zoned R2 for duplex so i feel there is value and cash flow potential. I need to follow up with the city to see potential cost of getting another house on the lot. Not sure about keeping this one but I believe there is value and I could wholesale it to someone. I will meet them feb 1st weekend to sign docs. The elderly brother and sister have to meet with an attorney Thursday since it is still in their father's name.

Following up with contractors and insurance today. Confirmed last night that i get to be part of another RE training this extended weekend, this time in San Diego.

A little disappointed

My appraisal came back yesterday and it was a lot lower than expected. It appraised at nearly $40 less per square foot than the lowest in the building. Even the person handling the mortgage was a little baffled. So today we are going to find out if the appraisal can be challenged and changed. You won't know unless you ask!

Today: a little training this morning, and then driving for $$$, distributing dropcards and business cards. I haven't received any calls from my dropcards yet but it gets my name out there.

I know the frustrations of the day job as well. Anytime I get frustrated with the job, I have been writing it down. Not only to motivate me to put a little more effort into REI, but also to remember the things I didn't like so I don't do the same thing to potential future employees. It sounds like you are having success in RE already, so hang in there and you will be your own boss before you know it! Keep up the good work it's encouraging!!
