This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.

Therefore, each day you need to be doing at least one thing to get you closer to that next deal.

So.........What did you do today?

...........What are you going to do tomorrow?

...........How about the next day?

...........How about the rest of the week?

...........How about the rest of the month?

...........How about the rest of the year?

As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.

I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

So make a post to this journal and lets keep each other accountable for what we do each day! Good luck and I look forward to reading future posts to this thread.

Hey Bob,

I had that happen before and it is unfortunate. I would argue it with the bank and even provide the comps in your area that might support where this appraiser low balled your property. I would ask the bank if they could re-appraise the property with a different appraiser. Sometimes a bank gets these cheaper appraisers but they do not know an area as well or these type of appraisers "want to be a super hero" to the bank and come in really low to be conservative. They should be able to send another appraiser. It may be worth it even if it costs you for another appraisal. Good luck. Make every day count. Believe and Achieve! Smiling - Joe and Stacey

I am actually working with a mortgage company that I found at the Buying Summit and they have been great. They unfortunately don't have any control over who gets sent out to do the appraisal. I will consider doing a second if things don't work out. The appraisal company is looking into it and we have provided them comps of the most recent sales in the building. One comp shows the price at $40/sf higher and the other shows it as being $75/sf higher. Right now I am just waiting to hear what they have to say. Thanks again!

Today: I discovered that I have access to Dean's books on audio. I plan on listening to them all day while I drive around at work.

Tonight: Bandit signs! I am excited! (it must be all of those years of putting out garage sale signs with my Mom as a kid. My mom used to be the Garage sale queen in that small Nebraska town) Smiling

I really like this accountability approach, I am new and trying to educate myself as thoroughly as I can and am putting together the initial things, buyer's list, sellers, finding an agent etc so I can get my first deal. Wow, that is still ahead of me, my first deal - takes my breath away just thinking about it. I'm having to balance this with my 40 hour a week cubical job that I cannot wait to be able to walk away from one day. This my first journal post. I finished reading"Totally Fulfilled " yesterday, am reading "Profit From Real Estate Right Now" for the second time because it has such valuable information. Again, thank you.

I finalized an other Lease option Thursday.I hired an additional employee to take over the duty's of my new investing assistant.
countered on an offer on offer we had made.
Friday-We have an excellent executive meeting. made some focused decisions on moving forward. I made more offers. I was told by one of our investors money is no problem.

1/27 Happy Monday!

RE training was great this weekend! Get to be part of one more tonight in La Jolla.Its rewarding to help inspire and motivate others to get started so they can change their life! Mine has already changed with the small amount of deals I have been able to accomplish and I'm so grateful for everyone here! Lets all keep taking MASSIVE ACTION!!!

Able to get 2 offers in last week a little short but really focused on getting prop management companies lines up. We currently have a triplex almost remodeled, a new SFR to remodel and trying to close on a new duplex this week so that is 6 doors that I need to get rented out to create cash flow...was not planning that way but massive action can get results and so now I'm trying to catch up. Definitely on the edge of my comfort zone and will feel better when I get more tenants but the numbers work to create cash flowing assets. We have narrowed done to 2 prop management companies and will split the doors between them, planning to meet them on saturday for walk thru. Also will check in on contractors currently working on triplex and sfr remodels.

Finalized insurance last week. Must call cpa for advice today along with a couple contractor to start the sfr remodel this week. Almost done with my sos video just have one more part left which i will do on Tuesday.

Ok off to the day job...

I met a cash buyer he wants as much as I can find. but i will have to get busy and I have to proof him.
worked on getting offer prepared to summit tomorrow.

Keeping busy

I've been so caught up in this refi that I have been a little off track. At first I was a little discouraged but then I realized that real estate is what I am going to be doing the rest of my life. I need this refi right now and besides I'm distracted by real estate stuff. Plus I've managed to listen to a book and a half this week at work and will finish the second one before the week is out.

Today I am working on my buyers list. I have a lot of people that are looking for one place but not enough buyers looking for multiple properties. Need to find some landlords to add to it. Also looking into the hot areas, hopefully new buyers will help me determine what areas are looking good right now. At work I am going to finish listening to "Your Town Your Real Estate Profits"

Hey Joe! Just catching up...

Ok was able to meet the property management companies this saturday. Also looks like I have 2 of the 6 doors rented out, yes! Remodel on triplex is a couple weeks from being complete but it is looking awesome! Amazing how a dirty old house that had not been lived in for 20+ yrs can be changed into a really nice place to live! Met the handyman to finalize work and get started today(Monday). Signing docs to close on duplex this week (REO that was remodeled and rent ready). I call it a duplex but it is two separate houses 3/1 and 2/1 on the same lot, is this considerable a duplex?

Its looking like all these will be rent ready for tenants starting March 1st. SFR, duplex, tripex looking foreward to being able to share the final numbers when they are rented.

Ok gotta get to the day job.

But not making as much progress as I'd like. Returned a few calls last week got 2 counters and 1 rejected offer last week closed one deal on Friday i made 3100.00 on the deal. Today still training my assistant.... Picked up 2 more units too!

Been busy

I've been so busy I've forgot to post. I signed papers on my refi this morning. Although it's technically not a deal it does help me complete 4 of my goals for the year already so it's a pretty big deal! I also found out the notary is an investor and we exchanged info for the future.
Now that I am done with this process it's time to shift back to 25/1 and start getting the offers out.

Today: Driving for $$$ and listening to audio.

Tonight: Hunting properties and making new bandit signs.

Need to step it up, month one was successful but I could have done more.
