kinda snowed in today!! I have bandit signs made and ready, spoke to one seller that called on my I Buy ad. And researching properties!

Keep making those bandit signs and when the snow starts to thaw the deals will appear. I like posting ads on snow days and playing catch up on the paperwork. Have a great weekend. Continue to make every day count. Believe and Achieve! - Joe

Alright so here was my AWESOME weekend:

My mom and brother came to visit for the extended weekend. Friday evening went to a movie and ice cream with the family. Saturday morning went to kids trout fishing derby at a local lake with my son and brother. My son and a friend caught 5 rainbow trout, fishing from 6-12. In the afternoon I watched the re-watched the livecast and signed up for masterclass and mastermind session, already had purchased Edge '14 tickets!!! I have a need for speed and want to create more passive income to reach my goal of replacing my current JOB income ASAP. Sunday was another family day just hanging out and talking. I was able to get to the gym, swimming pool and then Sunday evening my brother and I went scuba diving and caught 4 lobster which we ate for dinner tonight! Life is good!!

I realize that I have come so far in the last year and want to make the next jump towards my goals in 2014! From the beginning I had set a goal of 3 years to be able to leave my day JOB due to creating passive income in real estate. Well, Feb 2015 will make 3 years, so I'm focused and disciplined enough to make it happen! Like you say Joe, Believe and Achieve!! I want more time with my family because life is too short and we have to appreciate each and everyday and be grateful!!

I'm down to the last few weeks in my term in school so it always demands a lot from me during this time. But I am still getting things done.

Today I did 2 ghost ads and searched for properties. I didn't see anything worth making an offer on this morning but I will keep searching when I have time throughout the day.

This afternoon: Audio training while driving.

Tonight: New Bandit signs. I think I am going to leave a few out during the week to get some more exposure...sacrifice a few for the team!

Congrats on the purchase of the training. You will have to let me know how the masterclass goes, I'm sure it will be awesome. I am going to try to take that sometime down the road if it is offered again, but right now I still have a 2-day mentor session to do first. I wanted to attend the Edge this year but I just couldn't make it happen. Next year for sure! Instead I am heading back to the Buying Summit in April for a spring/summer pump up!

I like posting ads and catching up on all my online networking during my snowing days. but the snow is gone now. I have 2 more deals in the works, both FSBOs. talked to an investor today. he is really a bird dogger, but I need him too.
I worked with my new assistant today. It was great to be training her. Im am so excited!!! I worked with my personal coach and that was amazing!
We are now certified so I can make HUD offers.

The buying summit is a great event too! Taking my wife and dad on seperate weekends was the best thing I did for our real estate investing. They were able to get educated and learn some of the basics of investing from someone else, instead of me trying to explain it all. Since then we have been able to do 7 deals in the last year. I realized I could not do it alone and I owe the summit event a lot of credit for giving me some more players on my team! So now the sky is the limit! Lets keep pushing and good deals will continue to come our way!

Closed on the duplex on Tuesday. Now gotta to get it rented out! Also went to great REI club meeting on buying mobile home parks. Great speaker and i will be going to his weekend seminar for buying parks. I realized that one park can set me free! Now i just have to get educated on them to minimize my risk and look into options for 1031 exchange for purchase.

Followed up with FSBO (bandit sign) owners and they are still interested in selling to me. This is a 10k ft2 R2 lot with a 1/1 house and room to add another house (I'm thinking a mobile home). Currently have a verbal agreement of 30k but need to meet them next weekend it get it under contract. They are currently transferring prop into their name since their father passed.

Yesterday I re-read 30 days and pinpointed the action items that I haven't completed.

This morning I put a plan into place to complete all of these items I haven't completed. I also walked the neighborhood and looked for new props and rehabs in process.

Today: Driving for $$$, audio training and hunting props on the internet.

Tonight: Bandit signs.

Sounds like you had a great weekend. The great thing about real estate is it allwos you to have a work - life balance. You can get free from the daily grind of a daily job and then you can have the free time you want to do things with family or friends on your schedule on your terms. Almost a week since i posted...I really needed to catch up on some sleep this past weekend. Had been feeling run down. Sometimes you have to realize the signs within yourself and listen to your body. So we postponed our visit to our target market until this weekend. I'll be taking Lisa and my sons to see our houses that we have purchased. They are all finishing about the same time so it is exciting! This will be Lisa's first visit since Thanksgiving and i can't wait for her to see the old triplex (1894 is OLD for CA) we bought that has been fixed up and is now rent ready! Also set up a few FSBO viewing leads from my bandit signs, so maybe another deal is around the corner...

Attended new REI club in Oceanside last night. Everyone here in SD talks about Riverside County as a hot spot for deals so I may need to get up to that area and start checking it out for wholesale deals and flips. I made a few good contacts while networking last night so I'm excited to learn more from them as they are doing local SD deals.

It is always good to recharge the batteries as you need to. Often, the real estate market is like a marathon race but we always need to go at a pace. Good thought on joinign another REI club. I have heard good things about the Oceanside area during my visits to San Diego. It is always a great idea to expand the network. This is one of those marketing ideas that I MUST act on but keep forgetting about. I just made a note to order some later today!

Wrote out some mailers for our first mailing campaign. I'm excited to see what kind or response we get. Made some call to my handyman to check on the remodel and schedule the carpet installation. Emailed my REA to run some comps for me for the fsbos that I'm looking at this weekend.

Thanks for the info! I have been looking into that too. I am going to have a decal made for the back window and I am ordering car magnets. The sun shade was a thought to get my info in larger print when the car is parked. Plus I thought maybe I can pass a few out to friends and co-workers to turn their cars into ads.

What a bad day at the day job...my boss truly is a tyrant. he consistently procrastinates and puts things off and then expects everyone to jump when he is ready to work on something (usually at the end of the day just to make every who is salary stay later!)Today I was planning on leaving after 8 hrs instead of 9 or 10 so that i could help coach my sons baseball team and then watch his soccer game. I was told i should have asked him if I could coach my son's team and that mangers should always work more than 8hrs. Also he said i should really think about if I wanted to work there or not...i wanted more than ever to tell him that i did not and then pack my stuff and walk away but that day is not here...YET!

Ok just needed to vent a little and i must continue to practice gratitude and appreciate what i have...

so I went to vista prints and made some custom bandit sign car magnets but I could not figure out how to make the background yellow. Planning to call the number on the website for some advice on how to make it happen. Got my comps from my agent today and discussed final scope with contractor to finish the triplex. Carpet went in on triplex and SFR today.

Ok tomorrow's a new day and will be amazing!

Still trying to get deal flow going seems hard right now.I got a counter on a HUD home countering back tonight. I made a great contact with a broker that has a cash buyer, also may have found a broker to work with me.

ok got my car magnets figured out. had to call in for them to make the back ground yellow but now I have a template I can work with and change the number as needed in the future.

Getting into the day job early so I can put in my time before i pick up Tony and meet with Joe later today. Ok gotta go to work.

Its a great day because I will make it that way!

It is finals week in my Master's Program, so RE will take a little bit of a backseat until I am done. This is a lot harder said than done, I can't just shut off the RE side of me anymore

Today I will continue to listen to audio and drive for $$$ while at work. If I can squeeze anything else in I will but until all of my assignments are done for my classes this week that is my main focus. The faster I finish those the sooner I can focus completely back to RE.

Time to get busy!!
