This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.
Therefore, each day you need to be doing at least one thing to get you closer to that next deal.
So.........What did you do today?

...........How about the next day?
...........How about the rest of the week?
...........How about the rest of the month?
...........How about the rest of the year?
As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.
I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

I'm setting up meeting with small community bank for cash refi and placing my website order on fiverr. I've been going back and forth on website and i feel I just need to get one to look professional to potential CA cash buyers for PM and then can tweak it later if needed.

Thanks for posting this forum topic. I will use this to keep myself accountable.
Today, I contacted another DG'er as they were looking to partner/mentor someone in my state of residence. This might help me towards getting my first deal done, which is my primary focus right now.
Also, do you happen to know of any good forum links where they describe the calculations for determining how much we should pay for a property. I didn't fully understand the breakdown in Dean's book. Thanks.

What you pay for a property will depend on your exit strategy.
Here are a few calculations. If you are going to do:
Assignment Calculation:
ARV (After Repaired Value)
Percentage of ARV your Buyer will pay
Subtract Repairs
Subtract your Profit
= Maximum Allowable offer
Double Close Calculation:
ARV (After Repaired Value)
Percentage of ARV your Buyer will pay
Subtract Repairs
Subtract your Profit
Subtract Cost of Transactional Lending
Subtract Closing Costs
= Maximum Allowable offer
