Make Every Day Count!!!!

This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.

Therefore, each day you need to be doing at least one thing to get you closer to that next deal.

So.........What did you do today?

...........What are you going to do tomorrow?

...........How about the next day?

...........How about the rest of the week?

...........How about the rest of the month?

...........How about the rest of the year?

As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.

I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

So make a post to this journal and lets keep each other accountable for what we do each day! Good luck and I look forward to reading future posts to this thread.

Today I worked on putting steps in place ramp up my investing business.
Tied up loose ends with a owner of a 24unit complex,
Met with my property manager to give her direction.

Tomorrow; I will get some docs sign for my next retail deal, 2 more units for my PM company Smiling
Work on smart goals for 1 hour
Thursday ; I will meet with my whole team. motivational speech coming LOL!
Friday; continue working on system for marketing and deal flow

Next week; we implement my plan Smiling

Today I made a great connection with a local commercial mortgage company that specializes in the 4-plex. I also started a cash-out refi on my personal condo to eliminate debt and so I have a little financial backing for the business.

I drive for a living and I will use this time to listen to past conference calls, driving for $$$ (much better when someone else is paying for gas) and place my $100 drop cards in parking lots throughout the Denver area. I will also distribute my business card to any potential leads that I deliver to. (I actually delivered to a so-called Guru yesterday)

Tonight I will make my bandit signs and get them ready to put out over the weekend. I will also create some new flyers to place out in new locations.

Tomorrow back to the buyers list, ghost ads and calling for rent signs, if I can squeeze it in I will attend tomorrow's auction.

great to be in on the beginning of a thread. today i'm calling and emailing people that have responded to ads I've posted. what i'm doing different is i'm doing this TODAY!!! instead of telling myself i'll call in a little bit i'm calling as soon as I get them. my big thing is doing NOW what needs to be done. no more procrastination for me. i'm sick of not being where I want to be and the blame is staring me in the mirror.
on a lighter note, are they coming up with new things to give you more badges? lol

I also designed my postcards on Vistaprint to send to prospective sellers and I opened an account at auction.com.

-called and qualified 2 more contractors/handymen
-set up meetings for saturday on triplex remodel for insurance and contractor
-submitted addendum for price reduction on sfr under contract due to property line encroachment by neighbor in case of prescriptive easement.
-submitted final offer for reo duplex

Started with video training this morning for an hour like everyday. Next hour is buyers list, ghost ads, for rent calls, etc...

Today I will continue my daily routine while at work. It sure makes my job better knowing I can use it to the advantage of my business.

Tonight respond to all ghost ads, Finish up my bandit signs, and look into my notes to see if I can do something extra! Always need just one more thing!!

I so believe this

I am writing down each day and what I do in it, so that I can see exactly what I did accomplish. Today I watched some training videos and went through houses on the commissioner of land sales site. I also tweaked my website. I also wrote out ads for my bandit signs. I did some other things, but cannot remember them all without looking at my notes right now.

I'm working on not getting overwhelmed and just focusing on one thing at a time.

1/8/14:

So today I had my offer with addendum accepted for the SFR!! This was truly a motivated seller! I don't want to jinx it yet but I'm excited and it shows again that it never hurts to ask!!!

Ok so at Thanksgiving we looked at this house 3/2 1800+ ft2 listed for 125k, before Christmas it dropped to 115k, then to 99k, so I made an offer for 77,300 and they accepted MLS 25-1 strategy in CA!! Then when my dad and I were doing the inspection we noticed that the back side of the house was not accessible unless you went on the neighbors property and it appears the neighbor was encroaching on the property because there was not the proper setback. I asked the seller to verify but they knew nothing and the sellers agent made no effort. So I told my agent to see if she could speak with the neighbor and verify what he knew. She knocked on the door and he told her that he had an old agreement with the last owners that they can come onto his property to access the side for painting etc and that there was a small setback for about 2ft. Knowing this and feeling like the sellers and their agent did nothing I had my agent submit an addendum for an offer of 69,000 due to the sellers uncertainty of the neighbors encroachment. Well today they accepted and we will close in a week or 10 days.

This will be a buy and hold using OPM (none of my money)with a cash out refi where cash flow and any future profits will be split 50/50 but here's the basic projected numbers:
Purchase price = 69k + closing costs
Bonus to my investor friendly agent = 1k
repairs; paint/carpet/lite touch = 5k (doing walk thru for bids on Saturday)
rental income = $950
ARV = 119k

snooze button almost got me!

My work schedule and workouts finally caught up to me. I almost hit the snooze this morning but my pups jumped on me to remind me that one of the reasons I am working so hard is so they can have a backyard to roam without a leash and not have to be crammed in this studio condo anymore! Never hurts to have someone push you a little even if it is an animal.

Today: 1hour of training followed by an hour of searching for properties. Then returning emails and phone calls. Follow up on my cashout refi.
Tonight: Bandit signs for the first time! I'm excited!

Tomorrow: Lunch with a business partner
