This journal is to help you and to help inspire others. I believe we all want to be successful in real estate and if we FOCUS it can help us FIND Deals.
Therefore, each day you need to be doing at least one thing to get you closer to that next deal.
So.........What did you do today?

As the television character Lt. Columbo always said..."Just one more thing!" That is what you should be focusing on each day with real estate. What is just one thing you can do each day to help you get closer to that next deal.
I created this Journal to help you be accountable to post the ONE thing a day that you are doing to get closer to that next deal. Be accountable to yourself and be accountable to others. We can all learn and inspire other each day.

I couldn't' access the site the past 2 days for some reason.
It's been a busy week! I changed up my contingency clause from 10 to 14 days. I know that I missed one deal because I needed an extra day or two! Bandit signs are out and I am making a few more tonight to either place out tonight or early tomorrow morning. Ghost ads and calling for rent signs for buyers. I have noticed a lot of different bandit signs out and I am going to start calling them to add to my network!
Today: Audio and driving for $$$ and taking down any number that I see on bandit signs.
Tomorrow: I am going to tour a few homes (it's been a while and it always adds some motivation) and I am going to spend the day finding props on the internet.
I have a new project I am looking into. It's a very large commercial building in my neighborhood. It would make a great hotel, apartments or condos and has restaurant/retail space on the ground level. It has been empty for over a year now and it's a beautiful building that shouldn't be wasted. Rumor is that it had structural issues and the owner spent all the money to fix it and when they reopened it they couldn't fill it and it broke them. Unfortunately I am having trouble getting the info needed to contact the right people and the people I have tried to contact won't respond. But anyway that is my little side project.
I think the nice weather just makes me motivated!

Today I am doing something a little different. The past few weeks I have heard radio ad after radio ad with new RE groups coming through town. I have signed up for a few thinking maybe I would attend to see what free stuff they give away. I was talking with my partner last night and she said she is looking in different markets because of the flood of new investors and then it hit me. What is the room going to be filled with? Exactly the type of people I am looking for...INVESTORS! So my mission this morning is to network at the 2 hour seminar and maybe come home with some freebies!
After that today is going to be filled with offers, offers, offers!!

Dan had surgery on his wrist.. I have 2 deals pending now, and 2 assignments in the works. Went and looked and an other one today. It was a runned down hole in a terrible area and way over priced. Looking and raising capital to purchase a multiplex... let one of my staff go.

Keep up the good work and make sure you do all the due diligence necessary with the side project. Contact the local county or city building and code enforcement. They may info to share with you. Sometimes a larger project can quickly turn into a money pit. I have done this first hand espeially with commercial buildings. They often are more costly to do and draw more attention from contractors and city inspectors. Keep making every day count. Believe and Achieve! - Joe

Last week listened in to my first masterclass with Gena and Andrea. Following up on their homework of contacting agent, getting prop list and running numbers.
Trying to work with the property management to get the houses rented that we currently purchased and are remodeled. I feel like they could be marketing better to get them rented faster. I hired them so i didn't have to do the prop management but I feel I'm doing it anyway by the amount that i have to manage them! Still only have 1 door rented out of 6...so a little frustrated.
Made a 4 offers on fsbo last week from bandit signs but still need to make more offers!

Way to go Thom, Joe thx for the inspiration & everyone else. Today I spoke to a buyer about my assignment I have in the works in KC MO, also have a package of 29 hm's in KC that we are double closing in a couple of weeks & talked to a bird dogger of mine here in San Diego.

Really been focusing my time trying to get the places we purchased fixed up and rented. Talked with prop management about some marketing ideas to fill the vacancies.
I have been calling a few agents in the Riverside area to try and find an investor friendly one so I can start implementing the 25-1 strategy and then start putting up bandit signs as I get familiar with the area.
We sent out 100 mailers this last week and half and have received one call so far. We will send out to the same people 2 more times but may try a different letter if more calls do not come in.
Setting up a meeting on Thursday at lunch with a local REI that I meet at REI club in Oceanside a few weeks ago. Planning to discuss local flips he is doing along with buying props out of state.

Got one tenant moved in on Thursday and another is scheduled to move in next weekend, finally getting the triplex to cash flow!
Talked with Joe about purchasing properties in Indiana and finding buyers in California for turn key properties out of state. Excited for opportunity to present to potential buyers!
Had lunch with local REI that I meet at REI club and discussed local and out of state investments. Signed up at local REI club to present one of my deals for the deal profile section of the meeting in a couple weeks. I plan on making flyers and looking for private money and jv partners when I present.
I Signed up for mobile home park seminar next weekend. I see parks as the golden goose for passive income investing. One park (the right park!) could get me to financial freedom and provide long term financial stability for my family.
Asked agent and received list for 25-1 props and comps for my homework for the mastermind class. Going to run the numbers and submit some offers!
Opening day for my son's baseball little league today so we will be having a day at the ballpark, look out snack shack here we come!

I had a busy week last week. I decided to take advantage of the nice weather and get outside for the week instead of focusing on posting on the computer. Spent a good portion driving and walking neighborhoods (it felt good to get out and see the properties).
This past weekend I had a meeting with my partner and we have put a plan into place to hit it hard this year. She has decided that she wants to rehab and with me focusing on wholesaling we are going to team up. I will wholesale them to her and she will do the rehab and we are going to learn from each other and hopefully pump out quite a few this year. This week we are both calling banks and title companies to get everything into place.
This morning I am focused on the wholesale partnership. Making phone calls, getting some new bandit signs out and I am printing multiple flyers to hang in the area. Also making calls to banks and title companies!

Last night I attended my first REI Club meeting. It's hard to do when you work 12-8 but it was so beneficial I am going to find a way to make it happen every month. It has a few local DG'ers in it which makes it nice. I walked out with a few good new buyers and private lenders. It also recharged my real estate batteries! Last night's guest speaker just happened to be someone that sat in front of me at the Buying Summit in November. Small world!

Hi Joe, It been quite week so far.
our HUD house past inspection and now we are wrapping up pm for the financing. first PM guy likes it and is agreeable, but I will check with another person. picked up 3 new units this week, Im making progress with my assistant we put out bandit signs and flyers today and make two offers, got one counter back and I registered for a live auction to purchase a house. still trying to find the right employee. It is really a challenge to find a great employee. Also made an offer on a multi unit!

Wow, not sure how I let a few weeks slide by without posting but here I am and now I'm not sure where to start since so much has happened!
Rentals are filling out as we have filled 3 out of 6 doors. SFR that purchased in Jan just finished rehab and has tenants that want to move in April 1st, no fooling!
Attended Mobile park seminar and was blown away at how much I learned regarding due diligence, cost effective upgrades, remote managing and Purchasing an undervalued park and then creating value for cash flow. I will continue to learn and educate myself so i can buy a park in the next 6-12 months.
I had to postponed my REI presentation at the REI club because i got my days mixed up and so i did not have my PPT ready. Luckily it was not a problem and I will now present at the April meeting in a couple weeks. we ordered new business cards and I will make a marketing flyer.
Started the process with the bank to get the triplex refinanced. I realize I need another bank option and have one in mind that i previously qualified but I just have to miss a day of work in order to go into the bank and present myself. I'll use the tips you gave me Joe when i do this, thanks again!
Met owners from previous FSBO bandit sign lead that i have discussed before. I gave them a signed contract for them to turn into escrow once they get the prop put into their name which should happen in the next 1-2 weeks. Once they turn into title company then i will start marketing it and see what kind of interest is out there. There are a few exit strategies for buy/hold, BFF, wholesale or owner finance it. Its a 2/1 for 30k but is really old and needs about 20k repairs with ARV of 70k. Its zoned r2 so I could also potentially put another house on it and make it a duplex as long term hold. I'll keep following up on this but its nice to know there is no competition, gotta love bandit sign leads they really add to the pipeline!
Been following Gena and Andrea with master class sessions too. Ran numbers on listings and Submitted 7 offers last couple weeks and found bandit sign buyer leads.

Had an accepted offer on one of my 25-1 prop offers on MLS. This was was listed for 125k reduced to 105, then 99, then 89, I offered 70,600, they countered at 85k, i countered at 74,500 and they accepted. ARV is 105k and it needs a light rehab of about 5k. Going to try and wholesale this one within the next week. Gotta get my marketing going on postlets and contact my buyers list. Here we go....
Contacted bank for cash out refi and the process is under way, I need another splash of cash to infuse my business.
This weekend I'll be working on powerpoint presentation and marketing flyer for REI club meeting. Also going to start outlining what I want to get out of the EDGE and mastermind session after the EDGE, need to start visualizing my results and then take action to make it happen!

No is the answer!! I haven't posted in a while because I realized I was getting caught up on the site too much and wasn't getting enough real work done so I stepped out of the office for a bit to get more involved.
Today is my first day back after the Buying Summit and I am physically drained but mentally charged! This morning I am trying out some new wording in my ads as suggested by Bud. I am also taking the time to review my goals and make sure they are on track and then it's buyers, offers, buyers, offers, etc...
A brand new box of Bandit signs showed up and was waiting for me when I got home yesterday, so tonight I will make those up and get them out!!

Oh, in my hands on experience I finally got to rip out a countertop by myself, with my bare hands, in one swift motion like they do on TV! My partner laughed when I said I was going to do it and she stood there shocked when it worked! I, myself, was a little shocked that it was that easy!!

Had to back out of the deal under contract as it was not the best neighborhood and buyers were not interested. That's why there is an inspection period but i don't want to get in the habit of canceling accepted contracts.
I gave powerpoint presentation on Tuesday at the local REI club for Deal profile. Showed one of my buy and holds from a year ago. I want to get my face and name known to bring about more opportunity to try and bring more cash buyers from CA to out of state areas where better returns are located with DG family members.
Lisa and i have been trying to qualify more banks to refi some of our now rented properties. Also been analyzing our balance sheet to maximize how much money we can save a month. Really focusing saving up money and creating more passive income to have a nest egg which will help allow me to leave my day job and focus on RE full time in the next 6-8 months.

You are right, Joe is amazing. I don't know how he has time to do it all. Of course, I would imagine that it will be a lot easier when we finally eliminate all of the hours that we put in working for someone else. I love reading your story! Your land deals have got me thinking outside the box again. I'm pulling for you to get out of your job and go full time so I can hear even more awesome stories and it will keep pushing me because I have set up my plan to be out of my job by the end July of 2015. I've got some serious work to do but I am always best when it's crunch time!

It's been a while since I posted last. I have been unbelievably busy! The Denver market has become extremely competitive over the last year and prices have been rising steadily. I realized that earnest money is slowly getting out of my range and I had to do something different. I am still working the Denver market and haven't given up on the MLS but I am focusing more on finding props outside the MLS with smaller EM. Car ads, bandit signs, word of mouth, calling any and every sign and ad I can find. Whatever I can do to find those private deals.
At the same time I have been setting up my remote power team 500 miles away. I found a market that is just starting to see a little boom and there are a lot of foreclosures in the $40-50K range with ARV's around $90-100K that I can probably pick up around $25-30K. I'm excited because I can do multiple deals there with the same EM that would be used for part of one deal here.

Tomorrow I am going to a REI Club in my area and the day after I am attending a small business expo to connect with others that could become part of my power team.
