Hey DG Fam! It's been over 5 years since I posted to this site (even tho I'm sucking up knowledge everyday I'm on here). Soooo much has happened since my last post I really don't know where to start. Anyways here it goes.
History
Last time I posted I was a broke college kid trying to find my path. I have since been working tirelessly for as many companies who were willing to pay me the pennies they pay everyone else. I worked for a number of retailers up to my last Job at Saks Fifth Ave. in Washington, DC. April of last year I found out that I was going to have my first child, and now my daughter Aubrey, who's the love of my life. I knew I had to change something if I would ever be able to support her and still not have to live paycheck to paycheck. Its ok for me by myself to live like that, but soon I was going to have someone else depending on me. So something had to change! I started to invest a little more time in REI after I found out about her. It was the first time in 5 years that I did so. I did that up until my birthday this past September when I turned 25, and realized that every second I was working that job at Saks that was paying me pennies, was time I was loosing from an industry and profession that was so much more profitable. 4 days after my 25th birthday I left my job w/o telling any one, because I knew they would not understand and only try and convince me not too!
The Deal
So now that I had all my time to Invest in real estate I started to dig in harder. 1 because my daughter was months away, and two I had to make myself believe that I could make a dollar without punching someones clock. So the more I networked the more I learned and started to map out where I could find my deals! All of my networking with buyers, agents, and other wholesalers lead me to the probate court!!! I will put that in caps PROBATE COURT!!!!! I found an executor of an estate who was not related at all to the family just worked for animal control, and helped the decease up until the day she passed. Long story short. I got him under a purchase agreement that was assignable, at 250k. Renovated homes in the neighborhood where selling for upwards of 550k. YES a 300k spread. I knew the bottom of the market was around 300k just because a similar foreclosure sold around that price. I could have found my own buyer, but after locking it up I kinda wanted to relax. lol smh... anyways I let my SUPERSTAR AGENT find a buyer for me. we ended up selling the contract for 290k. and I gave her 25% for finding the buyer for me! I KNOW RIGHT I WAS ESTATIC.
AFTER THE DEAL
So of course I didn't make all the investments I should have and Im paying for it today. That deal closed jan of this year, but I did set myself up with a laptop and just enough working capital to get more leads from the Probate courts and reproduce that same outcome. ITS NOT GOING SO WELL. I moved back to Atlanta which is where my daughter is to be closer to her, and now I'm working with over 300 leads from 3 different county courthouses. I think either something is going wrong with how I'm negotiating or something. I am setting up meeting, building relationships, and finding hot buttons, just haven't been able to reproduce that outcome and its been 4 months now! It could be just as simple as more work and more offers!

Im in the atlanta area now and if there are any investors on here that are interested I am working on a great opportunity in buckhead, but at the same time I just need to get around some fellow investors again. Im dealing with quite a few sellers and a handful of agents. but I need the networking of some like minded investors to bounce some ideas off of and hopefully partner with!

Yea, I'm sure I will do it again soon, I think I wrote that post with a lot of emotions. Another walk-thru and a great conversation with a seller today helped my spirits.

Way to go! Now that you know it works, keep up the good work. Are you doing bandit signs to find buyers and sellers? I think you can join Insider Elite for only $1 right now so give it a try. Way to go on the first deal, $30K thats good!! I would say your on the right track, try looking for a REIC near by and network there. Also try putting out bandit signs in your area to bring in good leads. Good luck

This month we are really focused on getting as many offers out as possible. I was doing some studying online not to long ago and ran across an article that was basically telling you how to measure your wholesale progress. The first thing was
1. How many leads are you getting a month from motivated sellers
2. Out of those leads how many offers are you able to get out
3. and from those offers how many are accepted
So after my first deal me and my best friend since high school started to get as many leads as we could and I have been guiding him step by step in Nashville, TN ( hint to any Nashville Investors). I know it may sound crazy that I'm already trying to duplicate myself after just one deal, but I think one thing to consider whenever reading my post is. I've had all the knowledge to close a deal since college, It took me 5 years to get over one fear. That fear was talking with professionals and them being able to tell I was new to REI. Whats funny is when I finally got over that fear I realized I was already ahead in my thinking in REI than the professionals. I was teaching them things I had known for five years!
Any ways, so we have been gathering leads since Jan, him using bandit signs in Nashville only because 3 out of the 4 probate courts in middle Tennessee, that are in our target areas, don't have phone numbers for the executive of the estates. So the bandit signs will get us enough leads in Nashville until we can invest in more "fishing poles." Which is anything that brings us motivated seller leads. For me here in Atlanta, every courthouse has all the info I need. So now that we are working with enough leads, we need to get more offers out. I think one thing for all us wholesalers to keep in mind is were trying to get homes at wholesale prices. Which is lower than what an investor will pay, so don't be surprised when everyone doesn't accept the price you are willing to pay. Never be afraid to walk away from stubborn sellers either. In order for me and my partners to lock up a deal every month we have to get our wholesale offers in front of as many motivated sellers as possible. Matt talks about it a lot with his 25:1 strategy.

Atlanta- Already this month I've had seven walk-thru, five offers out, and one possible deal. I think one thing I'm weary of when I think of a lot of my offers is, rarely does a seller ever counter my offers. Maybe there is something I can say to encourage a counter, I'm not sure. A little about some of the deals. A probate in Buckhead I feel like I have to walk away from because the agent listing it may have emotional attachments to the property, with it being her father-in-laws who passed last year. So her emotional value in the home is far too great to sale at a wholesale price, and plus it's Buckhead not too many owners there would. I talked briefly with her about the price they had it listed at and could see there wasn't going to be much movement from her. Didn't have to put in a offer. Another probate in Roswell, could have definitely been a great rehab and flip. I felt if I could get it a little less than 170k I could have sold it to an investor for around 180-185, it needs about 15-20k in reno and ARV was around 295. Its not listed which are the kind of deals I love, but the executor promised her nephew the home for 220k which is way to overpriced for it. PASS! I did sign an agreement with a fellow investor to go half on a project in the west end!
JV (Joint Venture)
So Tuesday I was on my way to get some more leads from Dekalb County probate. On the way there I passed through a interesting neighborhood that had brand new 600k homes across the street from a late 50s neighborhood. I passed a for sale by owner, and figured I would get some info on it when I left the courthouse. On the way back I seen someone pulling out of the driveway, I figured it was another investor who saw the same potential I was looking at. As he was pulling out I was pulling in. I got the number from the FSBO sign, and was about to leave when I seen the same car that had left earlier now right behind me. The guy pulled into the next driveway rolled down his window and asked was I an Investor. I smiled happily and said yes. So we exchanged business cards and talked investing in the Atlanta area. He told me of a few deals he was working on and I the same. I told him I had a meeting with a seller in a little bit, which I totally didn't, lol. My teacher taught me that sometimes you have to "Fake it til you make it", lol and I may take that to the extreme sometimes but hey I back it up with work ethic. So me and this other investor set up a time to meet later in the week to look at some deals he was working on. So, long story short, we looked at a property that he was asking 60k for, reno homes were selling well above 170k and the place only needed a good 30k rehab. We talked for a while and I told him to give me a chance to look at the comps when I got home and I would get back in touch with him about it. I really felt like it was something that was more than possible for me to flip if I could come up with the 100k in capital to purchase it and rehab. So when I got home I looked at some comps just to see if the numbers where what he said they were, and his word turned out to be good. Before I could give him a call back the next day he called me in the morning to see if I would be interested in a Joint Venture with him on it. I would only have to come up with 50k for the puchase and rehab now, which I knew from my partners in Nashville and me we could easily get up that capital. So I made a few calls to line it up and was successful. Yesterday we met around 2 to sign of on it, had a 3 hour meeting about investing, life, and family before we even looked at paperwork. He told me he had never met a 25 year old quite like me, which I agreed with lol. We signed off for an initial investment of 25k each, and split the rest of the investment 50/50, and work starts this monday on our FIRST REHAB AND FLIP! Something we planned on begin able to do by the summer! SO WERE AHEAD OF SCHEDULE!
Middle TN
So my best friend has been hard at work for his first deal since last July. He's had a contract signed by a buyer and seller last year that a buyer backed out on him on. He's had quite a few negotiations that didn't work out but we've been able to keep each other encouraged. So last November, we were working with a lady who was ready to move her family into a new home, and we just needed to come up with what could help her do that. Well we were about 30k away from each other, and I told Dominique (my partner) that we had to walk away. Which he hated to do because he knew the neighborhood was a very hot area. About every month in this part of Nashville, a house is being bought for a little less than 130k tore down and a 450k brand new home is taking its place. The great thing about this particular one, was the lady had a lot big enough to put two brand new homes on, but it wasn't a good deal unless the numbers made since. So we walked away but let her know that our offer was still good if anything change. This past week she called because something changed .. she was ready to accept our 260 offer, and she told us of three other owners she knew of that wanted to sell, one that we have since talked to and we definitely feel we will work something out with. So he's busy finding a buyer for this property, and if there are any investors here in Middle TN it would be something great to look at.
Take from this past week.
When your on your path in REI others on that same path will run into you or you into them. Always leave good impressions on people even if you can't work out the price you want at the moment, you never know what may change. Every deal is one call away, or one action step away, and the sooner you make those calls or take that action step, the sooner that next deal will come!!

Calvin, congrats on the birth of ur daughter and ur success so far which I'm sure will continue w.ur momentum and determination. It seems like u have a good thing goin on n multiple markets and w.partnerships. One thing I'd suggest is always leaving an owner w.a litter of intent even if u feel a deal isn't doable. If u make an offer verbally that isn't accepted ask em if u can leave a little written information on ur offer. They'll have u n their heads for a good period just because u were the one they spoke w.on getting their home sold and them a chunk of money then u send them a letter of intent to give em something visual. Even if the offer expires after some time they will still have something to look at and to remind em that, yes, ur serious... Best of luck, young sir, and continue to be an example/role model/outstanding father for ur little one.

i am a beginner and want to be part of a really strong network of people i have done a few guru conferances but decided that dean is still the best . i now just have to get together with people that can help and assist. i can do it determind and broke but have the ability and the go to get this done

So everyone has been commenting and recommending me go to an investors meeting and about Deans Insider. I haven't yet been able to follow through on Deans Insider but I have every intention to do so. His site and knowledge has contributed so much to my success and I know more of it will be needed in the future. However, I did get a chance to make an investors meeting on Monday of this week. BEST THING I HAVE DONE TO NETWORK IN ATLANTA YET. So I am this very outspoken, high energy, dream chasing character. Combining that with a room full of like minded individuals is like setting up Hank Arron with the bases loaded and a hanging curve ball. lol. I definitely knocked it out of the park. Before the meeting even started they asked if anyone would like to introduce themselves if they were new to the group, and who do you think was the first one to grab the microphone? (raises hand lol) of course I grabbed as soon as I could told everyone I am a new wholesaler in the Atlanta area, and I will definitely be finding some deals soon and I was looking for buyers and partners to team up with. I really wasn't expecting to learn much, which is one of those reasons that was my first meeting. That morning of the meeting I actually met with another DG member who is in the Atlanta area Brent. Great guy, definitely knows his territory and we definitely fed off of each others knowledge. He's trying to build up his leads which is one thing I'm finding out that I have an advantage on a lot of other wholesalers with. So I gave him some pointers on how to get more leads and he told me of some pretty big players in his area and what they were doing which helped me a ton. I told him about the meeting I was going to later to see if he would like to join me, he knew about it and he actually knew the speaker. Who was a fellow 25 yr old who's closed 32 deals in 2 years. WOW right. So he told me she was definitely making a lot of moves. What did that tell me? I have a great chance to patner with a pretty active investor. Long story short, because I was so active before the meeting began I was actually introduced to her table before the meeting by another investor who I had just met. She spoke about Creative Finance which I know Dean covered a lot of in BARM, and I definitely to go back and read that chapter. To finish about the meeting, I asked her a couple questions while she was speaking to show I was very interested in what she was doing. THIS MAY HELP SOMEONE HERE. She has this strategy of putting in two offers with potential sellers. One is an ALL CASH offer and the other one is an OWNER FINANCE OFFER. Where if they are stuck on a price that they want she would give them that price but they would finance it. Which I'm still a little ignorant to but I definitely wanted to more about when she was done. We talked for a good 20 minutes after she was done, exchanged business cards. I emailed her the next day, NO RESPONSE. I emailed her again the next day, she emailed back but not really what I needed to know. I called her the next day and apologized for being a persistent pest, but she understood that I was a go getter, we talked about some things I was working on, and she was really interested in what I did at the probate court because she's heard a lot about it but doesn't know how it works. Now I have a big investor in Atlanta ready to partner with me. Put in offers together and learn from each other!!! THANKS FOR TELLING ME TO GO TO AN INVESTOR MEETING GUYS!!
BIG NEWS
My best friend in Nashville is on the verge of closing his first deal!!! and the kicker is, its bigger than my first!! So him and our other friend who's decided to join our movement, company, idea whatever you want to call it. They were both putting out our 150 bandit signs in Nashville. He was actually being smart and thinking a little different like Dean always says and started putting signs in his family members yards who were ok with it. Which most of them were because it was such a small thing to do to support what he was doing. While they were doing this, one of his Aunties told him that her mom was wanting to sell her grandmothers property. Dominique (my best friend) already knew the house she was referring to and knew if they would be reasonable on the price we definitely had something big on our hands. What we are trying to do is focus on hot area. Whether its tear downs and new builds, renos, some people even tell us to follow the wal marts,lol which is not a bad idea. Any ways this family members property is in an area where investors are tearing down and building up. I know I over use this phrase but another long story short, we talked to the auntie yesterday who happen to be near one of the members of the estate. We had just talked to the lawyer, because the family member that owned this property passed six years ago, so we were thinking we would have to take it through probate and the whole nine yards. The lawyer told us that we didn't have to, only thing that has to be done since they was not a will left behind is all the offsprings of deseaced would have to sign off on it. We asked the grandmother if she thought all of them would be willing to do so, she said she can have it done by the weekend. So he's getting a contract signed this weekend to purchase this property from the for 11k more than the tax assessed value which is 26k. So 37k is what he's locking it up at, and we already have two offers one at 95 and one at 105. A POTENTIAL 68K DOLLAR WHOLESALE GUYS!!!!!

Its like music to my ears, Calvin love it, not only did you motivate your friend but in turn you manage to bring a third member on board when the frequency of deals increase it will streamline that much better.... I never heard the term until I got here to Atlanta. But simply it something that gives a detailed rundown of the comps in the area, Average days on Market, and a lot more things that a potential lender or buyer for your wholesales can look at and see what kind of deal it is and what he could possibly do with it. I know you can get good comps from an agent, and maybe figure DOM for yourself. I need a system were I can type in whatever info and just send that one document to all my buyers that would have all the info they would need to analyze the deal. For example, this lady from the meeting wants me to send her what I have for this property that I think me and her can partner on, but the only thing I can really send her are the pics and maybe some addresses of a couple comps. But its not everything she needs to analyze it, and as I partner with more people I want working with me to be a lot easier than any other wholesaler.

Can you just create a template of the basic information your buyers may need to review a deal you have? Because there should be some basic required information here's a draft I would think would work......
But I would word it like this.... And it is tailored to the buyers I think would be interested....
(CAPS) 30%equity ! Or easy $25,000 dollar profit
Property location: County X ( the reason I do not give the actual address you may never know if your buyer on your list will try to go around you. But do mention that if seriously considering to pick this deal, the full address will be given at the signing of the agreement with you)
Here in NYC whenever we were going to post. An address that is not so desirable to the public we would throw off a little " in the 70's " meaning low 70's street even though it may be closer to 78th street the further north you got the less desirable the apt was.
